Easy to find. Pay for car parking in opposite car park. Room basic but adequate. Large bathroom. Noisy front facing room (torrential rain all night). Breakfast staff excellent. Eggs benedict and eggs florentine on breakfast menu-nice touch. Gripe: paid for room when booking, they wouldn't let me check in without partner, even when I gave them all the details, the...

Booked in for eight nights. Disappointed that no staff were resident. Cleaner came early to clean room when we were not always dressed and therefore room not cleaned on daily basis. Staff we met did not seem to have a good command of the English language, especially when checking out. Wardrobe space small (only six coathangers) for two woman not...

Can't overly complian rooms were clean but for the price of £68 I would expect breakfast in with the room not for it to be a extra £10, also to have the building manned not to have to attend another hotel on the square to check in. Especially when on the same square you can stop for a third of...

We had a Saturday night here and the location is so close to the Exeter Central Train Station, just right for out of the centre for peace and quite for sleep but a close walk to bars, shops etc. The room was on the basement level and clean and tidy, plenty of hot water and coffee and tea in the...

If you need clean, comfortable accommodation in the centre of Exeter at a reasonable price, this place ticks the boxes. We had a small, but well designed room with a kingsize comfortable bed, plenty of storage and hanging space, adequate supply of toiletries and teas/coffees, plenty of information, a garden to sit out in and very good breakfast. The layout...

If you need a bed and don't mind room size, location, Exhaust noise.......then this is the place for you. Typical english house with super narrow & steep stairs All services for the hotel are across the road, so its more of a guest house with no reception or staff .Friendly staff at the main House though !

Though for the price, probably to be expected. The staff always seemed to be quite disinterested, and I had to check in across the road requiring a schlep of luggage across the block. They were quite helpful in arranging appropriate parking however, as a multi-night stay. The room itself was reasonable, though not the last word in cleanliness and not...

Small, very clean and quiet hotel, just few minutes from the city center. Check-in and breakfast were in Georgian Lodge, just across the street. I enjoyed continental breakfast. Staff was friendly and helpful.

Having read previous reviews on Trip Advisor I knew that check-in was at the Georgian Lodge so I went straight there. It's only a few metres from Number Twelve so didn't think it was a big deal having to go across there for breakfast. I was given the key to room 22 on the fourth floor. After I had carried...

“There are two single rooms in No 12. I was in room 22, right at the top with a sky light. It had an automatic blind which worked well. Other single is downstairs and I wanted the quietest room available. In summer it could be a very hot room as it is in the attic!”
