The lady who welcomed us was just the best host, extremely helpful. I almost didn’t stay there as they don’t advertise a vegan breakfast but they easily catered for me. The location with parking was the icing on the cake. We chose a room at the back and our one night stay was very quiet. We would definitely choose to stay here again if we were in Brighton. So much nicer than a larger chain hotel. It’s smaller size enabled them to deliver a very nice experience for its patrons.

Hotel's Favourite
I was conceived in this boutique hotel when my parents owned this hotel...then known as the Simpson hotel in the late 40s early 50s...we emigrated to Canada in 1954....home for the coronation and to see family...spent 2 nights here...everyone was absolutely lovely from Anthony to Richard to Kelley who served us breakfast....class all the way....walking distance from everything....would love to come back and stay longer....

My husband booked this hotel for a 1 nights stay for my birthday in November and even upgraded the room. The room was tiny and like being in a cupboard. The shower was in the middle of the cupboard like bathroom and soaked the toilet whenever you used it. The carpet round the bed needed hoovering. The breakfast was okay and the lady serving it was pleasant.

This is a fantastic hotel and excellent value for money compared with others. There is a great little lounge and bar facing the seafront. The rooms are snug and cosy and well appointed. Town centre and the pier within easy walking distance, as is Kemptown. We had a wonderful weekend.

Stayed in the attic room. Bed very uncomfortable chairs even worse. Needs new furniture as old ones are very worn and uncomfortable. Room was much too small for us. Staff very nice, food good. Would try the hotel again but definitely not in the attic room.

New favourite! Best staff, lovely room, excellent location & parking too... We loved our visit & had a Double room with bath which was dreamy. A lovely surprise! I've never met such attentive staff (very attentive but not at all intrusive or in the way) so thanks for taking good care of us. We're looking to come back in a couple of months so hope to see you all again then

Location - Fantastic Parking - Fine and £15 for a night isn’t bad for the area Staff - Friendly extremely helpful when confirming booking after major hacking issues with the booking (unfortunately still not sure if this is a third party issue or hotel as they blame each other) but staff were lovely and did their best for me Room 2 on the ground floor - 1. There are no views. You are facing the back of buildings and you hear all the extractors of the windows are open 2. The wifi did not work properly, now the staff did try and say this was the storm, this is not true. I had family staying 2 doors away and they had no issue with internet. This caused me to miss work calls which I was not happy about. The wifi that was then ‘tested’ the next day still was not working for a stable connection, the wifi itself kept dropping on all devices. It’s not acceptable and was definitely due to location of the room. The evening lady tried her best to help me but just stepping outside of my room proved it was not the storm issue! 3. The best was a good size and is very soft which I quite enjoyed, however firm pillows would have been great 4. Drink facilities were great 5. The bathroom looked lovely , however if you are in the bath laying or sitting down you can’t reach the dial/ taps to turn the water hot and cold or on and off. (Also the dial shows wrong direction to make it hotter). The wet room waterfall showing was ridiculous and pointless in the room, I tested is for a few minutes and the water did not clear up until I put a towel down the next morning, everything got soaked even the toilet which is CMs from where you have to stand to shower and again you can reach the dial without stepping out, you also cannot have any towels in the room or it’ll get wet. 6. Dressing area was nice 7. Sofa and table a little dated by fine 8. Plugs near the bed were hidden under shelves Food - breakfast was lovely on the day I could have it, great service and good quality. I had paid for 2 breakfast per day I stayed, however found out I had to be getting ready somewhere else for a wedding early on my first day, I did ask if there was an option to have a breakfast made up to take with me but was told I could not be accommodated, I mean it is what it is, but for a boutique hotel I would have thought maybe you could have made me up some pastries or a yoghurt of something I could take with me ( technically I had paid for 2 breakfast I couldn’t use) I have stayed here before and had a lovely room, unfortunately I feel like I was probably given the worst room. I definitely felt awkward when I was told at check out the wifi was due to the storm when I was being blatantly lied to, maybe invest in a booster for that room (it’s £20) and it would solve the issues. Unfortunately unless I was guaranteed a chance not to stay in that room I would not stay for a third time. However this is my personal opinion of 1 room in a hotel that has some beautiful rooms, it’s a shame you really missed the mark on this occasion.

We received a red letter day birthday gift and selected Drakes from the great reviews at an extra cost of £70. Parking is £15 per night but sadly we weren’t told that we weren’t allowed a sea view on this deal and were allocated room 202. The polite and friendly staff helped us to the room, which was up 2 flights of steep stairs, the room was clean and well presented.The view from the windows was awful and we were overlooked by other buildings, so we had to keep the blinds down during our stay…. There was also a constant noise from the air conditioning plaint which was outside and below the room. On a positive breakfast was included which was very tasty and hit the spot. We were disappointed by the shabby decor which needed updating.

The hotel is easy to find with parking spaces if you arrive in time. The lady on shift gave a warm welcome and introduction to the hotel. Room 2 is a double room on the G floor. There is good use of space. A pull out shelf has a choice of teas and coffee, biscuits and fresh milk in a cute bottle. Bathroom is a wet room with Green & Spring hand wash and lotion, some displayed in a backlit unit. We didn’t use the monsoon shower as it would wet all the towels and our products, there is a shower head in the bath to use as well. The room has heating/air con unit which worked well. The room is a few steps down from reception and you can hear footsteps and customer enquiries in the morning, probably not an issue if you’re a deep sleeper. There are not enough plug sockets for 2 people with mobiles and laptops, one each side by the bed would be great. Overall, it is a good hotel but small details like the bath mat being damp on arrival and lack of hooks for towels or coats let this room down. The owners could stay overnight in the room to see the traveller experience. Good location and parking just £15 a night ( good for Brighton ).
