Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Absolute Nightmare – Avoid at All Costs I would give this hotel zero stars if I could. Upon arrival, we were greeted by a room so filthy it was beyond belief. The furniture was heavily stained, and the wallpaper was peeling off the walls like a scene out of a horror movie. The bathroom was just as bad, not to mention a fan that sounded like a jet engine. The most appalling part was our bedroom window, which offered diners in the restaurant opposite a perfect view into our supposed private space—had we dared to draw back the filthy curtains. After a mere five minutes, we couldn’t stand it any longer and decided to leave. The receptionist’s indifference to our disgust was the cherry on top; she merely shrugged and implied that this was the standard for their "basic" rooms. No apology, no offer of a refund, nothing. We lost £180 and a bit of our sanity. Steer clear of this hotel!

A lovely, calming and relaxing experience. A mini pedicure, plus an eyelash and eye brow tint. Thank you, Polly. I’ll be back again soon.

Love this hotel. Third visit. Staff friendly, food is excellent and I had a lovely swim in the pool followed by a sauna. Our dog was made welcome and it is very thoughtful to have a separate dining area for those with a doggy. Nice garden and country walks from the hotel.

Very pleased with this gem. Stayed in the old house part with very quirky rooms, but delightful. Very affordable. Large rooms with four poster bed which was a novelty. Clean but a little dated with tremendous character. The staff were all amazing from the start when we arrived 2 hours early. Very friendly and helpful. The restaurant was superb. The quality of the food was really good. Delicious meals. A bit on the pricy side but worth it. Good selection of drinks at the bar. Dogs allowed in the bar and parts of the restaurant. 10 minute drive into Rye, so a perfect location. Plenty of parking at the hotel. Nice pool, gym and spa which we never actually used. Lovely place in a lovely setting. Wouldn't hesitate to come back.

Arrived here for a one night stay. Beautiful location. We had a superior double room. The room was spacious and clean. Only downfall was it was above the gym and the sound of a person running on the treadmill at 8am isn’t the most relaxing thing. We ate a meal in the restaurant, we both had 3 courses and they were all outstanding we couldn’t complain at all. All staff were lovely. We had breakfast in our room and that was superb also. We used the pool, jacuzzi and sauna which were all clean and lovely. This is a beautiful little retreat and I would recommend it in a heartbeat just not room 52 above the gym.

Just back from a weekend staying at this hotel. It is a great base to visit the near attractions of Rye and Camber Sands etc. The food in the hotel was excellent and the service throughout was friendly and helpful. There is a pool and jacuzzi which was nice to use, but no space around the pool to sit and relax, which is a shame. The rooms were very clean and had everything you needed but are a little dated. Overall a lovely peaceful weekend stay at this hotel and the staff were all lovely and very attentive.

We had the Sunday Roast beef lunch, which was an excellent choice, and the horseradish sauce is amazing. All the vegetables were cooked and not fashionable raw and tasteless, and the Yorkshire reminded me of the sound mirrors at Dungeness (look it up). Well worth a trip out, oh and leave room for some traditional pudding, you won't be disappointed.

My sister and I had a spa day. It was lovely. The staff were very welcoming, the facilities were clean and fresh and lunch in the bar was perfect. The hotel is in a beautiful setting, close to the lovely town of Rye for a mooch round the shops afterwards. Would highly recommend.

We are here for our Anniversary, first time..won't be the last! We live locally. How did we not come here sooner! The staff, amazing, can't do enough for you. The room is newly refurbished, lovely! Pool and spa, so gorgeous, although we didn't use it this time...we will be back and will go. The Restaurant.....Food choices are tempting, such lovely choices, we had prawn cocktail & Brie, followed by (the best food we've had for ages) a fabulous chicken supreme, and seriously the most delicious Risotto 'we' have ever eaten...WOW! SOOOOO GOOD! we didn't manage to eat our mains, the portions are large, really wanted to eat everything! The whole experience here is totally relaxing...and enjoyable, everything you need from a hotel stay. Perfection.....the guests are are all returners, they love it here, we are joining them as of tonight....becoming regulars! Thanks to everyone at Flackley Ash for making our anniversary very memorable. See you soon.

Beautiful location and views from the room! Staff friendly, the food and service was great! Pool perfect for a leisurely swim. My only complaint is that it went to quickly......two nights next time! Would recommend in a heartbeat, can't wait to come back. Amazing stay. Thank you!
