So i booked this stay as i felt that it was close to the location i needed to be and because it was a pub/hotel/restaurant, it would mean we would not have to go far to eat or have entertainment in the evenings. I will say the lady at the bar was lovely and showed us our room and said if there was anything she could do to help to let her know. We were completely thrown as instead of their being food the restaurant was closed. The front desk for the hotel was the bar! which was very weird and not private at all. The room....(well closet!) was very small with a bed (very uncomfortable and springs coming through mattress). Only 2 pillows and they were very thin. No where to put your suitcase or any sides to put you stuff. Shower was ok but no hot water on the Saturday night for myself (so had cold shower). There was hot water during day as my husband had a shower but definitely NONE on Saturday night. Very uncomfortable night (both nights). I will say we nearly took the hit on money the first night and was going to move out and go somewhere else. We would of done this if it was for more than a couple of days but in the end we decided to stay. £270 for 2 nights really should be a comfortable say. I will definitely not recommend this hotel and hope that these comments will help them to see that they need to sort out their accommodation. One good touch was unlimited water bottles, thank you they were very much appreciated. Loud music on the saturday night but that didnt bother us too much as we expected it to be a little noisy. I did not sleep for 2 nights hence am exhausted today.

I booked here a few weeks back as it was last place on my bucket list and couldn’t be arsed with going abroad tests. To be fair it was the cheapest and what I thought was local to the centre / pier. I did try to cancel
nearer the time but booking.com said they would not refund so I went because it was a £122 a night. The room was a single room with single bed and plenty of space and nice bright windows BUT it is on a main road so expect noise - even through the night and early because people are in and out and arriving early. The room was clean and bathroom was clean but bed linen was ripped. Tea and coffee making facilities are provided as is flat screen tv and WiFi. You have to telephone a number to gain entrance and someone comes to meet & greet you and give you entrance cards and show you around. Overall this was ok, way out of the central area and I think a little overpriced but maybe Brighton is because it’s Brighton and such a high profile tourist destination- especially during covid times with everybody having a staycation and it was august bank holiday. Don’t make the same mistake I did thinking it’s local to the train station or pier!! Big mistake!!

We found this hotel extremely over-priced for the type of accommodation offered (booked via booking.com). The rooms are small, without a wardrobe and have no air-conditioning. The reception opening hours are limited (as it's a pub) and one wonders how to contact staff in the case of an emergency.

Due to it being the marathon weekend, we paid £117 for a deluxe room for one night. The room itself is very basic and there is no parking as stated on their website! I called a member of staff who stated there was parking 70yds passed the venue however, this turned out to be street parking along Colden Lane, on the pavement, outside peoples houses. The music from the bar below vibrates throughout the rooms and being so close to a main road, there is the constant noise of traffic, even with the windows closed. The room itself has a fan which looked like it was going to fall from the ceiling at any moment and the internal heating system simply didn’t work. The bedding is basic ‘asda George’ and the mattress seemed even cheaper than that.

I am aware that we were paying a higher price due to it being the marathon weekend but I simply felt ‘robbed’ paying the price we did for the extremely dissatisfying room we received. I would have most definitely cancelled this reservation however, it is only a free cancellation until approximately 4/5 days before the date in which you have booked, then you will pay the **FULL AMOUNT** for the room and you will not be given a refund. They also took the full amount from my account without my permission, they will deduct the funds from the card details you provide at the booking stage so ensure to be mindful of this.

I would not have paid any more than £40 to stay here, a mistake I assure you I will not make again.

Very clean and tidy room. Lovely shower. Very comfortable bed. Hotel is in a good location for visiting Brighton, with plenty of bus-stops next to it and nearby - also very close to the University and Falmer Station (a 15-20 minute walk). The staff were very friendly and accommodating, as we had a bicycle that needed to be stored safely.

This pub under new management is the perfect pit stop before/after a woodland walk through Stanmer Park.
A varied atmosphere from quiet Sunday family roasts, to a music room where you can select your own classic vinyl, quiz night, and lively nights.
My partner and I live in Coldean and popped down for a roast after a walk. Great food, and clear labeling for allergies, vegan and veggie options. You can order extras...not that we needed them.

New chef in the pub and the food is outstanding, meat was tender, good portion size and a reasonable price. Followed by chocolate brownie and salted caramel ice cream. Left feeling very full. Patrick and Adam were really attentive and ensured all was OK. With a good beer selection, the pub is definitely moving in the right direction.

Got charged £23 for 3 single house spirits and draught mixer. Queried the cost as thought it must be a mistake but ‘the price is the price’ as the security looked on

We won’t be going back as let’s say the ambience doesn’t command the price charged. Especially when served in a plastic cup

Paid in advance for room, upon arrival was asked again to pay. I said I’m sure I had paid online yet desperate as had no where to go, paid again. After staying, I messaged to say I had been charged double and the manager Arthur said he would organise a refund after I had sent evidence of the duplicate charges. He went on to block me, so overall paid £136 for a tiny room that smells like unwashed bedding.

I booked the RUBY pub and hotel in 2019 ready for April 2020. They took money for my booking in January 2020, which seemed very early. I then cancelled my booking in February, as the booking could be cancelled for a full refund up to 30 days before the booking. My money was never returned despite several emails that remain unanswered. I do not recommend booking this hotel as you risk losing your money.
