Spent 4 nights at The Denes at the end of July. Booked direct, booking process straightforward, immediate confirmation with follow up information prior to arrival advising check in times, local information in respect of walking, restaurants and local attractions. Property is ideally situated for coastal and country walks and is a short walk from Lynton shops and restaurants
Chris and Lesley are extremely welcoming, ensuite room was spacious, cleanliness was excellent, the large double bed was very comfortable and there were good tea/ coffee making facilities
Breakfast was cooked to order with a choice of items that would suit anyone. A definite plus is the option, with prior arrangement, to eat a take away at your table in the breakfast room or at the outside table which is available for your use throughout your stay
Thanks Chris and Lesley for 4 relaxing days everything was positive, Will definitely stay again if we are visiting the area in the future

Lovely, comfortable B &B just 10 minutes from the Valley of the Rocks. Chris and Lesley are likely, knowledgeable about the best walks (including a walk to the highest point right opposite the guest house which gave glorious views over the whole valley and made for a lovely sunset). Breakfast was lovely: not greasy, but beautifully cooked, including vegetarian sausages for difficult non-meat eaters like us. We'll be back!!

We stayed here and were made to feel very welcome nothing was too much trouble.
Breakfast was amazing so would highly recommend.
The B and B is in walking distance of shops and restaurants and would recommend the Crown in Lynton for your meals good value and great food.

Chris and Lesley were extremely helpful and welcoming hosts. On several occasions we returned after a walk completely wet through and they offered us the use of their tumble dryer. Breakfasts were excellent - well cooked and sufficient to satisfy even the heartiest appetite. We stayed in room 4 which was very comfortable with excellent views and facilities, including fresh milk. Would highly recommend The Denes hopefully one day we will return. Thank you for a lovely stay.

Booked on line through booking.com, what a lovely place to stay, excellent facilities and extremely Covid safe, never once felt uncomfortable, food was excellent both mornings with a wide range of choice.

John and Suzan run this 4 star hotel, they treat you a coffee when you arrive and chat with you, They are always keen to help and give information about various nice places around the area.

The rooms are of a nice, traditional design and super clean.

I think there are two main things that make this hotel to stand out, first, the very friendly hosts and, second, the location, it's just few minutes away from the Valley of Rocks - which is an iconic landscape. Very happy!

We enjoyed our stay at The Denes. The house is in a perfect position within easy walking distance of the little town of Lynton and right on the coast path through the impressive Valley of the Rocks.
Our bedroom was spacious and comfortable and so quiet. Breakfast was delicious, I highly recommend the fresh fruit salad and as well as a tasty full English there was an option of scrambled eggs with smoked salmon on a muffin which was a real treat.
Chris and Leslie were friendly and welcoming and The Denes is an ideal base for a break in this beautiful part of Devon.

We really enjoyed our stay at The Denes. Our room was lovely, and we liked the jolly decorative seaside touches! The breakfast was ample and tasty, and we enjoyed the views of the garden from the dining room.

Chris and Lesley were very welcoming hosts, and they made us feel quite at home in their lovely house. They also took the time to research various dining options for us, and suggested places that we could visit, which we very much appreciated. The packed lunches were also useful, and we took advantage of this on a couple of occasions.

We were impressed with the precautionary measures that they were taking regarding the continuing Covid risk, which is partly why we chose to stay there.

We would be very happy to stay again, if we are in the Lynton area.

My husband and I stayed at the Denes for three nights with our nine year old daughter. The family room was very spacious, spotlessly clean and comfortable, with some lovely personal touches that were greatly appreciated. Our hosts Chris and Lesley were welcoming, friendly and very helpful advising us on places to visit. They also provided an excellent breakfast every morning. The location was perfect and my only regret is that we were not able to stay longer. We would definitely stay again.

We spent a fabulous two night stay at the Denes recently. We were warmly welcomed with tea and home made cake and our room was immaculately clean.

In the evenings we enjoyed takeaway food which John and Susan very kindly allowed us to eat at our table in the dining room. We were also able to drink our wine that we provided ourselves. John and Susan did provide warm plates and cutlery, this was a lovely gesture and this rounded off a perfect day in beautiful Lynton and Lynmouth.

We will definitely be returning and highly recommend this beautiful guest house.
