Ten Ocean View is a luxury B&B with breathtaking views of Porthmeor Beach, The Island and across St Ives to Godrevy Lighthouse. Being just a stone's throw from the beach we are ideally placed for a beach break, with St Ives harbour and town only a few minutes' stroll further. We have four beautifully appointed en-suite guest rooms, all designed to ensure a comfortable and relaxing stay. Two of our rooms have spectacular sea views, one of which boasts a spa bath. All our rooms are flooded with the world-renowned St Ives light and elegantly furnished to ensure you enjoy the perfect holiday or short break in Cornwall. £82.50 per night for a clean, comfortable, ensuite double room with a view over the beach is excellent. There is parking available for 2 of the rooms, including ours, and the host allowed us to keep our car there after check-out time (we stayed in early January, so no other guests). The location of the guesthouse is brilliant, in close proximity to the coastal path, the beach, and the centre of town. We enjoyed our trip and were mesmerised by the view from the 'Zennor' room. It was self check-in and felt like an AirBnb.

What an amazing little treasure I found for a short solo trip away to St Ives. As I opened the door to my room I was greeted with a panoramic view of St Ives and the ocean. The room was cool , quiet had everything i needed for my trip. The needs of the guest had been carefully thought out and it had the most comfortable bed I think I’ve ever slept in. You can hear the sea all night long but that just adds to the experience and really helps you to relax. The bathroom has space to move in it and the shower was lovely. In the hallway leading up to the rooms they have spare milk , sugar and wooden forks and spoons .All of which came in handy for me. Once I found the steps at the end of the road that took you down towards the beach it literally took 5 mins to be on the sea front. In fact everywhere I needed to go was within walking distance. The room is ready for a little lick of white paint and because the carpet is cream it has a lot of marks on it but it wasn’t dirty and if they changed it to to an ocean green it would hide those marks and enhance the room. I would definitely pay those rates to stay at Ten ocean view again. I loved it.

We stayed here for a few nights and found it very comfortable. The room was clean and modern but some of the finishing was a little poor. We didn’t have a sea view room so parking was not included, we knew this when we booked but because parking is difficult in St Ives we would probably only re-visit if we booked a sea view room with parking. We did eventually get parked in the nearest car park after circling it several times which after a long drive is tiring and frustrating. Be aware that the nearest long stay is pretty small with a lot of the spaces for permit holders only, it would be worth having the addresses of alternative parking put into your Sat Nav as once in the residential streets it’s difficult to follow directions! The road that Ocean View is on does have space to pull up for off loading which is useful, and it’s not a through road so is very quiet.
Although our room was small, the bed was large and comfortable. Bottled water provided was a nice touch and there was a coffee maker and tea and coffee. Covid meant breakfast is served in the room with a choice made the night before, the website shows the choice. Quality was good with fresh milk also provided each day. There is a tiny fridge in the room, not big enough for a bottle of wine but can fit a few cans. Shower was good and the towels are fluffy. Overall would recommend for a stay in St Ives.

A lovely b&b with an amazing view from our room. We had such a fantastic stay at Ten Ocean View and cannot wait to go back! Amy was very responsive and we had all the information we needed prior to our arrival. Breakfast was delivered every morning around 8:30 and it was fantastic! We would definitely reccomeded to anyone looking to stay in St Ives but not directly in the hustle and bustle- it's around a 10 minute walk to all the bars and restaurants.

Amazing B&B with a fantastic view and 5 star service! I highly recommend this place to anyone. I will be definitely coming back to St.Ives and will only stay at this hotel. Also the breakfast was delicious and delivered right to your room.

Myself and my wife discovered 10 Ocean view a few years ago and have been coming back 2 or 3 times a year ever since. Mike and Gill were the best hosts and the food was fantastic, we loved the place.
We had a couple of days booked there in May but had found out that Mike and Gill had sold up and retired, but about a week or so before we went we had a really nice friendly email from Amy and Toby so we were still really looking forward to our visit.

On arrival we were welcomed by Amy, who was really pleasant, the room was more or less the same and was very clean and fresh as always. However it wasn't long before I realised that things had changed quite a bit. I looked at the breakfast menu, as in the email they said they were 'working on a delicious new breakfast menu'!
I looked through and could see no English Breakfast, which I have always had there previously, and I thought it was odd as there had been no mention of this in the email and there had been no suggestion that it was a meat free b&b.
My wife checked to see that this was the case and was politely informed that they were pescetarians.

I had another look through the menu to see what I could have instead but it was mainly eggs and salmon based and I like neither, in fact I didn't like the look of any of it at all. My wife is pescetarian but she doesn't impose her diet on me and in fact she was more annoyed than I was that nothing had been said to let us know that they had taken all meat off the menu. I actually totally respect their views and they are free to run their business as they see fit, however they really should have let us know about it.

For the two days we stayed I had some fruit and cereal, so for me breakfast was not a particularly great experience. My wife had poached eggs one morning and scrambled the next and she said that it was fairly nice.
For me 50% of a b&b is the breakfast especially with the price it costs to stay here, so obviously this wasn't one of our better stays!

I can see there is a new website now which clearly shows what the breakfast menu is but this was not up and running when we went!

As I said previously Amy seems very pleasant but i can't comment on Toby because we never saw him.

I am sure I will not be the only returning customer that will be disappointed which the changes, new owners obviously means change and the place definitely has a different feel to it now.
New visitors may really like it, the views out are amazing and the rooms are lovely, however we will be looking for a new b&b to visit in the future.

Thanks for your feedback. We are very sorry that you found the breakfast disappointing. We fully appreciate that you were disappointed that we do not do a full English, however we do offer a very fulsome and extensive cooked breakfast which is both healthy and hearty. Our guests have raved about them and we are confident that we are offering a really good service. I'm sorry you don't remember meeting Toby - he had quite a long conversation with your wife about the breakfasts on your arrival and does remember meeting you, however he is usually tied to the kitchen in the mornings which is why I do all the front-of-house! We do hope you continue to enjoy your future visits to St Ives.

Had a great weekend there in Feb 2007.
We were greeted by Mike who was friendly and made us a cup of tea with some homemade cake. Gill made the booking process very easy through email.
The rooms were clean and decorated nicely with some nice touches - even some binoculars! The room overlooked the beach and town with fantastic views out to sea as well. The bed was really comfy with crisp (well ironed!) white sheets.
The breakfast was terrific and we found we didn't need to eat anything else until late in the afternoon (check the photo).
The town was only 10 mins walk away and we also drove to Land's End, which took about 40 mins - taking the small winding scenic route. We would definitely stay here again!

Had a wonderful 3 day stay. A relaxing break after xmas and the new year. Mike and Joan were fabulous hosts couldn't have done anymore. The rooms were spotless , bedding was crisp and modern and the view was breath taking. Cannot wait to see it in the summer shall definately return and will certainly recommend to friends and family.

What a lovely location! Ten Ocean View is calm and quiet and has to be in one of the best positions in St. Ives. Situated above the Tate Gallery with lovely uninterrupted views over St Ives and the bay with its golden beaches makes for a great backdrop to the sumptuous breakfast...........Everything you would expect at a five star hotel..............cooked to order and backed with excellent service.

The decor is cool and restful: blonde stone en-suite bathroom, really comfy bed, lovey linens - pillows, towels etc. with a TV and just about everything else you need there in your room.

Gilly and Michael are lovely hosts and always extend a warm welcome. We are rapidly becoming regular visitors - a great relaxing holiday in one of the most magical places in Cornwall.
