White House Farm and Annex offer superb bed and breakfast accommodation near Holt in North Norfolk. White House Farm is a stunning 17th century farm house with adjoining barn, which has been integrated into the old house. There is a double and single room in the house. The rooms are furnished with Edwardian antique furniture to match the high timbered ceilings. There is a bathroom attached with a bath, shower and W.C. which is also styled to compliment the age of the house. There is your own private entry to the rooms so you can come and go as you wish. Guests have the use of the conservatory sitting room and in the winter months can sit in the cosy sitting room with a wood burner which is part of the barn.

Had a fantastic overnight stopover at the White House Farm, Holt on 27th May 2022. Mary greeted us on arrival, explained the accommodation and offered tea/coffee with cake! Greatly appreciated after our 3 hour journey from Warwickshire that morning. Mary's husband Tim busying himself in the garden allowed us to look around their magnificent partly meadow garden. Many mature trees surrounded this idyllic setting giving a calming affect with the wind rustling through their leaves. The Annexe accomodation is a self contained combined bedroom (double bed), sitting area (2 armchairs), dining/kitchen fully equipped and separate shower/toilet room. In fact the kitchen is sufficiently equipped to allow it to be used for self catering. The breakfast in the morning was fanstastic lasting us until late on in the day of further travelling. Great location to explore the area, friendly owners able to help with local knowledge and reasonably priced accomodation. Will return for longer stay next time.

We stayed in the annexe, which is situated in the courtyard opposite the main house. After a long journey we were warmly greeted by Mary, who showed us our room. The lights were already on, the curtains drawn and the heaters were on making the room feel instantly cosy. Mary left us to unpack, but told us that when we were ready to cross to the main house where she would serve us tea and home made cake. It was delicious. She told us a little about the area and suggested ideas of places to visit. She then offered to book us a table for a meal at a local pub. It turned out to be a very good recommendation.
The annexe is completely self contained with a bathroom and a fully equipped kitchen. There was even a washing machine. The bed was very comfortable, and breakfast the following morning was delicious with a good choice including home made bread and marmalade.
At the end of a very enjoyable first day we returned around tea time to find that Mary had put the fire on and drawn the curtains in our room, but best of all there was a slice of cake each waiting on the kitchen counter, a lovely surprise.
We couldn't fault our stay and wouldn't hesitate to recommend it to friends and family. Thank you Mary

We stayed at White house farm for one night, and were met by Mary who immediately made us welcome with tea and home made cakes, the accommodation is outstanding, and Mary's attention to detail amazing, we were given lovely rooms with bath/shower facilities and given the use of their sumptuous lounge with minstrel gallery, piano etc. Mary cooks her own bread, cakes and marmalade, and the cooked breakfast is lovely. We've stayed at Hotels and B & B's which were double what she charges, but cannot compare, this B&B is a gem. Thank you to Mary and her little dog Sid. xx If we visit Norfolk again, to stay there would be a must. (very Covid sure)

What strange times we are living in. Covid 19 travel restrictions at last lifted and self-catering open. Where else would we want to go, but back to our beloved Norfolk and a stay at White House Farm. Mary and Tim are able to open the Annexe again because it can be used self-catering. The Annexe is a lovely little suite to stay in across the courtyard from the main house. It is equipped with a small kitchen area, comfy armchairs, dining table and a shower room. Wifi provision is good. Milk is provided in the fridge for your tea or coffee on arrival.

Everything is cleaned with soft furnishings including pillows and mattress protector exchanged for the stay of each guest. We know this happens as they were being removed after we vacated our room while we were chatting prior to our departure. If you use books or DVDs then you are asked to leave them separately in the magazine rack so that they can be removed and left isolated before being returned.

This is a lovely location to enjoy beautiful walks both in the countryside and along the coast. At mid - low tide a walk from Sheringham to West Runton and back is an easy meander you could always walk on further to Cromer and get the bus back to Sheringham. Of course, Fish and Chips or an ice cream is a requirement before the return leg! Foxley woods is a beautiful place to spend time and is well known for its bluebells which were just coming through while we were there. If you want to travel further a visit to see the seals including the pups at Horsey Gap is a good choice. We started counting but stopped after we passed a thousand.

Supermarket shopping for supplies is in Fakenham, Lidl and Tesco’s or a leisurely time exploring the more individual shops in Holt with plenty of coffee stops is fun. Both about 15 minutes. There’s a small Coop with all you need only 5 minutes away at Melton Constable. Of course, if you don’t want to do that you can always just wander locally, read a book, listen to music and pick up your essential supplies from the tiny farm shop a hundred yards away.

Once again a lovely stay. Thank you Mary and Tim.

Once again, we returned to White House Farm. It really is like having a second home in the country near the sea without the responsibility and the ongoing maintenance and expense. You also have the luxury of being able to tailor your accommodation to the size of your family group by opting to stay in the adjacent Coopers house which has 4 bedrooms and accommodation for 8 Adults. For this stay we were in the Annexe of White House Farm which is our favourite place to stay when there is just the two of us.

The Annexe works so well in these times while the Covid 19 Pandemic still challenges our country. Mary and Tim have organisation down to a fine art with all cushions and bed coverings being exchanged and put into quarantine until exchanged back with a change of guest after the appropriate rest period. All cutlery and crockery is removed, dish-washed and returned fresh and clean for the next occupants and the accommodation thoroughly cleaned. If you read a book from the bookcase you are asked to place it into the book rack so that it can be removed and isolated until ready to be returned.

Although breakfast is not served in the farmhouse at the moment your choice of great food having been selected the previous evening is delivered next morning for you to cook your own eggs and eat along with the freshly made bread, local croissants with the special of the day which while we were there was smoked salmon and local roasted Norfolk ham. The lovely thing about the Annexe is that you can chose to eat in during the evening having been tempted by the amazing foods available in the locality or of course, there is also the option of Fish and Chips eaten overlooking the sea followed by an ice cream desert preferably from Ronaldo’s in Sheringham.

The welcome is amazing and includes freshly baked cakes. It feels like coming home to family, we like it so much that this year we will be staying at White House farm or Cooper’s five times! Looking forward next to a family holiday with our grandchildren in Cooper’s House.

Just last month with a very small group of friends on a birding trip, we stayed at White House Farm. It is always a joy to stay with Mary and Tim. From that welcoming
cup of tea and slice of homemade cake on arrival, but repeated daily, hospitality is abundant, and Mary is attentive to any allergies or special requirements. A stay at White House farm is always friendly and relaxed . I thoroughly recommend.

We have just spent 3 nights B+B in the annex close to the main building (10 yards) which was warm and spotless,double bed,kitchen with oven hob fridge anything you need for self-catering ,very warm and cosy place to sleep ,so quiet and relaxing.
What really makes this place special is the owners Mary and Tim,very friendly,honest hosts without being intrusive ,Mary serves tremendous breakfasts using their own eggs and homemade bread and jams/honey.
Mary loves baking and we had tea and Lemon cake on arrival,there was cake left in our accommodation every night when we returned after being out sightseeing.
She even gave us some homemade honey to take home.
The place is in a very quiet location in a village but still very easy access to the towns of Holt, Fakenham,Kings lynn and the wonderful North Norfolk coast
It was such a lovely stay that we booked a weeks stay for October 2020 to make sure no-one else could get there before us.
cannot recommend this place too highly,just see previous reviews.

There are not enough lovely words in the Oxford dictionary to describe how wonderful our stay at White House Farm was with Mary and Tim. We had visited for consecutive years before covid and now intend to start that up again. We are always treated as family as soon as we arrive and you really feel like you’re meeting up with friends rather than talking to accommodation hosts. Mary and Tim go above and beyond for all of their guests and I can guarantee you will never find a better b&b in the whole of Norfolk if not the UK!

We travelled as a family of 4 with two young children (6 and 4) staying in the main house. Mary’s kind and gentle nature made them both feel comfortable and at home as soon as we arrived. Which, in turn, made us have the most relaxing break. We were lucky enough to spend Easter there and both Mary and Tim set up the most lovely egg hunt for the children in their beautiful garden as well as lots of other treats during the weekend.

The tea and cake served on your return after a busy day out adds to the luxury and amazing hospitality offered here. Whether you sit in the comfortable conservatory or the beautiful garden you will feel totally relaxed and easily able to unwind. Breakfast is delicious, always served piping hot with lots of lovely, fresh ingredients. It really sets you up for a day of exploring Norfolk.

I honestly cannot recommend White House Farm enough, I would confidently give it 10 stars if I was able. Our children spoke so fondly of their time with Mary, Tim and Sid the dog on the way home, so much so, we are hoping to book in for a few more visits this year. Thank you so much Mary and Tim, we can’t wait to see you again soon.

We visited Mary and Tim's home last week 🌟 and from the moment we arrived was greeted with homemade cake and tea.
Their home and location is a village which is so interesting and beautiful . The location is in a most rural area of North Norfolk, roads are fun, just like Cornwall,narrow and interesting! As we were not familiar with places to eat etc Mary was so helpful in offering to pre book for us at various eating establishments, just great! The breakfast were perfect too.

Yet another wonderful stay with Mary and Tim. White House Farm has truly become a second home for us over the years. Our two children adore Mary and look forward to our visits just as much as we do. It can be exhausting taking two young children away, but Mary and Tim make the whole experience so relaxing we leave feeling refreshed and rejuvenated. All the meals we had during our stay were fresh, hot and very delicious, nothing was too much trouble. Mary truly goes above and beyond. We feel so thankful we have found this little (well rather big!) gem that we will continue to return to year after year. We know our children have the most amazing memories of visiting here each year. The Easter egg hunts and gifts for them on arrival makes their trip so special. We mustn’t forget a big thank you to Sid too for giving us plenty of cuddles during our visit! Thank you so much Mary and we look forward to seeing you again next year, if not before!

If your room is not en suite, do you have to walk through a public area to get to your bathroom?

We’ve stayed in all rooms at White House. All have their own en-suite bathrooms. The annexe is self contained and can be self catering. The two downstairs rooms in the main house form part of a suite suitable for a couple and another family member with a shared bathroom. They are not let to different guests at the same time and are enclosed within their own door. The adjacent Coopers House is let complete as self catering and has two en-suite rooms and two that share a family bathroom. These are both on the same landing which has a door that can close it off from the rest of the bedrooms.
