Ten Ocean View is a luxury B&B with breathtaking views of Porthmeor Beach, The Island and across St Ives to Godrevy Lighthouse. Being just a stone's throw from the beach we are ideally placed for a beach break, with St Ives harbour and town only a few minutes' stroll further. We have four beautifully appointed en-suite guest rooms, all designed to ensure a comfortable and relaxing stay. Two of our rooms have spectacular sea views, one of which boasts a spa bath. All our rooms are flooded with the world-renowned St Ives light and elegantly furnished to ensure you enjoy the perfect holiday or short break in Cornwall. There is free parking with three of our rooms.

What an amazing little treasure I found for a short solo trip away to St Ives. As I opened the door to my room I was greeted with a panoramic view of St Ives and the ocean. The room was cool , quiet had everything i needed for my trip. The needs of the guest had been carefully thought out and it had the most comfortable bed I think I’ve ever slept in. You can hear the sea all night long but that just adds to the experience and really helps you to relax. The bathroom has space to move in it and the shower was lovely. In the hallway leading up to the rooms they have spare milk , sugar and wooden forks and spoons .All of which came in handy for me. Once I found the steps at the end of the road that took you down towards the beach it literally took 5 mins to be on the sea front. In fact everywhere I needed to go was within walking distance. The room is ready for a little lick of white paint and because the carpet is cream it has a lot of marks on it but it wasn’t dirty and if they changed it to to an ocean green it would hide those marks and enhance the room. £82.50 per night for a clean, comfortable, ensuite double room with a view over the beach is excellent. There is parking available for 2 of the rooms, including ours, and the host allowed us to keep our car there after check-out time (we stayed in early January, so no other guests). The location of the guesthouse is brilliant, in close proximity to the coastal path, the beach, and the centre of town. We enjoyed our trip and were mesmerised by the view from the 'Zennor' room. It was self check-in and felt like an AirBnb.

Short break in a non sea-view room. Lovely stay, comfortable room, great shower, tasty breakfast. House in good location. Absence of on-site parking wasn’t a major issue for us. Attentive service communicating with the hosts via text message. Things to improve: the tiny in-room fridge was a disappointment - only large enough for two cans, noisy and incapable of chilling anything. Room would have benefitted from a small fold up table rather than having to unpack breakfast straight onto the bed.

We stayed here for a few nights and found it very comfortable. The room was clean and modern but some of the finishing was a little poor. We didn’t have a sea view room so parking was not included, we knew this when we booked but because parking is difficult in St Ives we would probably only re-visit if we booked a sea view room with parking. We did eventually get parked in the nearest car park after circling it several times which after a long drive is tiring and frustrating. Be aware that the nearest long stay is pretty small with a lot of the spaces for permit holders only, it would be worth having the addresses of alternative parking put into your Sat Nav as once in the residential streets it’s difficult to follow directions! The road that Ocean View is on does have space to pull up for off loading which is useful, and it’s not a through road so is very quiet. Although our room was small, the bed was large and comfortable. Bottled water provided was a nice touch and there was a coffee maker and tea and coffee. Covid meant breakfast is served in the room with a choice made the night before, the website shows the choice. Quality was good with fresh milk also provided each day. There is a tiny fridge in the room, not big enough for a bottle of wine but can fit a few cans. Shower was good and the towels are fluffy. Overall would recommend for a stay in St Ives.…

A lovely b&b with an amazing view from our room. We had such a fantastic stay at Ten Ocean View and cannot wait to go back! Amy was very responsive and we had all the information we needed prior to our arrival. Breakfast was delivered every morning around 8:30 and it was fantastic! We would definitely reccomeded to anyone looking to stay in St Ives but not directly in the hustle and bustle- it's around a 10 minute walk to all the bars and restaurants.

My partner and I booked Ten Ocean View for my birthday trip and for a break away from our demanding 9-5 jobs! Firstly, when we arrived, we collected our own key in a completely covid- secure way. We entered the building and walked up the stairs to our bedroom, which was professionally explained on a welcome letter upon arrival. Upon entering our bedroom, we saw balloons, cupcakes, and beautiful birthday cards, personally written and baked from Amy & Toby. Breakfast had to be simplified, meaning that we had to tick our desired breakfast and deliver daily, which worked perfectly. It was always delicious. Because of the COVID-19 restrictions, Amy and Toby did everything they could to make us feel comfortable, including daily texts to ensure we had sufficient toilet roll and coffee sachets etc- and if we didn’t, they would leave them in a charming bucket hanging on the outside of the door, on a hook. We couldn’t recommend Amy & Toby anymore and we would like to thank them both for making our stay so perfect! Xxx…

Amazing B&B with a fantastic view and 5 star service! I highly recommend this place to anyone. I will be definitely coming back to St.Ives and will only stay at this hotel. Also the breakfast was delicious and delivered right to your room.

What a find! Treated myself to a weekend break here, staying in Porthcurno (which also has an added benefit of a parking space right in front of the B&B). Views looking over Porthmeor Beach. I could open the curtain, hop back into bed, and watch the whole go by and waves rolling in. Tasty morning breakfast provided, all fresh and great quality. Amy & Toby providing the perfect friendly and professional service. All instructions clear and easy. Plus additional benefits provided with a later departure and use of the parking bay as noone else was coming in. As I left, I booked again! Can't recommend highly enough.

This B&B did much more than tick all the boxes. It was, of course, very clean, orderly and comfortable. The owners provided a wonderful breakfast which doubled as a guest to guest travel advisory service! The bed was comfortable but it was the view that distinguished the house. Located a short walk from the centre of the very charming village of St Ives, the house is close to the Tate (art museum) and the Barbara Hepworth Studio. The beach spreads out at the bottom of the steep hill (all hills in St Ives are steep). If you are coming by car, arrange on-site parking as the nearest tourist parking is the best part of 1km away. We met only Amy, of Amy and Toby, who arranged our prefect breakfast from a range of choices that was what you could expect of a good cafe. Literally lashings of smoke salmon and scrambled eggs equipped us well for sight seeing. If you are going to St Ives for a summer holiday and want to venture into the sea, bring a wetsuit - the water was far too cold for Australians, even though the air temperature was above the mid 20s Celcius.…

Amy & Toby made us very welcome, , the bedroom was lovely, and bed comfy. The breakfasts were amazing and looked forward to them.. They were very helpful and friendly and checking in was so easy.It was within walking distance of beaches and town.
