I’ve been to this hotel before, and was hoping for the same high quality room, but was slightly disappointed. My room had a sit-on windowsill type-affair, but around the cushion was mould, and there was quite a lot of peeling paint around the windows, which was such a shame for such 4 star hotel. There was a delay at check-in for my room to be ready, and as such the cleaners missed out on some of the snacks in the bar section of my room, the usual binoculars, and the cushions around the seating area as pictured on the website. I found the spa to be delightful as usual, however the hot tub was out of order most of the weekend. There did end up being a queue to access the one working hot tub, which was a bit of a shame. On my last day, I went in the spa early and saw some maintenance staff fixing the jets in the jacuzzi pool, and then thankfully the second hot tub! I found all the staff to be extremely pleasant and helpful when needed. The bar staff made lovely drinks, but I chose not to dine in the restaurant so cannot comment on the food. Overall, really think the paint needs to be touched up in some rooms, as also mentioned in these reviews. Otherwise, will be staying again!

Hotel's Favourite
We absolutely loved our stay at this hotel. We booked directly and were pleased to find out we had been upgraded to a sea view room when we arrived. The room was spacious, clean and lots of amenities available (coffee machine, iron, shampoo and conditioner, gin!) The spa was great, location excellent for exploring Brighton and staff were professional and friendly. Great options for breakfast and fantastic pastries! There was some noise from the bar across from the road but it affect our sleep.

The bed was amazing! The tv had everything. Our view was great too. I think it was a bit pricy. The spa was really good except the staff down there were dismissive and not very helpful. The spa isn’t very big and not a lot of options. It was quite busy when we went too.

Great location on the seafront, reception staff were friendly and helpful. Check-in was straight forward, we arrived early left our bags at the hotel and wandered around the Lanes, returned later to find our bags in our room, which was a nice touch. We had a Deluxe Sea View Double Room, which was large and well appointed. Although we were disappointed to discover that our room did not have a bath, we expected to have a bath, advised that not all Deluxe Rooms have a bath - Tip (Its worth checking with hotel at time of booking). Breakfast offered a good selection, including a menu choice, although it can get busy at peak times and service can be slow. The spa is located in the basement of the hotel, well appointed with a good choice of activities. Nice bar area offering drinks, cocktails, tea and coffee. Wifi is available throughout the hotel. Enjoyed our stay!

Spent quite a bit of time researching hotels in the area as wanted somewhere nice and with a spa...to surprise my partner for his birthday. Although hotel was modern and had nice decor in parts, overall I felt quite disappointed with the stay. The bedroom was not great. The cold water tap in the bathroom was running hot water and the handsoap was broke. The wardrobe doors in the bedroom were broken and all coming off their hinges.. to the point you could physically lift the door out. I paid for a superior room with a sea view and was so disappointed to see the windows were soo dirty you could barely see out. You couldn't open the windows either to get some fresh air as they were old and falling apart and latch was broken so they wouldn't keep up. It was such a shame as that's why I booked a sea view. The bed had a huge dip in it on one side so my partner was lower down than me and uncomfortable. The air con was incredibly loud but couldn't turn it off as radiators were on full pelt. The shutters in room let light in. We both slept awfully and kept waking up several times throughout the night sweating and shivering at the same time. One of the worst nights sleep weve had in a hotel. The spa / leisure facilities on the other hand is what made the hotel and best part of the hotel we think. Really quirky and cool being underground. Loved the sauna, steam room and my partner loved his surprise massage. Only flag was chlorine in hot tub was unbelievable. We have never experienced anything like it and could only manage a few minutes in there as eyes were streaming. Someone really needs to look into the chlorine levels. I did notice there is lots of random stuff in corridors or left in corners which could just easily be put away. The location was 10/10 - its in a fantastic spot and so close to the lanes, Brighton pier, the sky bar, bars/restaurants/clubs. Overall if you want to stay somewhere nice with a spa I would recommend it but just be mindful of the room you book.

I paid for the Sunday saver for me and my daughter, dinner, stay, use of the pool and breakfast for £170. Having seen the price of summer stays around £600 I was gobsmacked and would never pay this, what I paid was its worth. The pool was cold which for me or anyone with kids isn't ideal as it didn't feel relaxing. I was annoyed when we went down all robed up with my young child during child swim times, to be told we couldn't go in and pool was at max capacity. OK it happens but i had dinner booked, would've been nice to be informed this may happen. It was a special trip away so this disappointed me. We were called after around 20 mins to come back down which is fine. There were family's in there who I felt had the same opinion to me. Pros: staff extremely friendly and bar staff, bed exceptionally comfortable and pillows, breakfast was delicious. Cocktails were lovely. Dinner was nice but not outstanding. Fun fair afternoon tea was fun and tasty, but again not exceptional for a 4* hotel Cons: aesthetically the rooms and hotel need paint touch ups, there were a few marks in my room. Hotel didn't tell me about pool capacity limit prior to booking.

My friend and I booked a last minute Take two Spa Day which gave us use of the Spa, a treatment each and an afternoon tea. The Spa was very clean and quiet (on a Saturday) I was suprised. I had a facial with Rosario, who was very friendly and the treatment was great. We had the afternoon tea which is really great and in keeping with the location of the hotel, it is definately worth doing as it is different to the usual afternoon tea. The restaurant staff were all friendly and overall we had a great relaxing day!

We paid for the 2 night 'feel good February' deal which was a £great deal as it included 2 breakfasts, one dinner, one cream tea and two 'spa sessions'. Overall my 3 star rating is more like 3.5 stars as the serving staff and most of the reception staff are lovely, the food was good and the Room was nice. We also greatly enjoyed the wonderful spa facilities which are amazing and have lovely staff!! Overall we enjoyed ourselves BUT as we were given a room at the rear of the Hotel which overlooked a narrow lane and a seedy separately owned literally open all-night Bar - we suffered the severe consequences of this! The patrons of this Bar and/or the very loud rowdy Wedding Reception Party in the Hotel who took over the Hotel bar from lunch time onwards and kept going till past 4pm Monday morning! meant we barely got any sleep the first night (Sunday) and the second night the noise, swearing and fighting from the rear Bar continued til past 2pm. Conveying this experience on the Monday morning to the Hotel Reception was met with 'we will check the video' (????) BUT . . 'What about us?? Needless to say the noise issue is clearly an ongoing problem which the Hotel cannot or will not do anything about and they totally ignored my reaching out to them. We also found out that the daily 'housekeeping' on our second day will not clean the room till mid/late afternoon meaning an unmade bed and no milk and teabags when you need them, and the electric bathroom towel rail was not working, which again was beyond the abilitty of Hotel Reception to address despite numerous promises of 'we will sort that'!!

The hotel could be better, as the room I was staying in was situated far away from the lifts and it felt like I was in a maze trying to find my room. The spa on the other hand was great. I have a couple of treatments and therapist Loulisnna was excellent. It made the trip worthwhile.

What a wonderful hotel! The staff were so helpful and friendly, the bar was really nice and the spa gorgeous. Rooms were clean and beautifully decorated. Taeger - the assistant manager- was lovely and all the team made us so welcome. We didn’t eat at the restaurant, but I will do next time! I will be booking my next stay very soon!
