No doubt host will respond that she has had many positive feedback given, and I'm at a loss about those to be honest. We found the place smelled strongly of damp on entering. As we went further into property it became obvious that there were mould/damp patches including in the bedroom carpet. Stayed in a lot of properties on my travels and never seen anything like this. Don't like giving negative feedback but felt strongly that it needed to be said. We took photos of everything, so all comments can be backed up. Level of cleanliness that's unacceptable, no matter what you pay including hanging cobwebs, soiled bedding, dirty fridge, dead spiders on wall and that overpowering smell of damp. Host will no doubt say we left after the first night and asked for a full refund. Too true. We were there for university entrance weekend and it totally added to our stress and our daughter's. Unnecessary. If only they would sort out the damp issue and keep it cleaner, then these negative feedbacks wouldn't be necessary.

We stayed here to do university drop off so great location as only 5 mins away. Very peaceful location and good directions to find accom and very warm welcome. Actual property is spacious with a very roomy hall for clutter. Found main bed rather uncomfortable ( main purpose of a stay to sleep well and we couldn't!) and some of kitchen appliances need replacing like the fridge and hob . This may not bother some guests but we like to self cater. Ample nice China and glasses etc. Lots of hot water but shower blocked so water did not flow away readily. Lots of very polite signs around the place of dos and don'ts which we found a bit landyladyish ! Our main problem was we went with a dog as advertised as dog friendly and there was nowhere " on site" for her convenience breaks which was less than convenient in the middle of the night! Maybe our fault for not checking the fine print before booking and not a problem if you are dog free! So in summary would not return due to uncomfortable bed , inconvenience of dog comfort breaks and price of accom for level of comfort .

Not at all happy with this review. If you have an issue it should be reported to me on the day of arrival, not after departure on Trip Advisor!! We have had thousands of happy guests, we cannot change our mattress to suit each persons requirements , many have loved its comfort. If the shower was blocked, then ask me to fix it. Kitchen appliances are more than suitable for needs. Dog issue….. on all of our advertising it VERY clearly states that there is no outside area to just let a dog out alone. Obviously this was not noted. Had I realized we had an untrained puppy in the Barn I would NOT have taken the booking. That was unacceptable. Within 10 paces walking we have a field and public footpath to attend to a dog. The price we charge is under £95 per night , for 4 guests ! and the dog was free, if you had booked a B&B in Falmouth it would be £50 per person , per night , no facilities and no dog! Our signage helps our many overseas visitors have an easy stay. To conclude the answer is to research more carefully

We have just returned from two wonderful weeks at honey buzzard barn a self catering two bedroomed barn in Falmouth. The owner,s Jan and Leigh were warm and welcoming and happy to share their wealth of local knowledge. The barn was beautiful: rustic and charming, the countryside literally on the doorstep was stunning with some wonderful walks. We took our elderly cocker spaniel Alfie and he too was made very welcome, he made himself well at home in the barn and loved tootling down the country lanes and visiting the local beaches. Honey buzzard barn is well equipped and very comfortable, spacious and light. it is in an ideal location for the beaches, visiting Falmouth and the surrounding areas. St Ives , St Michael's mount, Penzance, Helford, the lizard peninsula and lands end are all within easy driving distance. Leigh is an accomplished artist and many of his lovely sculptures and pictures are around the barn and the courtyard and can also be purchased. We had a really relaxing holiday and will definately be returning in the near future. Lesley and Derek Worcestershire area 12.6.15 to 26.6.15

Excellent base to explore Cornwall! Spent the last 12 days here and couldnt have asked for a better place to stay. Jan and Leigh are friendly and welcoming, the barn is clean and well presented. The kitchen is well equipped (just needed a potatoe masher) and had some refreshments available after our journey. Will definatly be booking the next time we are coming down.

We stayed a week in this lovel, clean, comfortable accommodation. The large open plan lounge/kitchen area was perfect for our Daughter's Wedding morning, with 6 bridesmaids, hair & makeup lady, numerous visitors popping in all morning! Jan & Leigh were friendly and helpful, they even provided especially for us a full length stand alone mirror. The local pub in Maybe is walking distance, we had a couple of really nice home-cooked meals which were very reasonably priced. There are some lovely walks immediately to the side of the property, unfortunately we ran out of time to try them out...next time. Thank you

We were three adults staying in Honey Buzzard Barn. The barn was cosy, warm and comfortable. It is a few minutes drive to Falmouth and Penryn and yet felt like we were out in the countryside, so quiet and leafy - a perfect combination. Jan and Leigh were kind, helpful and informative without being intrusive - again a perfect combination. Couldn't have asked for more really.

We needed a 2 night stay on a Monday and Tuesday for a special family visit to Falmouth and wanted to take our family border collie with us. Most landlords we approached were not flexible with their renting options. Jan, however was more than happy to rent us Honey Buzzard Barn and we could not have asked for a nicer place to stay. The accommodation was very clean and modern with everything we needed for a comfortable stay with a safe walk for the dog just behind the barn. We visit Falmouth at least 3 times a year as our daughter is in university there and I think it is highly likely that we will be staying at Honey Buzzard Barn again soon. Thank you.

We had a fantastic time at Honey Buzzard Barn. The barn was well presented and clean. The local pub in Mabe, The New Inn, fed us well all week with great food and a friendly welcome. Falmouth and the surrounding area is a lovely place to visit. You can smoke in the property if you ask.

Nestled off a quiet country lane once you arrive at HBB all you hear are seagulls and silence.A ten minute drive and you are in the picturesque harbour town of Falmouth, buzzing with its bars, restaurants and shops. You do really need a car so you can travel to the many little hamlets and bays not too far away (Not giving away our discoveries though !). We had a great four days which were so relaxing it seemed we were away much longer. Visit Port Isaac where they film Doc Martin, take the ferry from Falmouth Harbour to St Mawes, travel a little further afield and visit the Eden Project (allow yourself a good few hours for these trips as so much to see). Also lots of opportunities in the nearby vicinity for short walks or long leisurely rambles. Eating out? lots of good restaurants a short drive away but also lots of hidden beachside inns serving excellent food including locally caught fish - seek and you will find and be amazed. HBB itself is equipped with all mod cons but retains a sense of its history of a working barn -.stone walls, beams etc. Light, airy and very clean.If you don't want to go out in the evening and the weather is warm and balmy just sit outside and enjoy the views, the planting and sculptures (by Leigh himself we discovered) . Leigh and Jan (your hosts) are always on hand so no worries if you had a problem (we didn't); They have a wealth of information about Cornwall and can tell you all the best places to visit. We were lucky and had mostly good weather but HBB was home from home if weather had been too bad to venture out. Very highly recommended
