We stayed in Trefusis the self catering apartment which was completely self contained with a comfortable sitting room & TV; the kitchenette had everything we needed; the bed was large, comfortable with luxurious bedding & a large bathroom with beautiful toiletries & White Company towels. Tim & Ami were perfect hosts & we loved the beautiful garden. Perfect for sea swimmers. Thank you.

We spent a wonderful 4 nights at Nearwater last week. Our bedroom was lovely, our breakfasts varied and delicious. Our hosts were so friendly and helpful - nothing was too much trouble for them. Thanks to Amelia we tried our first ever early morning cold water swim - a challenge but such fun. We really had a memorable time exploring St Mawes and other local areas thanks to their advice. Amelia’s warmth and kindness makes this b&b a special place to stay ( Tim was away most of our stay). We shall definitely return.

We stayed here over a wild and stormy March weekend and received a great welcome, enjoyed superb breakfasts and slept soundly in a comfortable and tastefully furnished room. Would definitely return here on a return visit to St Mawes - recommended!

We arrived in St Mawes for our last mini staycation of this summer, where we had no difficulty in locating our accommodation, at Nearwater B&B. We arrived a good 3 hours before our check-in time and there wasn’t anyone around at the B&B to ask if we could park-up in the onsite carpark. Leaving the car here allowed us to stroll down to the village centre and harbour without having to find parking which is at a premium. When you look at the map it doesn’t exactly look as though you are ‘near water’ at Nearwater, but it is only a short and gentle downward stroll of 5 minutes to get to the coastal road. There are stunning views of the River Percuil and across to the harbour and out tonto the Fal Estuary. Continuing along the coastal road you can arrive at the harbour within a total stroll of under half a mile taking about 10 minutes, but beware, you will be delayed by the wonderful views. We spent the rest of the afternoon exploring the town including a stop for wine at a seafront hotel bar, before returning to our accommodation, and into our self-contained suite of three rooms. The accommodation at Nearwater was as lovely as the views. The main room is entered from a shared garden area, and this room accommodates the well-resourced kitchen-area with a good-sized fridge, an electric cooker and two-ring hob with extractor fan, microwave, sink and drainer, toaster, kettle, pots, pans, crockery, glasses and cutlery, plus detergents etc. An electric coal-effect fire, a small table and chairs set, a coffee table in front of a 2-seater couch, plus a chest, a lamp, a large bin and a TV with remote control. Good room lighting, plenty of electric sockets and free wi-fi. A short corridor leads to a very pleasant bedroom with a comfortable bed. Good lipped bedside tables, table lamps, a dressing stool, a large mirror, a clothes wardrobe/cabinet and good room lighting. A full height cupboard in the corridor provides excellent clothes hanging facilities. Off the bedroom is a fully equipped bathroom WC: being good, modern, and clean. The heated towel rail appeared to be hot most of the time, and the really excellent shower had a good flow of hot water. There are both B&B rooms and this self-catering lets available, and we had decided on the self-catering option because we wanted the freedom, depending on our mood and any plans, to eat when and what we wanted, or have breakfast or brunch at a café, or skip breakfast altogether. During our stay we found very little that caused us any issue at all, with the possible exception of a sleep awakening squeaky door handle on the bathroom door, which was quite loud in the dead of night. In the early hours of Thursday morning the fridge started to pulse-hum, like an idling car engine; obviously not as loud, but loud enough to keep us awake having woken up. It was an otherwise excellent stay, and the owners were very helpful and accommodating allowing us full access to the front and back gardens and facilities therein, this was very pleasant, particularly in the warm weather at the beginning of the week. Neither of us would rule out the possibility that this will be our only trip here to St Mawes and this outstanding B&D must be in pole position for another stay.

Amelia and Tim were the most wonderful hosts! Nearwater is a beautiful b&b in an excellent location in St Mawes. The house has been designed and styled to an excellent standard and the rooms are very comfortable, spacious, clean and light. Tim cooks a delicious breakfast with a special everyday as well as a full English breakfast and Amelia will take you for a morning swim in the sea if you’re keen - we would highly recommend this to start the day. They were incredibly helpful in recommending walks, restaurants etc and although we couldn’t make it, they will also take you out on their boat Herbie if you’re into sailing. We would highly recommend a stay at Nearwater if you’re visiting St Mawes! Thank you both for making our time in St Mawes so enjoyable

Near water is the perfect B&B From the warm welcome we received from our hosts, Tim and Amelia on arrival, to the large comfy beds and delicious breakfasts, Nearwater was perfect. Amelia a keen gardener treated me to a tour of the garden on our first morning, while Tim cooked up some smoked salmon and scrambled eggs, one of the many delicious specials we enjoyed during our stay. The bedrooms were spacious and comfortable with nice beachy detailing which continued into the communal areas. Amelia was on hand with lots of information as to make the most of the area and plenty of reference books were scattered around with ideas as to where to eat and local walks. The centre of St Mawes was minutes away on foot, that's if you don't get distracted by the lovely views across the harbour. Needles to say, I left plotting my next visit, as the whole experience left me wanting more.

We stayed at this top notch luxury B&B for 2-nights and had a wonderful experience. The rooms have a high-end spec, it’s a 5 min walk to the coast and 10 mins into the heart of St Mawes. Superb hosts, super friendly. Highly recommended. We will return next year.

My girlfriend and I stayed at this lovely B&B from the 29th July until 1st August and as it was our first time in a B&B we were pleasantly surprised. Upon arrival we were greeted by Tim who was very polite and friendly and informative about the local area. Tim showed us to our room for the stay (Summers) and it really was a lovely room with a great sized en-suite. The room was was very well presented, well equipped and in a superb location for walking down to St Mawes where you can go to the beach, get good food and get boat taxis or ferry’s across to St Anthony’s Head or Falmouth. Both Tim and Amelia were great hosts and regularly helped us with ideas of things to do in and around the area and were very nice to meet and converse with. Breakfast was from 8.30 and it was great. Cereal, fresh fruit, natural yoghurt and granola along with milk, tea, coffee, orange juice and the daily special. The first daily special was the Spanish eggs which my partner loved whereas I had the English breakfast. And on the second day I had the special which was an Omelette and it too was lovely. I would highly recommend this B&B and we will 100% look to stay here again when visiting or passing through St Mawes.
