Our room was clean, light and airy, all recently decorated with a beach hut theme. Ensuite facilities of a high standard. Easy parking on forecourt. Charlene and Alan are very helpful and welcoming hosts, and work hard to provide good attention to detail. We were offered fresh milk on our arrival for tea, there is a chilled water unit on offer downstairs and breakfast is provided with plenty of choice in a pleasant dining room. The Rookery has good "green" credentials and is well located for the beach and the coastal path heading towards Old Harry Rocks and Studland Bay. The town and other attractions are a gentle walk away, about 10 or so mins. Am happy to recommend and would definitely stay here again.

The Rookery is a lovely B&B in Swanage. The hosts are very welcoming and are happy to suggest restaurants and things to do in the area.

Our room was a nice size and very cozy - the bed was also very comfy and we had no problems sleeping. Tea/coffee facilities in the room were good and plentiful.

Breakfast was lovely - you had to select your choice the night before but that worked well for us. Food was tasty and served hot.

The hosts even helped us with rinsing our wetsuits after a dive at Swanage Pier.

We look forward to our next visit to The Rookery.

We booked The Rookery as we were visiting friends in Swanage, right from our arrival the hosts were lovely, nothing was too much trouble. There is a lovely welcoming and relaxing feel to the place and our room was beautifully decorated and spotlessly clean with everything there that you could want. The bedding is really good quality and the bed was so comfortable.
The breakfast menu was extensive and all freshly cooked with good quality products and the option to ask for more if you wanted it.
I cannot recommend this place highly enough, you will not be disappointed, we thoroughly enjoyed our stay.

We booked at this hotel for a short break to visit Swanage and go for walks in the area. We couldn't have stayed at a better place. We felt welcome and at home from the start when the friendly owners, Alan and Charlene, greeted us.
The room and bathroom was spotless with a powerful shower, and views of Ballard Down from our windows.
The location is close to the beach and a short, 5 minute, walk away from Swanage town centre. The South West path runs close to the hotel and we went for a beautiful circular walk to Studland Bay with glorious views from Ballard Down. The guest house has off road parking for all the guests, and it is situated a side road away from the main road making it peaceful day and night. We found so much to do locally that we didn't move our car for the duration of our 4 night stay.
The cooked breakfast included locally sourced produce and made a good start to the day before setting out for a walk. There were gluten-free options for my wife, and a variety of continental options in addition to the cooked breakfast.
The bar was an added bonus and we spent time every evening playing cards and drinking wine or beer. The owners are helpful, friendly and have a great sense of humour which meant we felt more relaxed here than at any other hotel in which we've stayed.
We will be returning.

my friend and I stayed here 20-24th September in two rooms, both of which were fitted out in good quality furnishings with lovely clean bathroom / shower facilities. The breakfasts were excellent and our hosts were very attentive. Alan and Charlene have thought through every detail and I'd highly recommend this property for a stay

This was our 3rd visit to The Rookery, which has become our accommodation of choice when visiting Swanage. The rooms (we've had a different one each time) are all beautifully decorated and spotlessly clean with plenty of storage space. Breakfast is freshly cooked and they have an on site bar for the evenings. The hosts (especially Alan who manages front of house) are very friendly, helpful and accomodating.

Great location providing us with a gentle walk into the main part of Swanage. We really liked being to select exactly what we wanted for our breakfast rather than having 'full English' with no choices.

We had a relaxing weekend, everyone at The Rookery was so friendly and helpful. Our room was very comfortable and despite the cold weather outside we were really warm and cosy.

We enjoyed relaxing with a bottle of wine in the evening after eating at one of the many excellent pubs in the town.

Spotless room which had everything we needed. An excellent breakfast with plenty of choice and really good quality. The hotel is in a great location only a minute from the beach and a 10 minute stroll into the centre of Swanage. Alan was a superb host and we will definitely be returning to the Rookery.

My husband, myself and son just visited The Rookery for a much needed break. We had a wonderful stay. It is run by two lovely accommodating people, who have made it a comfortable well presented place to stay.
The breakfast was fantastic, freshly cooked by Charlene and served by Alan. The rooms are bright and airy, well decorated with lovely bathrooms.
We will definitely recommend The Rookery to others as it is a first class establishment.

What a lovely B&B perfect hosts Mark was warm and friendly and Chantele cooked a four course fabulous breakfast, spotless rooms, covid savvy.
Tea and coffee facilities and hairdryer in the room ours had a king size bed plus bunk beds still a very spacious room beautifully decorated.

Downstairs was a bar, and breakfast room.

I cant fault it there was everything you needed we stayed 4 days.
