Well positioned B&B right on the Hoe and walking distance from centre of town and Barbican. Room was very comfortable and nice and clean, and the breakfast was very nice (although coffee was a bit on the average side). Perhaps because we might have been the only people there, but it was very hands-off experience and heating was only on for a short-while. Nothing really to complain about, pretty decent all things considered, just a little lacking.

We had a wonderful 4 night stay here. We communicated before our visit via email with Jenny and agreed we would let her know what time we expected to arrive as we were travelling from the Isle of Wight. We were greeted in person by Jenny who was wonderfully welcoming, immediately helping us organise parking. She was so thorough with information regarding where to eat, where the nearest shops where, places to go with the children. The room was spacious and clean, as was the entire property, the breakfasts that we ordered and were made each morning by Lee were absolutely delicious and my 8 year old was delighted by the freshly made apple juice each morning. We honestly felt like nothing was too much to ask for throughout our stay. Jenny and Lee you are doing a wonderful job and really made our place to stay a welcoming and comfortable spot. Thank you so much! We would 100% stay again on our next visit.

Sea breezes is exactly, that a gentle refreshing feel of calmness. Jenny and her husband work tirelessly and tremendously hard to ensure their guests have a pleasurable, tailored, rest. The breakfast options were uncompromisingly varied and tasted delicious, all of which was received after a long restful nights sleep. The cleanliness of the room and indeed throughout the guest house did not go unnoticed. We will return to Plymouth and will look forward to another stay at Sea Breezes.

The photos on line are obviously from the old ownership. New ownership has a much different aesthetic with cheap plastic mismatched tablecloths, messy, dusty knickknacks, dusty fake flowers, half used roll of toilet paper on the landing, spilled potting soil and dirt all over the small landing. Nice couple that tries hard but has no real idea about how to manage a property for guests. It's like staying in someones messy family home. The smell in the property is awful, the cleanliness needs to be greatly improved. If you are looking for the quaint British Inn experience, this is not it. Photos are old and have no relevance to what the main areas of the place look like now. Clock in the room didn't work, paint drips were all over the mirror, I could go on and on..... avoid. wifi was complicated and didn't work well... It actually was an expensive stay for what it was.

When I came to review Sea Breezes, I was shocked to see it rated at 5 star. That was far from my experience. Firstly, there was no proper welcome. We had to call a mobile to ask the owners to let us in. When we were let in, the owner aggressively waved us into the breakfast area. It was dominated by a huge fish tank with three fish glumly swimming around. Decoré included glass dragons filled with some liquid or other. Neither the hall or the breakfast room had been hoovered recently. You have to choose breakfast from an itemised checklist the evening before. The bedroom was not tastefully decorated (obviously a matter of opinion) but table lamps with giraffes heads poking out was a bit odd. On first night there was a very strong air freshener which was clearly covering a “catty” smell. Bathroom: not particularly clean with a poor quality in-bath shower. Breakfast was not great. Floor also hadn’t been cleaned, with food debris on it. Positives: Sea Breezes is in a good location near the Hoe with sea views towards the left front.

This is a family home, run by a very friendly couple who have obviously put a lot of effort into making their guests stay comfortable. Room was comfy and well equipped, shower was awesome, good view over the bay. Breakfast was nice. I’d stay again.

This was the last stop on our road trip of Devon and Cornwall. A lovely spacious room, tastefully decorated and with a sea view. You have a wide selection to choose from for breakfast including vegetarian and vegan options. Thank you Jenny and Lee for making us feel so welcome and at home. I can highly recommend Sea Breezes.

We stayed here a few years ago and hadn't realised that it had changed hands, but the new owners have maintained standards and we enjoyed our stay. The location is perfect for exploring the city, our room was spacious and peaceful and breakfast was excellent.

I stayed here with my partner and have to say the owners are very respectful, the hospitality we received was phenomenal. They have put so much thought and effort into the service they provide and the hotel is decorated beautifully. The breakfast is high quality fresh food even their fruit juices are freshly squeezed. The hotel is a 5 minute walk from sea view restaurants, ice skating, crazy golf, smeatons tower and ferries to mount edgcombe. I have fell in love while staying at Sea Breezes and highly recommend it to others.

It's worth prefixing this review with the fact that we stayed during a time when restrictions had just been lifted, and the owners of the guest house obviously a little hesitant to operate as normal. -- Sea Breezes is in an amazing location, about 5 minutes walk from the lido and the foot of the steps up to the lighthouse. It's so nice being this close to everything and being able to stroll to the main tourist spots and back without needing to rely on taxis. The check-in was quite a funny experience. The front door was open, and had a cute wooden sign with "welcome" on the front, but there was no one to welcome us. We could've just walked upstairs with it being this open. We knocked on one of the doors and a child came out, so we asked if we could check in and he went to get the owner. It was a reminder that it's a nice family-run operation and even though it wasn't the most efficient or professional way to check in, it was just fine. The owner was very friendly when checking us in, explaining all the guidelines and how the breakfast worked – because of the situation, breakfast wasn't being served in their dining room, but delivered to your room each morning. They asked us what time we wanted breakfast and confirmed the options that we'd filled out in the Google Form that was sent a few days before our stay. I would recommend that they simplify the Google Form, as it was a bit confusing what you were ordering. Making it a bit smarter with the way the options are structured would've saved us the confusion. For example, you can navigate between the normal, vegetarian, and Vietnamese breakfasts, rather than selecting one and then choosing your food items. The breakfast was surprisingly good given that we were eating it in bed (no tables in the small room), with enough food to fill us up until way past lunch time. Arguably, there's too much food, but I'm not going to complain about that. The only downside of the good was that they had a tendency to overcook everything, so the hash browns, bacon, and vegetarian sausages were dried out or fried to a crisp. Just a few minutes less cooking on everything would've made a world of difference. I'm also not sure if the coffee provided was from a machine, I'm pretty sure it was whisked up Nescafe Azera, but was still tasty. The fruit juice was pressed fresh, which as awesome. Although we said we wanted breakfast at 8.30 each morning, it came at random times. The first day was nearly 9am, second closer to 8am. This is fine as we weren't in a rush, but did make waiting for the door knock a funny exercise. With the dining area closed, the guest house did lack a place to "hang out" or sit without it being in your room, which was a bit of a shame. We did spend all of our time out exploring Plymouth, but would've been nice to have a space to meet other guests over a drink or something. The room decor was quite dated. It gave me the feeling of stepping inside a Next showroom in the early 2000s, and could do with a bit of a refresh in style. The mattresses were quite used, and felt almost like a trampoline with a dip in the middle. We slept really well, but the mattresses could use an upgrade. All linen was clean and fresh, with tonnes of towels and lots of blankets in the drawers as extra in case you needed it (we didn't). The shower was powerful and hot, with excellent ventilation given there was no window in the room. The steam cleared in a few minutes. With restrictions, room tidying and housekeeping wasn't available during our stay. This is fine as it was just a few days, and we wouldn't expect daily cleaning anyway, but did make things like getting the bin emptied or collecting out breakfast plates a bit more awkward than it needed to be. Overall, the guest house is a really nice family run operation, with lots of flowers and candles throughout making it smell great and feel warm. I would love to see more of their Vietnamese heritage throughout the place, given it's got such a rich history. I didn't know that it was Vietnamese run until we saw the breakfast menu, but I would've actually been more inclined to stay somewhere like this if I had known!
