Our room and ensuite were immaculate and luxurious and set within a beautiful Victorian house. The breakfast was the best I've had in a B&B - everything cooked exactly how I like it. The couple who ran and owned the B&B were lovely and obviously took great pride in providing the best service possible.

This was a lovely B and B. The house was beautifully decorated. We were made to feel very welcome by Michael and Olivia. Clean and comfortable rooms made for a great night's sleep To top it off a great breakfast in another gorgeously decorated room.

Welcoming and friendly hosts, clean beautifully decorated rooms and soft plush towels and bedding. The hosts of this BnB clearly care about their guests and it shows. The breakfast is great. Fresh fruit, granola and yogurt and catered to our dietary requirements. Cake and tea in the afternoons was also lovely. Hosts also allowed us to use the garden, and were so accommodating to our requests no matter how big or small. Location also great. Walking distance to town and beach and situated on a quiet road. We could not recommend this place enough and will be returning when we next visit Hastings. Thank you!!!!! Molly and Jack

Lovely B and B located 10 mins from the station and Hastings centre. Olivia and Michael were really welcoming and I felt at home from the moment I dropped my bags off. The house is beautiful and rooms were spotless, oozing charm and character. I had a relaxing stay and the best breakfast I've had in a long time! Will look forward to returning soon :-)

Once again, as always it takes a wow factor to get me to write a review, and this place delivered and is up there with the best places myself and my wife have stayed at in the UK. For the record: We stayed at this B&B for 4 nights, Saturday -Wednesday Morning in July after the lock-down restrictions had been lifted. So, lets start with the elephant in the room: Covid-19 and how this little B&B and its owners Olivia and Michael tackled it. Throughout our stay, Olivia and Michael wore a face mask but did not insist we do the same which was gratefully appreciated. During breakfast, each "delivery" of food/drink etc. was made at the end of the table for us to simply pick up the plates or teapot etc. and place in front of us ourselves at our end of the table - thus ensuring social distancing. Whenever they spoke to us, they always kept a respectful 1-2 metre distance at all times. In addition, when it came to requiring fresh towels, or re-fill of water, milk, tea/coffee sugar, bin liners, clean cups or glasses or homemade cookies for the room (the cookies which Olivia bakes are divine by the way - Oatmeal Raisin Cookies!) all you had to do was set your empty/used dishes or tied up rubbish bags on a tray set on top of a chest outside the room, and they would disappear and clean replacements would take their place - again ensuring social distancing! Everything was thoroughly cleaned, they were even changing the table cloth every day in the breakfast room! And of course the obligatory hand-sanitizer was available in the entrance hall to the property. Put simply: yes, it means you as the guest have to do a tiny (and very reasonable frankly) amount of work in putting your used cups/towels etc. outside of the room...but honestly in these times that's hardly a problem! And to be honest it made myself and my wife feel completely secure in the knowledge that everything was cleaned and we felt very secure and happy with the social distancing measures they took. Now lets move to Michael and Olivia themselves: wonderful people - very simply they are warm and welcoming and if you're staying with them - be sure to take advantage of the afternoon tea in the lounge served on fine china (and Olivia's Orange Cake and her Banana Bread are OUT OF THIS WORLD!). Michael is an avid gardener and he grows his own Tomatoes amongst other things and by the way, the roasted cherry tomatoes served with breakfast are the most succulent I've ever had and as a general rule I HATE cherry tomatoes! Normally I find cherry tomatoes tasteless and bland, but these were heavenly and I never believed a tomato could be succulent, but these grown in Michael's garden...you haven't lived until you have tried them - you just have to be lucky enough to visit I think when they have ripened! And on that note - that brings me to breakfast: My wife has very particular dietary needs which we communicated in advance and suggested some possible menu choices my wife would be able to have for breakfast; what we got was beyond expectations! Fresh fruit of various types every morning (watermelon, grapefruit, grapes, blueberries, cherries and nectarines) all neatly sliced and presented followed by avocado on white sourdough toast and poached egg whites. And for those of you (like me) who love a giant full English breakfast - sausage, bacon, eggs (all locally sourced), sourdough toast (those amazing cherry tomatoes), baked beans...frankly you name it! In addition there was also muesli, yogurt and granola available. For the toast there was Raspberry Jam, Orange Marmalade and Honey! Tea and coffee and freshly squeezed orange juice (from the fruit itself that morning - your choice of it being sieved or with all the bits!) I mean really...if you walk out of the breakfast room feeling anything but happy and full to bursting...you're doing something badly wrong! We had the Turret Room; the bed was soft and very comfortable with free-view TV, there was tea and coffee making facilities (including a French press) they even had a couple of herbal teas on offer in the room! The bathroom has a lovely bathtub and shower attached to the tub if you want to rinse down whilst you're in there. In addition there is a separate shower stall with a giant rain shower head overhead AND a 2nd smaller shower head also attached in the stall if you prefer! The soaps and shower gels etc. provided were all organic products - so you certainly got quality stuff included in the room. They even provided bathrobes! The room also has a lovely view of the Hastings cliffs and the sea! So in summary: This is a Five Star B&B all the way! Food...amazing, the home made treats that Olivia offers - heavenly, the room - comfortable, the decor of the place - gorgeous! Quiet and peaceful for sleep and most importantly in these times - COVID SAFE! Best advice I can give any traveller in these times: communicate with Olivia and Michael in advance to ensure your needs are met, and be reasonable whilst you are there to help the social distancing - trust me on this - my wife and I felt like a King and Queen and you will not regret staying with them. The final word: next time we're in Hastings for a short break - WE'LL BE BACK! Thank you Olivia and Michael! You and your B&B truly are THE Crown Jewel of Hastings.
