Lovely bedroom with en suite bathroom, both looking out on to the stream that flows through the idyllic garden (read "park") in a quiet village not far from the coast with wonderful English breakfasts each day - what's not to like?

We are really pleased that we booked a room in Steve and Sandra's home for a week. We explored the towns and attractions around the area, fossil hunting at Pett Level, taking tea at Pashley Manor Gardens, imagining the fighting at Battle Abbey, walking all over Hastings. It is a lovely area with so much to see and do.

A full breakfast meant that we did not have to worry much about lunch, but Steve and Sandra also provided some recommendations for local restaurants which were also gratefully experienced.

we stayed for 2 Nights and what an Amazing place, Sandra and Steve were the perfect hosts. nothing was too much Trouble, the rooms are spotless and the bed was so Comfortable. its in a lovely quiet location the Breakfast was Superb, the best B&B we have ever stayed in without a doubt.

My husband and I stayed for 4 nights in the beautiful Poppy Room with amazing views. The room had masses of storage and was equipped with everything you could possibly need. The bathroom was massive. Having a very comfy guest lounge to relax in was great. Excellent breakfast served in the lovely dining room. Wonderful grounds to sit and relax in if the weather is good. Good parking. Very COVID safe

Sandra's attention to detail was amazing. There were so many special touches that made this delightful B and B stand out from many we have stayed in. Our room was comfortable and we felt relaxed straight away. The bed and pillows were notably comfortable. Breakfast was very enjoyable with choices of local produce. Thank you Steve and Sandra. You do a great job.

When u think of your dream B&B it’s probably in a beautiful setting with extensive grounds …..With an extremely well appointed room , a comfy bed and to top it off a great breakfast served by wonderful hosts..
If that’s the case don’t hesitate to book Stream House..
Its all the above and more.

We stayed at Stream House for 2 wonderful nights. Amazing hosts, stunning house, wonderful breakfast! We had the Poppy room and the bed was huge and so comfortable. Such a relaxing escape from London. Probably the cleanest place we have ever stayed. Thank you very much, The Lauren's :)

Stayed at Stream House for 3 nights, and had a lovely, relaxing break. Spacious, comfortable room, and en suite, excellent breakfasts, beautiful garden and a very warm welcome .Liked the bed so much we've just ordered a similar mattress! Very good location for visiting Rye and Hastings as long as you have transport. All perfect.

This is a delightful B&B set in a lovely old country house amidst acres of beautiful gardens. The B&B is in the village of Fairlight within short driving distance from Rye, beaches (Pett Level beach is 10 minutes drive away) and Hastings. The offer in Fairlight itself is fairly limited but there are a couple of pubs where you could have dinner. There are heaps of things to do in the surrounding area though and you can easily keep yourself entertained for a few days exploring this part of the country.

The B&B has parking spaces on-site.

Our room (Bluebell) was very pretty and well-decorated in an English country-style. The bed was very comfy with quality linen. Great choice of teas in the room as well as coffee, biscuits and a few chocolates - all nice touches.
The ensuite bathroom was also very nicely decorated. Ours had a shower as well as a traditional roll top bath (the other rooms may have different configurations).

The hosts were friendly and we got some welcome cake on arrival, which we enjoyed sitting in the garden.

Breakfast was cereal, fruit and some nice local yoghurts followed by a cooked English breakfast.

Lovely place, comfortable and relaxing - would definitely stay here again.

We stayed at Stream House for a week in May and booked the Poppy room. This is a beautiful house, so well looked after and such attention to detail. Our room was immaculate and we felt very much at home. Thanks to Sandra and Steve for the warm welcome, tips on places to see and for the excellent breakfasts. We can certainly recommend Stream House.

My 29 yr.old Son, Ryan, turned me onto TripAdvisor and I'm pretty sure that is where I first discovered this recommended B & B. It is located just outside Rye, in West Sussex in a small community called 'Fairlight'. It seemed like a long drive from Gatwick to reach this Farmhouse in the country but, heading out the backway, towards Rye only seemed like minutes to Pett Level Beach and our destination at Rye. Beware of the hidden camera's monitoring your speed, an unsuspected surprise all the way out in the Country.
The drive was beautiful and, as always the people are so very nice. If you get lost, stop and ask anyone, and they are always helpful and kind.
Once arriving at the "Stream House" it can only be found by a very small sign at the foot of the drive way ( we drove past it). Sandra, the owner is a kindred soul, who actually lived in New York for a short time in her life before she 'sniffed the tea' , woke-up and made the smart move back to the UK.
Our room ( 1 double- 2 night minimum) was small but, exceptionally clean and the beds were excellent. We shared the bath, right down the hall, but, never competed for it's use with the other guests. Her "Full English" breakfast, served in a beautiful dining room, was a 'tasty treat' and was one of the best during the entire trip. Watch out for the beam extending through the hallway upstairs , as I hit my head (hard) while concentrating on my pocket for the room key... definetly built for the small English folk, not the tall types like me. These folks are very kind and helpful and they know the area quite well. You'll get a 'wake-up call' by the cows mooing in the morning but, it just serves to remind you: You Are Indeed, Staying At A Farm House. I never realized that cow's mooing increases when they are close to being fed. It was funny to hear an occasional moo and then rabid mooing when the feed bucket was brought out. It started my morning off with a chuckle.
RYE is a beautiful City but, at ( a 2 wk.) trips end we chose Winchelsea, a small Village near Rye, as one of our favorite towns in all of England. It give's 'charming' a new definition. I shot 2 rolls of film in this town alone. (hopefully, by writing this it won't be ruined by Tour Buses).
A good pub was a bit of a chore to find but, we chose The Smuggler at Pett Level Beach for value and service. Their version of Fish & Chips was excellent and the service was excellent. I recommend "Stream House" as a very good value...close to Hastings also.

Thanks for the great review. Future travellers please note: Stream House is not strictly speaking a farm house but originally 3 cottages now converted into one house. (Although we are surrounded by farm land -complete with cows and sheep). We are actually located in East Sussex and have one very large en-suite room with an exceptionally large bathroom and one standard English sized double room with separate private bathroom.
