A lovely, peaceful setting to relax in. Very hospitable and friendly hosts, who made us, along with our dog, so welcome from the off. We had a gorgeous en suite bedroom, great towels!! Great variety of fresh fruits, yoghurt, cereal and juice, not to mention the lovely cooked breakfast and toast! It’s a good central base for exploring the area and then lovely to come back to. They coped admirably with the current Covid situation, so no worries there. The hosts wore masks and provided antibacterial gel; no manual checkin and payment is by BACS, so no contact needed. Can’t recommend highly enough.

We have just returned home from a really lovely three night stay at Oak Tree Farm where we were made to feel welcomed as soon as we arrived on our first evening.
We cannot praise the hosts John and Julian enough for their friendly and charming manner. We were welcomed with tea and warm cake served in the garden as soon as we arrived. Just what we needed after a long journey.

Our room was amazing, so spacious with a sitting area and large ensuite bathroom with bath and separate shower cubicle. The room was so full of character with exposed ceiling beams, original floorboards and was furnished with period pieces in keeping with the style of the house.

Downstairs, there was a lounge just for guests which was a lovely additional space to sit and relax. I really enjoyed looking at all the old framed photos on the wall in there.

For breakfast, there was fresh orange juice, fruit and yoghurt, along with a variety of cereals to help yourself to. Cooked breakfast was made fresh to order and was one of the best I have ever had. Plus, toast and preserves. A great start to the day.

The breakfast room was a conservatory and it felt like an extention of the garden and you could watch the birds feeding right by the window. So lovely to sit there on a beautiful sunny morning.

The gardens were really well maintained and lots of cottage garden flowers such as Hollyhocks and a lovely buddlea Bush. We had a lovely wander round the gardens one evening and spotted a bee hive and chicken run. So nice to see. It must take such a lot of hard work ad dedication to maintain such lovely grounds.

We would definately recommend Oak Tree Farm to anyone visiting and staying in the area. It's a perfect place to rest and unwind. We will definately return for another stay.

Oak Tree Farm is a beautiful old house, full of character with some lovely Arts & Crafts furniture. There is also an extensive, well-tended, garden and the house is surrounded by countryside with some fantastic views.
The facilities are excellent with en-suite bedrooms, absolutely huge and comfy beds, and a separate living room for guests to use.
The owners, John & Julian, were super welcoming and friendly, offering us tea & cake in the garden on arrival. There is a real attention to detail with fresh milk to complement a good selection of teas & coffees in the bedrooms, and a breakfast table beautifully laid with a different set of antique crockery each day, to complement the delicious food.
A real treat. I would recommend wholeheartedly and would definitely like to return.

We have stayed at this B&B many times and can only describe it as excellent.
The two proprietors of the premises are so polite and friendly that all our stays have been a real pleasure to stay there and we always look forward to our future visits.
The location of the premises is in a wonderful setting surrounded by nature in all directions, the dining area is a sheer delight to see each morning the wild birds feasting at the bird stand close to the window.
The breakfast every morning gives a good choice but the full English breakfast is one of the best we have had anywhere, especially with the local produce including the eggs from the chickens on site.

We live in the busy Thames corridor an extremely busy area and Oak Farm is a welcome quiet peaceful retreat.

Thoroughly recommend.

An old country farmhouse set in a peaceful country location with easy access by car to anywhere in the region.
Our hosts were very pleasant and welcoming. Breakfast had options of cereal, fresh fruit, yoghurt and a very tasty freshly cooked breakfast.
The grounds are grassed, with an adjacent paddock and small orchard.
Our room was spacious and comfortable, a TV with standard Freeview channels (if perhaps a bit small), and a kettle with choices of tea/coffee with fresh milk.
The house is furnished in old traditional cottage style but kept clean by our hosts. Thus if you like modern this is not for you, but conversely it should satisfy those seeking good old British country cottage living. Be warned though the old wooden stairs are very steep and spiral !
We really enjoyed our stay here, very welcoming, clean, comfortable, fresh air, peace, and a fantastic midnight skyscape !
There are many local hostelries serving good food easily within reach by car, although many are closed on Mondays and Tuesdays.
We would stay there again if the occasion arose.

Beautiful bed and breakfast, the best we’ve stayed in. John & Julian are wonderful host, their attention to detail is perfect, the presentation of the breakfast table is very nice, and the views from the breakfast room over the gardens and open land are a great setting. Large bedroom with period furniture just adds to the farmhouse feel, spotlessly clean.
The location is great to explore so much of the surrounding villages, the local pubs have a real sense of community, we will certainly return.

Really lovely B&B. We had stayed for 3 nights and couldn’t have been made to feel more welcome. The en-suite room was very comfortable and we had use of the guest lounge and breakfast conservatory, surrounded by garden and countryside. John and Julian were wonderful hosts from the tea and warmed cake on arrival to a delicious cooked breakfast. Even our little dog was made to feel welcome. Would definitely recommend although being an old property the steep and narrow staircase may be a challenge for less mobile guests.

Lovely rural location, beautiful historic cottage, super friendly hosts, cosy room with good facilities and comfy bed. Wholesome breakfast. Highly recommended. I stayed a couple of nights for an event at a nearby venue for which it was ideally located.

Stayed for just one night in a lovely, clean and quaint room. Bed comfortable - we had a room that was a bit like a suite. Great English breakfast. V friendly owners who leave tea, milk in your room. Nice grounds too. Will be back for a longer stay

Just had a lovely anniversary weekend in Suffolk, staying in the Oak Tree Farm b&b. Received a lovely friendly welcome with tea and homemade cake in the beautiful garden. Nothing was too much trouble and John and Julian were the prefect hosts. The area is lovely for exploring, less than 20 mins to the coast and there's plenty to see and do.
