Arbour House B&B is a large Edwardian house in a residential area well located just 300 metres from the main sandy beach in Swanage, Dorset. All rooms en-suite. 5/10 minutes scenic walk along the promenade into town with shops, restaurants, bars, pubs, coffee shops etc. 5 minutes walk to Sandpit Field, the main venue for the festivals, carnival etc. We offer a warm welcome and a relaxed and informal family atmosphere. Recently refurbished with comfortable beds, modern bathrooms and locally sourced breakfasts with plenty of choice, such as pastries, croissants, toast, smoked salmon, bagels, fresh fruit, cheeses, ham, yoghurts and cereals plus of course the choice of tea, coffee etc. will ensure you have a pleasurable stay with us. FREE PARKING in our car park, plus free unrestricted on road parking near to the safe, sandy beach makes it easy and hassle free.

Excellent B&B. Ideal for couples, really clean and felt relaxing with lovely host. Room was very spacious and airy, rooms cleaned daily, towels changed and even bed linen changed as we were they 6 days. Many B&B's dont do that now since Covid which is a complete cost saving exercise. Continental breakfast was good quality and tweaked daily.

We went for 4 nights at Arbour house, and had the most wonderful stay. The room was large and spacious and very light and airy and spotless. Sarah and Frasier are a delightful friendly couple and gave us a really nice welcome when we arrived. The breakfast were lovely and we had a good choice. All in all a very good place to stay, we'll be back very soon. Thankyou for a lovely stay.

Having enjoyed a blissful stay at this delightful B & B last September (please see our previous Review) we had no hesitation in re-booking again for another break this week! What more could we possibly say than it was simply just as good as last time in every possible way! Sarah and Frazer are amazing hosts - warm, welcoming, friendly and highly professional and our stay far exceeded all our expectations! Our room was spotless, spacious, well-appointed and just sooo comfortable with a lovely view across the delightful town towards the hills surrounding Swanage! Breakfast, which was of the Continental type, was more than ample and the range of lovely fresh produce that even the biggest fan of a standard breakfast format would find immensely satisfying was wonderful! We cannot praise Arbour House highly enough and will definitely re-visit there before too long as it is simply sooo good and cannot stay away! Looking to stay in Swanage for a lovely break? - then Arbour House is the ONLY place to stay to make your break as enjoyable as it possibly could be! Wow what a comfortable stay! After a warm welcome, had a lovely long weekend stay at Arbour house. The room and ensuite were spotless We had room 5 which overlooked the road but despite this,were not bothered at all by any passing traffic and slept exceedingly well Very comfortable super king size bed with great quality linen and towels. Ensuite with shower which had great water pressure!. Cornucopia of choices for continental breakfast. Within walking distance of shops and pubs-worth booking meals in advance at local pubs and restaurants as they were all very busy. Sarah gave us very helpful advice re local scenic walks. Exceptionally good B&B, with an excellent breakfast and ultra-clean room. The facilities were all you could wish for. I had forgotten my iPad charger (I almost always forget something) but Sarah lent me one and she had my iPad charging for me when we were out walking from Dancing Ledge to Aldhelm's Chapel along the breathtaking Jurassic coastline. Thoughtful person and also to get back to the room completely cleaned through and bed made was a joy! She gave us helpful hints as to where to eat and what to stop off at on the way back to the smoke. Invaluable insider information. We would definitely stay there again, without question!

Swanage is a gorgeous place that we had never visited before so it was imperative that we had somewhere special to stay and we found exactly that at Arbour House B & B, located in a quiet neighbourhood just 2 minutes walk from the gorgeous sandy beach! Hosts Sarah and Frazier are lovely people - very friendly and welcoming and only too pleased to provide details on places of interest for all tastes! Our room was large, very comfortable and had all of the essentials to make our stay perfect in every way ....... including several types of breakfast that catered for all tastes and was stunningly delicious in every way without exception! Such a shame that our stay ended today as we would dearly have loved to stay longer ...... but never mind, we will return most definitely! Looking for somewhere special to stay in Swanage? .... Then this is the place for you beyond any possible doubt ..... book soon as they are very busy and rightfully so! Graham & Pat 😊X…

We had a lovely few nights stay in a comfortable and extremely clean room. The location is spot on for the centre of swanage. Sarah was a very pleasant host, although she kept her distance from us when she talked to us (we think maybe she’s a little scared of covid still). The breakfast was fantastic with plenty of choice. The room was made-up daily and refilled with water, tea, biscuits etc. We enjoyed some beautiful coastal walks and the steam train to Corfe Castle. Our only surprise was how much you could hear other guests in their rooms, one couple were particularly enjoying their stay!

We've just returned from a seven night stay at Arbour Lodge, Swanage. We were welcomed with a warm smile and offers of help with our bags, and shown to our lovely room on the first floor, with windows overlooking the gardens at the back and the side of the house. Nothing reasonable appeared to be too much trouble. I am disabled and needed to hire a mobility scooter for our holidays. We arranged for it to be dropped off at the property and we were kept informed of its arrival. A cone was put out for us so that we had a parking space available during our stay, and Fraser kindly set up an extension cable for me so that I could recharge the batteries. The service of the delicious breakfast was prompt, efficient and friendly, with a good choice of cereals, pastries, fresh fruit, juices and a good menu of other items cooked to order. We loved our room. The bed was extremely comfortable, there was more than enough storage, and the room was spotlessly clean. The adjacent shower room, whilst a little on the small size, served us well. The shower was very powerful and temperature control good, and we were supplied with toiletries and both hand and bath towels. A hair dyer, kettle, and a selection of teas and coffees along with biscuits were also provided. The room had a flat screen TV but we didn't use it. We were staying during the heatwave, and without asking a fan automatically appeared in our room. Arbour House is about 350m away from the beach front at Swanage, and a little further than this to the town centre. There are many places to eat close to the property, and also parks where you sit and enjoy a view over the bay. We have thoroughly enjoyed our time with Fraser and Sarah who were the perfect hosts and made us so welcome i.n their home which is spotlessly clean and well maintained. Overall then a thoroughly enjoyable visit and one we'd love to repeat.…

We stayed at Arbour House for 4 nights in a king size bedded room which was spotlessly clean and welcoming in neutral tones. Our hosts,Sarah and Fraser were lovely , always ready to assist in recommendations of what to see and do. Great location just a few minutes from the promenade and beach, with on-site parking for 2 cars but sufficient spaces available outside on the road. We had no problem with the request to wear masks in the communal areas, in fact we preferred it as we still practice it whilst going into enclosed areas so wasn’t offended at all . It’s a great area with lots to do and see and Arbour House is a lovely place to stay.
