I chose to stay at The Lanes Hotel for half-term break with my children. The hotel is in a great location, right on the main road and across the street from the beach. It is very walkable to the city centre, North Laines, and even the train station. It is also on the main bus routes, so that made for easy travel. We were put in a ground floor room, which I knew ahead of time. The room was fairly clean and the beds were comfortable. However, it was very cold even with the heat on max and the Wifi did not work in that room. Breakfast was in the restaurant room and served a wide variety of cold breakfast foods, and we could order hot food as well. The food was good and it was a nice start to the day. I would stay there again, as long as I could secure a room that was above ground. We were comfortable and safe.

My review is a little belated as we visited several weeks ago. We'd had to reschedule several times due to lockdowns so I was delighted that we finally got to stay! There was a slight hiccup as we'd specifically booked a four poster room but didn't get a four poster but, honestly, the staff bent over backwards to try and resolve this but being a bank holiday it couldn't be changed. We did have an absolutely fabulous sea view though! The room itself was lovely - spacious, clean, bright and airy. It was more L shaped so had a clearly defined searing area with room for a sofa, chair and table plus a flat screen TV. The bed was very comfy. The bathroom was clean with an amazing, gigantic shower and a good selection of toiletries and essentials. It is an older building but clearly loved and looked after with a lot of charm, history and character. I much prefer that to a corporate chain with no personality.

The absolute highlight of our stay was the staff. They were friendly, competent, knowledgeable, helpful... honestly they seemed like they loved the place and their jobs and were actually pleased to see you. So a huge thank you to them!

Parking is an issue but that's a Brighton thing, not down to the hotel. I suggest you park in one of the side streets, you can purchase a permit from the hotel to allow you to park in the council designated zones which we thought was much better value than using a larger ncp style car park.

The location is a nice easy walk to everything so the hotel is a good base and has a small but well stocked bar open in the evenings.

The hotel was at full capacity and on the main seafront but we found it very peaceful.

All in all, highly recommended. Is it a flash hotel with all the bells and whistles? No but it is a well appointed, comfortable base that makes you feel very at home. I'd happily stay again.

You are really paying for the location, which is great. We had a sea view and it is an easy walk to shops, restaurants & pubs. Brighton is a great place to visit. Our room was reasonably furnished, with a large tv. Bathroom was fine. For £250 for 2 nights in November, I would say it is below average in some respects.. Aside from the view, it did not feel particularly luxurious. There is no coffee pod machine and the one biscuit was not replaced after night 1, which is a bit cheapskate. The toilet tissue was dispensed individually from a metal box, with no toilet roll on the holder. For me, it was insufficient and we bought some toilet roll. The staff we saw were friendly and the hotel was pleasantly quiet. We had a nice time as it is a great location, but the room itself was not that characterful or luxurious.

I stayed with my wife for 2 nights on the 9th-11th September. Upon arrival I asked if our room had the bath I requested when I booked the hotel and he could not provide me with a room with a bath. I had not received any contact to notify me that the room with a bath that I paid for was not available. He told me that the family room had a bath but would cost more and didn’t try to upgrade me for our inconvenience. The host tried to blame booking.com for their error when it was very much their fault. It was easy enough for them to pull up my booking with the request, therefore easy enough to fulfil my request upon booking almost 2 weeks prior. Some transparency and accountability would have been appreciated. Was offered a card for the future to contact for a “better” rate, to rub salt in the wound that I perhaps had paid above the odds for my room and a dire service. Then on Friday morning the power went twice and left us with a cold shower. I had to call reception from my mobile since no reception number was provided. There was a general lack of communication, information and welcome throughout the stay with no mention of breakfast times or if we needed any help. Have since contacted the hotel for a refund and was refused. Do not give your custom where accountability and customer service is lost.

I had a double room with a great view of the seafront and the pier. Rooms are clean, beds and pillows were very comfortable, I was not subject to noise from surrounding rooms however, if I left the window open at night, there was a fair amount of noise from outside although intermittently.
Staff are friendly and helpful. The hotel is about a 10 minute walk from the Lanes and the pier.
I would definitely return to this hotel when I am in Brighton again.

Stayed for a night with family. Good location for access to the beach. Parking outside limited to 5 spaces; first come first served basis. You can purchase a council parking permit from Reception for £12 for 12 hours but can only park in Zone C; if you manage to find parking that is. May have to park a distance away from hotel which is not ideal. Beach front parking is £4.20 an hour. Reception staff are helpful. Breakfast £12 per person and was ok. Found a Budgens behind the hotel for any essentials. Our room was a bit run down ceiling had water leak marks & cracks on it. Bathroom was very narrow and small. Didn't get a good nights sleep as the heating was on; had to keep windows open and the noise was very disturbing. Found the pillows and bed uncomfortable. Unfortunately, we will be staying else where on our next trip.

Just came back from this lovely hotel and my friends and I had such a lush time, this hotel is friendly, clean, warm and just lovely.
We paid for a permit to park which was £12 for 24hrs to park on the street as we couldn’t get a space on the hotel itself.
We didn’t have the food but ordered in instead which you could eat in the restaurant there, they also had a bar with drinks.
We stayed in a triple double bed room on the top floor which had lush sea views and views of the pier which is awesome at night.
Bathroom was nice with a shower in which my friend used and said was really nice.
Everyone who works there are super friendly we felt so welcome thank you for a great weekend we would all recommend this hotel and one of us is super fussy about everything so this hotel is a winner if she was happy with it lol

Room wasnt the one we booked. Dust everywhere stains and dirt on carpets. Broken floor tiles on bathroom floor. Feather matress which were coming through sheets and pricking us. Shower over bath didnt have a non slip surface. Noise from rooms above went on until 2 and 3 in the morning. Some of the staff were nice but others didnt want to help. Pipes rattled everytime the toilet was flushed. We Paid £520 for 3 nights without breakfast it wasnt worth half of that amount. Will never go there again.

My wife and I stayed with you 26.08.21 to 29.08.21 in room 206. We were pleased to book this at last minute and accepted the price expecting to enjoy an exceptionally nice room.

We have stayed in top Hotels and basic ones in some very prestigious places and £270 per night without breakfast for what we experienced is extremely bad value. The stained carpet is the first thig to greet you on entering the room, then as you will see by the pictures the curtain pelmet was hanging off its fixing, the WC paper holder loose in wall, one of the easy chairs has a almost detached leg so not fit for use, the tea bag dish had been left on balcony full of disgusting cigarette ends.

Overall, the room clearly does not have detailed inspections to maintain the standard you are charging for, replacement milk sachets were only replenished one day of our visit. I choose not to complain during our stay and cause our stay to be any more stressful but felt I would e mail you on return prior to sharing our experiences on social media, I feel we should have a significant refund which will protect you from numerous bad feedback, as a Hotel you are not being fair to your clients renting out rooms and not presenting the quality accommodation one should expect for the prices your charging.

I await your response with interest.

The above was sent via Email and The Lanes Hotel have not had the decency to respond, which has left me no option but to leave bad feedback for all to see. I would strongly advise any one considering booking this hotel to reconsider and find another hotel to stay - do not waste your money.

First things first, I LOVE the building and the architecture. Quite old fashioned, but with a slight modern edge. The staff are exceptionally friendly and welcoming, and genuinely make you feel like an old friend or one of the family, particularly the team on reception (big shout out to Mike and Ruby!) They are extremely accommodating and offer great advice on where to grab a bite to eat in the area. There is also a bar opposite reception that offers a generous selection of drinks, snacks and even packs of playing cards! The room itself was wonderful, clean, comfortable and had a good selection of tea, coffee, sweets and biscuits.
Also the Noel Coward's lounge is very comfortable and I could easily and happily spend an evening sat in there, enjoying the view and having a drink. The toilets, especially the ones downstairs, were also very clean and smelt fresh, which definitely did not go unnoticed either. The breakfast was also delicious.

Disliked · My only real complaint about the room, albeit a very small one, was that the height of the chair did not match the height of the desk, so it was awkward if I wanted to do some work in my room at the desk! But sitting in the downstairs lounge was a good alternative, I must admit.

Hi - Is there parking near the hotel?

5 spaces at hotel - no charge. First come first served. Parking permits for street parking in surrounding area (1,500 spaces) £12 and last 24 hrs. Pay and display opposite is most expensive option - different prices.

Sorry I can’t answer your question as I didn’t get to stay there because of Covid. What I can tell you is I would never stay there because of the way they treated me about not being able to stay. Told me if I cancelled I would get my money back, whoever after doing so they changed there mind and refused to refund saying it was my choice to cancel. Not friendly at all.

There's very limited parking at the hotel, which I didn't rely on (travelled by train), however there would have been a space! I remember there was some expensive pay and display nearby too.
