We had a fabulous stay at the The Pines booking their off-season DBB offer.
Reception were particularly helpful at check-in showing us a choice of rooms and allocating the best available.
Having booked late we ended up staying in what I would classify as 'Premium Economy ***' non sea-view rooms, which had been recently refurbished to high standards.
In fact we enjoyed our stay so much that we looked to extend our stay and move to one of the better rooms with sea-view and balcony, but this wasn't possible due to high occupancy.
Higher grade 'Business Class ****' recently refurbished rooms with balconies and splendid sea views appeared to be of very high quality and good size.
The very best 'First Class '*****' rooms in the hotel, which looked stunning, unfortunately are not part of the Pines good value off-season DBB offer.
All the staff were pleasant, courteous and helpful. Particular thank you to Louisa and Brigit. Must also mention the breakfast staff, sorry we did not get your names. Must also mention the very helpful workman who helped me with the EV charger. A workman who takes pride in his work and delighted in telling me the jobs he had work on in the hotel. All the staff deserve medals!!!!! We had room 38. Lovely spacious room. Room was cleaned daily. Lovely spotless towels, changed daily if required. Thank you to the overlooked cleaning team. You did a wonderful job. The shower takes a bit of getting used too, but very easy. Turn the shower tap to max hot, turn water on and let it run for 2-3 mins until required temperature. Lifts to all floors. Now the food..... All meals were of an extremely high standard with good choices. On a par with fine dinning. All meals served on hot plates. Breakfast was superb. Order hot meals from the Menu including croissants and If you like porridge, try their porridge, best ever, so sweet and creamy. Help yourself to various juices, yogs and fresh fruit salad. Meals served in a beautiful restaurant with glorious sea views. Cannot wait to return next year.

Thoughts, in no particular order….
The staff we encountered were all friendly.
A particular shout out for the restaurant staff serving breakfast as one couple seemed to be going out of their way to make unusual demands and be rude, but the staff dealt with them admirably. I couldn’t work in hospitality… I’d have told the guests what I thought of them before showing them the door.
We didn’t have dinner in the restaurant because a) we wanted to eat in town and b) to be honest the restaurant prices looked a little expensive. Worth noting that we booked our bed & breakfast deal through a well known booking site. The price we paid was very similar to a deal being advertised on a notice in the hotel lift for bed, breakfast AND dinner.
Is there a message there about booking directly rather than through a third party?
The breakfasts were nice. Good portions, well cooked, although the standard breakfast seemed to be infinitely variable in terms of how many eggs, sausages or hash browns were included. Luckily the awkward/rude couple didn’t seem to notice this or it could have got interesting 😁
Our room was very spacious, with ample storage, well stocked tea/coffee etc replaced daily. The bed was softer than we’re used to but that of course is down to personal preference, and it didn’t cause us any problems.
The room was heated by a very efficient portable radiator rather than the “fitted” radiator. These were found throughout the hotel so I have to assume the central heating system was being overhauled. This was actually good as it was easy to control to suit yourself.
The ceiling in our room was odd. Reminded me of being in an office (see picture). I have seen another reviewer mention this. Strange, but not a problem.
Another thing I’ve seen another reviewer refer to is the size of the bathroom. Definitely on the small size. A narrow bath/shower. The shower itself was interesting, taking an age to heat up, although fine once it got there.
Toilet roll holder in an odd position, awkward to get to. Due to the lack of available wall space to fit it to I suspect.
Towels were replaced one day, not the next. Where we left the used towels made no difference. So as inconsistent with the housekeeping as with the breakfast.
Room cleaning overall was very good.
Our room overlooked the car park. We don’t tend to spend much time looking out of the room, but a sea view would have been better, so would know next time.
So a couple of inconsistencies, but nothing of consequence.
Overall this was a comfortable welcoming hotel, and we enjoyed our stay. It’s got to be worth a five star rating. If we visit Swanage again we’d have no hesitation in staying here again.
The receptionist was very friendly, welcomed us and directed us to our rooms, in fact all the staff on reception were great.
Our room (16) was decorated to a high standard, extremely clean and a great surprise was that there was 2 comfortable chairs (so many hotels only provide 1 chair in a double room!). The view was lovely and the window large enough to give a panoramic view of the bay. We found the bed too soft, but this was due to personal taste and nothing against the hotel. The room was hot, even though the heading was not on, but we were happy to open windows. It was very quiet and peaceful, except from dogs barking in rooms close to us.
The big downside to the room was the size of the bathroom, it was tiny. The shower was decent, although I only managed to achieve a warm dribble from it and being a larger lady found I had to be almost shoe horned onto the toilet, which was very uncomfortable.
I had pre-booked a table at the restaurant for the first night as I was advised that it was necessary (although there were very few dining there). The menu was cordon bleu and a limited selection and although my husband and I found something to our taste, the other member of our party, who is a very fussy eater, found nothing. I asked the waiter if the chef could do a plain chicken breast with fries and was told he could not (surely any self-respecting chef could knock up something plain for a guest). We were told the only thing that could be done was to choose something from the children's menu, which we did, but was charged nearly £20 for bangers and mash. Found this to be very poor customer relations as it made my brother feel like a nuisance. The whole meal was fine, but expensive for what we had and nothing special. We decided to brave the storm and head for a local pub for the next evening.
We then retired for a drink in the lounge/bar area, which was very nice and service extremely pleasant.
Breakfast was a buffet, which was pleasant, but quite basic, overcooked tomatoes and tinned mushrooms, but the bacon and sausages very tasty. I would have liked to see some pastries and croissants on offer, but they were to order only. Service was attentive and good.
Although the hotel states that dogs are welcome, but only in the room and not in public areas, we often found people leading their dogs through the bar, reception areas and stairs and loitering to chat with other guests.
Overall the hotel is well located, great views (if you have a seaview room), decorated to a high standard, very clean and the staff professional and welcoming.
However this hotel really needs to be updated it reminds me of an old people’s home the way it’s decorated. It is quite expensive to stay there and I was a bit disappointed when our room wasn’t cleaned which I did complain about because to be honest it really wasn’t good enough.
The lady on reception asked if we needed anything in the room and she bought us up some bits. This hotel is in a good location and you can get to town in about 20 minutes by foot.

Room was spacious enough for a double with extra bed, room was clean and breakfast which we got in our room, was very good. Will definitely return to this hotel


great location, with wonderful views of swanage.
with walking routes to old harrys rock, although you should note, these are tough, grab your walking sticks and attempt the hike.
old harrys rocks are stunning and worth the walk.
I had a Sunday roast dinner, was as good as a hotel roast gets, fresh and hot.
I booked a single room as I was a solo holiday maker from Essex exploring the UK.
I knew I was getting a single bed, but the room itself was quite small, literally only just big enough for single bed and dressing table. the shower room door couldn't open all the way as it hits the bed, but still plenty of room to get in the tiny shower room with toilet. the sink was seperate in the corner on the opposite side of the room.
bed was comfy overlooking the car park, no noise disturbance.
breakfast was a buffet breakfast, was ok, nothing to get excited about.
I paid 139 pounds for my one night stay, this included the Sunday roast dinner with starter and I had 2 drinks, 1 alcoholic, 1 soft.
overall, very happy with my stay at the hotel, given the room size I would say this was expensive for 1 night.
but I had a great stay and great base to explore swanage.

I booked this hotel as it is advertised as dog friendly. After booking I emailed them saying I would be bringing my dog. I received an email back saying dogs are only allowed in the rooms and not in any of the restaurants, lounges or bars and that there would be an extra £15 per dog per night charge. Having stayed in many truly dog friendly hotels I found this astonishing. Many hotels charge a one off fee for dogs which I can understand but £15 per night per dog is ridiculous, especially when they are not allowed into any of the hotel facilities. I’m not sure how they can justify this fee. I realise that when vacated the room will need an extra clean but that will only be once. If you have 2 dogs and stay for 2 nights that’s an extra £60 to clean a room. If they are paying the cleaners minimum wage, which I suspect, that equates to an extra 4 hours minimum cleaning. I don’t think so.
Needless to say as soon as I received the email I cancelled and book a truly dog friendly hotel.
We stayed in the Purbeck Suite, the Hotels signature room. It was absolutely beautiful. It was a real WOW factor when you walk in with the most amazing balcony. The room had everything you would need from a minibar to a gorgeous bathroom (no bath) and was really big.
Downsides, well the noise from other rooms when you are in the suite is noticeable with lots of creaking as people walk around. Service at breakfast was average with many of the staff bordering on being rude and not much smiling. What was strange is many of the staff in the hotel were lovely but those chaps in the morning need to understand the value of first impressions and making sure people felt valued. I thought the cost of the room at £425 a night (Inc breakfast) was high for the local market but the product is good so if you are expecting that you will be very much paying a premium you won't be overly fussed.
One observation, the bar needs to have a little more choice of higher end drinks such as Grey Goose Vodka and some better gins. One draught lager and one IPA a little limited also. If you want a bit more of the luxury market your clients will expect this!
Overall, a work in progress. Very much closer to a 5 then a 3 but some rough edges still that need to be addressed quickly.


But the food was very good ,high quality and nicely presented. All the staff are very friendly and welcoming. The servers in the dining room was really pleasant especially mike who was very accommodating and went to extra lengths to accommodate our needs. Thanks from john and sally we will be back very nice place peaceful and with great views from our room and dining area.
