The perfect location for some peace and quiet, or to spend a fun weekend with a group of friends or have a family celebration. These charming barn conversions are all self-contained stone cottages full of character and original features. The kitchens are fully equipped and you’ll find fresh linen, towels, wi-fi, washing facilities etc, everything you need for a perfect stay. You’ll have full private access to the cottage and all the shared areas onsite, including; a play-barn for the little ones, a small gym, and an outdoor dining area that is perfect for al fresco summer parties. There is plenty of space to get out and explore nature with a pond and woodland area just 500 yards from the cottages and acres upon acres of green fields and coastal pathways. We live in a truly wonderful community with friendly people and beautiful landscapes and we hope you’ll enjoy it too.

We stayed at Patty's Barn (Swooping Swallow) for 3 weeks whilst on holiday from Australia. As always a little nervous when booking accommodation so far from home, but we needn't had worried. Margaret was extremely flexible working with us when trying to decide room sizes (5 family members) and payment details. Always responsive to emails in a very timely fashion. On arriving at the accommodation, we found the family to be extremely welcoming. A seamless arrival and everything already set up for us. The accommodation is excellent. Very comfortable, warm with central heating and a full kitchen. All utensils, pans, crockery etc. to enable you to cook like home (only downside, if you intend on going on picnics, bring your own tupperware lol). The environment is second to none. So peaceful, beautiful countryside surroundings (plus lots of delightful farm animals and amazing bird watching), fantastic walks and drives locally and even a little further afield. You will need a car at this accommodation. Despite the fact it is quite isolated, it is within easy access to local towns (Garstang) and cities (Lancaster, Preston, Blackpool and Morecambe). Very easy access to the motorway (M6), approx. 15 mins. Availability of local pubs, fish n chip shops etc. Big bonus - The parachuting company next door. So lovely to see the planes each day and the people parachuting from the planes. Do not be put off by what you might think as noise - the planes only take off and land at very reasonable hours (certainly not when you're wanting to sleep). We cannot speak highly enough of this lovely family. Margaret and her daughters are very friendly, very attentive and responsive to your needs. Nothing is too much trouble. Thank you Margaret and family. We will be back.

Had an amazing stay, beautiful rural location with easy access to larger roads for day trips. Clean, modern gorgeous barn with all the amenities we could need. Margaret and family were lovely and friendly with a warm welcome.
We especially loved the games room with things suitable for our 2 year old & ourselves, the air hockey machine is a firm fav. We managed to watch the skydivers land on our walk one morning before heading out too.
We were very happy to stay here during pandemic as clean and well out of the way of hustle and bustle and would love to stay again!

Can’t recommend this place enough… immaculately clean, spacious house. Homely feel with everything you need. On our way home from a week here and loved it! Handy for Blackpool, Preston, Lancaster and other sites. Gorgeous scenery. The kids loved the play barn. I used the gym, and we all loved watching the parachutes take off and land!

Me and my girlfriend stayed here because I was doing a skydive at black knights. As soon as we arrived we picked the keys up off Margaret who was very lovely. She drove us round to the barn and showed us how everything worked! On the booking it said we had to be out by 10am but because there was no one in that day she let us enjoy the barn until we was ready to leave with no extra cost. Defiantly recommend to anyone doing a skydive at black knights or someone who just wants a nice quiet, relaxing get away. :)

We enjoyed a lovely week here as a family group, using it as a base to visit the surrounding areas. The little extras such as biscuits, tea/coffee and milk on arrival for us was a nice touch from Margaret. Towels and toiletries are also supplied. The kids loved the experience of being so close to chickens and the sheep and were fascinated seeing the skydivers (especially their dad who was convinced to take part!). Overall it was a relaxing and enjoyable holiday with lovely accommodation but it was felt the barn was just too rural for us to consider returning for a family holiday.

Perfect location for a getaway on the edge of an estuary. The studio type apartment we rented offered everything we needed to be self sufficient and our hosts provided the perfect level of support if required (which we didn’t although when notified of our delayed arrival we were asked if we needed any milk or coffee etc which was unexpected and a most welcomed gesture from our hosts).

Spotlessly clean presentation of the accommodation which was wonderfully warm and cozy on arrival after a long journey. Very comfortable seating and bed which just added to a pleasurable stay. Full amenities are on offer for washing and cleaning etc, and there are local pubs and restaurants in the area if needed. I would certainly look to return when next in the area.

We booked Patty's Farm Barn for over the Christmas period so all the family could be I one place. Communication was great from the start paid fully upfront. We did originally book the cobblestone barn ( the newly converted barns) however we were asked if we minded being upgraded to stay in Patty's barn cottage which had recently been refurbished. Was a little nervous as the cobblestone cottages looked very nice and there were no recent images of Patty's barn, however we need not worry it's was absolutely beautiful!

The cottage ( number 5) has been refurbished to a very high standard no expensive spared, it was massive 5 bed rooms and 4 bathrooms what more could you ask for! Every little detail was thought of there was nothing missed every utensil going, foil, tea towels, plenty of pots, pans, glasses, cutlery. Nice little touch was tea bags and a small milk on arrival just what you need after a long journey!

Margaret was very accommodating my mother and father in law arrived early just so they could have a look at the fridge/ freezer size ( a must when buying loads of food for christmas) Margaret let them check in earlier than the stayed time.

It was really clean that clean we wanted to treat it like we would our own home. There was a little book that had lots of information about what you can do in the area local eating places and nearest supermarkets. Tv was great had free view and WiFi was available which we all made use of.

The facilities were great there was a play barn for the kids they enjoyed this, however was a little cold & damp but they wore their coats and still had fun. Can expect this is a great hit in the summer. There was also a gym and laundry room.

We went for a few walks through the fields to look at the sheep however it's was very cold so we didn't venture too far! My daughter loved the swings at the back of the cottage.

This is rural so would recommend a car to go out and about we visited the local pub ( Manor inn) less than 5 mins by car very friendly we also visited old holy farm (will review this separately).

Overall we had an amazing Christmas in this beautiful cottage Margaret & Chris have really got it right here, really stuck to think of any negatives.

Lovely accomadation, spotlessly clean , well equipped cottage. Quiet relaxing holiday .Margaret the owner is very kind and helpful and left little extras , milk , tea and coffee. Ideal touring base , lovely walks around the area.

We had the most wonderful stay in October 2020 - Margaret and her lovely family have literally thought of everything! The cottages are warm and cosy, with fresh bedding and towels. The facilities are truly outstanding-a gym, a laundry room, the most instagrammable games room and a wonderful covered outdoor dining space which becomes magical at night with the festive and fairy lights all around.

We have 3 boys and the games room is exceptional- table tennis, pool, air hockey, board games. As soon as they kids got up in the morning they were straight over to play. Margaret was super kind to let us store our bikes in a safe storage area when not in use. We often had a chat with Michelle and her lovely pup and it's so special to hear how they have converted and cared for the buildings over the years.

There is cycling and walking routes direct from the front door. And if you are lucky you'll see a few parachutes and sky divers too. So many local restaurants and ice cream parlours nearby- the choice is endless. Also great hillwalking too to suit all ages and capabilities.

Patty's Barn is a little slice of heaven and we can't wait to return! Thank you so much Margaret and Michelle! xx

We have just had a week up north and stayed at Patty’s Barn. The accommodation was great - spotlessly clean, very comfortable and spacious. It’s quite versatile with stuff for families with young children to. Family own and run the cottages so were on hand to help and advise if anything was needed. Although very rural location it was literally 10 minutes from Lancaster city centre by car. We were easily able to get to other places such as Morecambe and Lytham & St Anne’s as the roads are in good order. If it’s the countryside you’re after, it’s literally outside the front door - lots of beautiful walks and scenery - birds, owls, hares - it’s all going on - including the odd parachutists falling from the sky - amazing😊 All in all would recommend this lovely place for a great outdoors countryside staycation with easy access to other areas.
