Stayed here for 3 nights.
I always book more budget end hotels, so never expecting anything fancy.
The Hamptons provided a comfortable, affordable base for exploring the city.
Beds were comfy, everything was spotless, good shower, free WiFi, and tea/coffee supplies replenished daily.
Perfect location by the seafront, but easy walk into shopping areas/marina etc.

The accommodation itself was good, clean and comfortable. There was enough room for the three of us. However, the Hamptons is listed on its website as a BnB but does not offer food in any way. Further down the listing the website suggests checking out one of the local cafes for breakfast but this doesn’t make it clear that Hamptons fundamentally *isn’t* a BnB! Specifically in our room the choice of the window shutters to be in keeping with the theme means that the room doesn’t get very dark with the street lights shining through at night and the light coming in very early in the morning. Some of the shutters don’t stay shut in any case. The reception was 3 or 4 doors down in the sister hotel which I suspect is the better option. It was fine for our stay but please don’t advertise yourself as a BnB if you’re not!

My room was surprisingly large, and was clean and comfortable. I think the en suite must have been refurbed recently, as it was immaculate and looked very new. The location is very good; it's a short bus ride or perhaps a twelve minute walk to the city centre, so you're still very close to everything, but it's just a little bit away from the all the noise, hustle and bustle, which did make it easier to fall asleep!

Hamptons is paired with Strawberry Fields, two doors down, and for late check-in I had to pick up my key etc from there.

We recently stayed at Hamptons for 2 nights midweek and paid £100/night for an ensuite room, with prices even higher on weekends. Extremely overpriced - the room is worth max £60/night, due only to a good location. However the room was otherwise very basic, and had issues with mould in the en-suite, only one light of 3 working, and a broken TV which repeatedly turned itself off when using. Despite this, the worst issue was noise - the door to the room was very thin so we were woken up with fire doors slamming each time a guest entered/left their room, or used the shared bathroom on our floor. Very poor nights sleep on both nights. Would only recommend as a budget hotel if prices are brought down.

I paid ~£750 for a 11-day stay at Room 1

(had to change from a single to double on the first day and later extend my stay by 7 days after 4 days, making it from Friday Dec. 2 to Tuesday Dec. 13),

and after 4 days in hamptons room 1 the only reliable wifi source got completely lost — which is strange because it always remained active for upper floor occupants and that didn’t make sense with all the already existing 1-star reviews complaining about the upper floors wifi signal — and I resorted to the other two wifi sources, which are on the first floor and rebooted by one of the managers everyday. These somehow never really made it to Room 1 with any decent stability and really just were a massive nuisance over most of my stay in hamptons. Aside from the 4g signal being sometimes zero (or down to 3g. in 2022). I complained about all this to the manager (who explained a lot to me and got me some extra info and was really kind) and I realised there was nothing much else he or they could have done for me with many other rooms booked.

I still think I deserve some form of financial compensation….

The worst place we have ever visited !! This place is a health hazard and dangerous hovel .Could not even call this place an establishment . I cannot believe my children had to stay here but when we complained (after eventually finding a staff member 3 buildings away), we were told we could leave. 9.30 at night , this establishment was basically going to turf us all out on the street ,a 6 yr and 8 yr old with no hotel availability in the whole of Brighton . This whole experience was a nightmare. This place is advertised as a B&B but no breakfast provided when we asked for a refund we were told we would receive £100 of a refund for the mould on the ceiling in one of the bedrooms absolutely disgraceful.

We found the overall service average and once we had overcome a few of the rooms little obstacles, we were set up for a good stay in Brighton's, Kemptown. The location was good, being in the heart of Kemptown with supermarkets, cafes being very close by. The guest services were helpful once you could get hold of them and they did have an emergency contact, should you need to call. We stayed in Room 1, the shower was quite small and difficult to manoeuvre. The only aircon for the room, was to open the window.
Overall, would we stay here again? No, not for the price we paid!

I want to caveat this review by clarifying that I have written 30+ reviews on this site and never once given a 1/5 rating until now,

I booked this hotel weeks ago to secure a decent rate for the 2023 Brighton Pride weekend. This week the hotel inexplicably and without warning cancelled the booking. When I asked for an explanation non was forthcoming. I contacted Booking.com with whom the booking was arranged through and they told me that the hotel claimed my credit card was not working and that they had tried to contact me about this. This is a complete lie. I called the credit card company and there is no issue. I have not received a single email from the hotel. I have tried to contact the hotel on several occasions to get this sorted but they have ignored me.

It is evident therefore that they have simply decided to cancel the booking to try and re-book the room with someone else at a more expensive rate for the pride weekend and to not honour the booking they made with us.

Do not stay here. Liars.

There's a lot of bad reviews on here for this place, and I think that's quite unfair. We stayed here while I was running the Brighton marathon and it was great. The location is really great and the service we received checking in was brilliant, they even took our bags for us as we were a bit earlier than the 16:00 check in time. I think a lot of the reviews are bad because people didn't realise some of the rooms include a shared bathroom, we booked a room with an ensuite and this was clearly outlined on the website so I'm not sure how people seem to have missed this. The room was very comfortable and clean, absolutely no complaints from me. It's a 3 star hotel so you can't expect luxury but if you just need somewhere to sleep in a great location in Brighton then this is a great option.

The location of the hotel is very good and check-in is easy.
We had a family room for 3 adults and 2 children.
The downside we were in room A on the ground floor. In England the roller shutters do not hesitate and often daylight enters the rooms in the morning. No problem for me, I was aware of that. The problem for me was the following: we had a ground floor room with shutters and young children. The hotel has lighting on its facade which it leaves on all night on each side of our bow window. This one allowed the light to pass through, we could see it as if it were broad daylight in our room and the children therefore had difficulty falling asleep before 11 p.m.-11:30 p.m.….
When I asked reception if it was possible to turn off the outside light at night I was told that it was impossible as this room had been rented hundreds of times and that I was the first to complain. Basically, I'm complaining for nothing... in short, between that and the simple glazing that lets sound through, all 5 of us know we slept poorly during our 2 nights there.

I am attaching a photo of our windows at night with towels to try to make it darker.

Only ever drove to Brighton once, never again, parking is horrendous at the best of times and very expensive, if you can, go by train... Sorry can't remember what it cost to park but i do remember thinking if i drive there often i would need to take out a second mortgage.
