Canterbury, Dover and Hastings are all within a reasonable drive. We offer a very bespoke personal service. We are not a hotel. We enjoy the early discussions when you are booking and then work with you to help you create something rather special for your break. 8 -10 minutes walk will place you in the High St around 700 yards away. Secure off street parking with charging for electric vehicles. Exclusive use We offer exclusive use weekends for private family celebrations and whilst we offer Weddings it will always be exclusive to the Couple so if you see a wedding here then you will personally know the Bride or Groom as WE NEVER MIX GUESTS. We hope you enjoy Bubbles at breakfast and don't mind complimentary nightcaps upon your return in the evening. No Children under 14 unless at an exclusive event.

We recently had a two night stay at Sapcote Hall and really enjoyed it.A superbly renovated historical home,tastefully furnished and decorated with two charming hosts Alan and Paul.
Strictly adhered covid guidelines and spotlessly clean.We even had the pleasure of hearing Alan's singing on one of his CD's whilst enjoying his special recipe of 'bubble and squeak 'with the delicious breakfast.
Easy walking distance to the delightful town of Rye and many good walks,we did two,one to Camber Sands and another to Winchelsea.
If you are looking to treat yourselves then let Alan and Paul be your hosts you won't regret it.

We were supposed to be going abroad for our honeymoon, but due to covid, those plans were dashed. Paul and Alan at Saltcote Place came to the rescue with a mini-moon dreams are made of. Switzerland will still be there next year but boy am I so pleased we came across this absolute Gem!
The property is beautiful and what with the weather being a bit of a disaster we spent a lot of time on site. I can hardly say I minded. We were welcomed with a glass of bubbles, and kept suitably jolly for our 3 night stay with champagne breakfasts and lovely little night time tipples served in Crystal glasses.
After a hectic week of wedding planning, we were both exhausted, but Saltcote was the perfect place to relax and unwind. The room was spotless and comfortable; and white towels, waffle dressing gowns, a bowl of fresh fruit and choccies galore made it very inviting!
Breakfast was our favourite time of the day. Not only because of the lovely food (perfect poached eggs and top notch hollandaise) but because of the lovely conversations with Alan and Paul. We thoroughly enjoyed the “socially distanced” socialisation, and are also very thankful for a goldmine of helpful advice on a number of topics.
We prebooked a lot of places to eat before we came to Rye as we knew it was a popular tourist destination. If you are unsure of where to go then Paul is more than happy to plan and book an itinerary for you. He has clearly networked the town and knows where the gastro magic happens! He will also gladly hit the phones and get you squeezed in somewhere good if you didn’t manage to get in anywhere.
I cannot express the level of attentiveness as hosts that they show, and really it is Alan and Paul who make the experience.
If you want a mini-moon set in beautiful surroundings where the hosts go to the moon and back to make you welcome, then Saltcote place is the place for you. Alan and Paul really are The Full Diamanté !!

Saltcote place is a real gem. A beautiful, superbly renovated property just far enough from Rye to get away from the crowds but near enough to walk into the town. Paul and Allan are gracious hosts and nothing is too much trouble. They are very friendly but not intrusive and they very much respect your privacy. Our suite of rooms was very comfortable and immaculately clean, the extra touches of fruit and chocolates and high quality bathroom products enhanced the experience. The champagne breakfasts are a delight, Allan's cooking would rival a top hotel chef and there is plenty of variety offered. No breakfast buffet scrum here - everything is presented on bone china guaranteed to make you feel very special. At the other end of the day a generous night cap awaits you. Its been a very long time since we have been away and we were a little anxious because of the Covid restrictions but we need not have worried, all was very compliant and very low key. We had a lovely restful few days here for our anniversary and will surely return.

What an incredible experience.
Saltcote Place is a beautiful manor house set in a great locations in Rye. The views are outstanding and unlike any you would get in town.
The accommodation is set up a slight hill 5-8 minute walk from town, which is perfect as you get peace and tranquility of the countryside without the noise you encounter staying right in the centre of town.
We stayed in the Royal Military Suite, which is the larger of the rooms available and it was worth every penny. The suite is spacious and well equipped with the accompanying bathroom outstanding. The bed is very comfortable and the hosts have thought of everything you could need in the room, from extra pillows to a variety of tea/coffee/hot chocolate and biscuits.
The hosts, Paul and Alan are some of the most welcoming hosts we have encountered. Upon entering the property you are welcomed like old friends with a glass of wine and given details of the beautiful house they occupy. As locals they have great recommendations, of which we tried many and were not disappointed. Paul and Alan offer an extensive breakfast menu which includes fresh fruit beautifully presented, pastries, full English, pancakes, waffles etc which all come with a welcome glass of champagne.
In the evening a nightcap of your choice is awaiting your room which was a lovely touch. The grounds of the accommodation are beautiful and well worth a wander.
The accommodation together with the hospitality from the hosts mean that Saltcote place has become a firm favourite for us, so much so, that it has come into discussions for us to look at as a wedding venue.

After spending 6 months in lockdown and hadn't been to a restaurant or a pub I was very nervous about booking a hotel for our wedding anniversary, but I need not have worried as Saltcote Place was perfect in every way! our suite had its own private entrance from outside of the main house and was immaculate and luxurious with everything we needed and very Covid conscious which made my husband and I very relaxed from the start.
Paul met us on arrival and led us into the beautiful house for a glass of wine before showing us to our room.
Paul and Alan were perfect hosts and Alan prepared the most amazing breakfast for us along with Paul pouring the champagne! breakfast was shared with just one other couple which was such a lovely way to start the day.
The grounds of the house are beautiful and we were blessed with fantastic weather so we could sit on a bench with a glass of champagne on our Anniversary and just look out over the beautiful views.

What an absolutely fabulous place. I was so sad to have to leave. The owners Paul and Alan were amazing and could not have made me feel more welcomed. The location is just a short walk into the centre of Rye and is incredibly peaceful with fantastic views. Imagine the grandeur of a stately home with some terrific antiques. My suite was spacious, comfortable and beautifully furnished. The cooked breakfasts and fresh fruit were great and lots of variety to choose from, with champagne to start your day. Chapel Down vineyard is a 20 minute cab ride away as are other smaller vineyards. I can’t thank Paul & Alan enough and hope to be back in the future.

We were fortunate enough to book Saltcote Place at the last minute and what a fantastic stay we had. From the initial booking the evening before to our arrival Paul and Alain were always in communication with us Insuring our needs were all met upon our arrival. They reassured us our suite with our own private entrance was clean and Covid safe. We were spoilt for choice with their delicious breakfast menu which was all made from locally sourced food. We stayed here for a weekend to escape from the all-consuming wedding planning! What a joyful and special trip. Paul and Alan were so attentive and immediately put us at ease with their wild stories! The most perfect hosts and so easy to talk to. They prepared the most luxurious breakfast served in the pretty vintage crockery and spoilt us with night caps in the evenings. The building itself is so elegant whilst also very fun and not taking itself too seriously! GO GO GO

I want to start off by saying this is the first time I've felt motivated to leave a review. Saltcote Place is phenomenal, the views, the food, the rooms and the hosts Paul and Alan were superbly breathtaking. We felt extremely accommodated and were even given a tour of the house, which by the way is beautiful and you can tell they put their heart and soul into it (the attention to detail is above and beyond); my girlfriend was even allowed to have a tinkle on their Bechstein piano!
The breakfasts are Michelin star worthy and were complimented by Paul and Alan's easy going demeanor, making for a great start to the day with them being such funny, interesting and helpful people.
It's a short distance into town with great places to eat, picturesque views and lovely locals, certainly being a well needed shot of culture and history. These were accompanied with beaches, some busy some not, and pubs where a well appreciated tipple will wet your whistle. We were really allowed to escape the whirlwind that London can be sometimes.
If you fancy waking up for it, there is a perfect view of a sunrise in the corner of their gardens that weather permitting would be absolutely breathtaking.
Thank you Paul and Alan for an incredible post-lockdown escape, your hospitality certain merits another trip down to Rye. Would highly recommend Saltcote place to anyone and all, thank you.

We never mix Guests, all Weddings are exclusive use. We will never have a Wedding the day after a previous Wedding as to do so would potentially detract from either Celebration.
We will never have non Wedding Guests staying when there is a Wedding or other taking place.
