Fabulous, welcoming, and comfortable. Can’t ask for more in a guest house. Loved chatting with the owners. Offered hearty breakfast options. Room was spacious and well appointed. Location also cannot be topped, especially for South West Coast walkers.you must give yourself a layover here.

Property's Favourite Review
Laura and Jeanne welcomed us on our arrival and made us feel at home immediately, our room was lovely and welcoming with a gift of chocolates. There is an honesty bar for guest use and was very reasonably priced. Breakfast the following morning was great a really good selection of fruit, cereals and yogurt followed by a hearty exmouth breakfast with lots of tea or coffee and toast, to set you up for the day. Nothing was too much trouble all you had to do was ask. We had a really good weekend and would recommend this place to all our friends and family. Thank you for a really great stay.

This must be one of the best places we have stayed,friendly welcoming owners showed us to our very comfortable room.A good range of breakfasts were available,and a reasonably priced honesty bar was available for the odd tipple.We certainly hope to go there again.

I had another lovely stay at the LVGH.Very comfortable bed in a spotless room with all the amenities.First class breakfast,each morning,especially the sausages.On site parking, which is a bonus in Lynmouth.Nice comfortable lounge area,to enjoy a beer,and,of course convenient for the village,shops and bars,only a few steps away.Can’t fault this establishment, so,thank you so much Jeanne and Jeremy for your friendly welcome and warm hospitality throughout my stay.Nice to chat football to Jeremy,at breakfast time ,so come on you mighty “Hatters”.😎Looking forward to seeing you both,again.later in the year.

This was the best accommodation we had on our week walking the SW Coast Path in Somerset/North Devon. Excellent location, comfortable rooms, good breakfast, friendly staff. Everything we wanted after a hard day's walking.

Lyn Valley Guesthouse is truly special in every sense – not just for its fantastic location nestled in Lynmouth in close proximity to restaurants, pubs, shops, and fantastic walking trails. What sets this guesthouse apart, though, is the wonderful hosts, Laura and Jeanne. Their genuine friendliness makes you feel more like a welcomed friend than a guest. As for the rooms, ours was exceptionally clean, cozy and quiet, and the only sound you'll hear is the gentle noise of the river outside. A recipe for a perfect night's sleep. Our room (Room 1) had picturesque dual views – one side looking out to the sea, the other gazing up the valley towards Watersmeet. But it's the personal touches that make Lyn Valley truly special, with chocolates and biscuits awaiting you in the room, a sweet treat on your pillow every night, and the added bonus of credit for the honesty bar. The lounge area, snug and inviting, offers an array of alcoholic and soft drinks and snacks, creating a home away from home vibe. Breakfast each morning was a real treat, with a plenty of choices ranging from cereals, yogurts, and fruit to a hearty cooked breakfast, porridge, waffles and more. Breakfast had a really friendly vibe with the opportunity to chat with the hosts and other guests. We already can’t wait to return - thank you so much for a wonderful stay!

Lovely guest house in a beautiful location. Clean, comfortable rooms and a superb breakfast. Jeanne’s banter was a plus! My son especially enjoyed messing about in the river that runs right alongside the guest house. It’s gentle sound soothes your stay.

Fantastic location with on site parking we were upgraded to the family room which had views of Lyn valley and great sea views good breakfast times 7.30 to 9.30 great for early rises with good selection of hot food

We stayed one night at this lovely hotel, right on the seafront at Lynmouth. It was my partner’s birthday and the friendly staff had provided a welcoming card & chocolates on arrival. Staff were friendly & helpful. Lovely clean room with attention to detail, even small things that matter. Breakfast did not disappoint, a good selection. Highly recommend & will visit again.
