The Lookout is a small independent hotel located in the heart of medieval Rye just beyond the town’s ‘Landgate’. Many of the rooms have views of the town, the river and the fishing boats. Off street parking is available for guests and there is a pretty outside terrace with views over the Salts.

We were pleasantly surprised with our room which was nicely decorated with a comfortable bed, bath and shower. Well located, close to the centre of town. The pool, sauna etc were closed due to COVID which is understandable but I was advised in advance that the cooked breakfast (included in the price of the room) was also not available so pastries, yoghurt and fruit would be delivered to the room in the morning. I replied to advise that I am lactose intolerant and requested an alternative which I was told was not a problem but when the breakfast arrived, it was 8 pastries (which I had advised I could not eat), 2 slices of toast, butter, jam and 2 types of yoghurt which were not labelled and 2 bananas which did not leave me with a lot to choose from, given we had originally expected a cooked breakfast! Also wasn’t that easy to eat in a fairly small room.
Housekeeping is also no longer standard but you can ask at reception.

The hotel is situated in a perfect location to visit Rye. You can walk everywhere from here. There is a very handy car park at the back which costs £5 a day and it is a very short walk round the side to the front of the hotel reception. The best bit about this hotel is the terrace seating area where you can enjoy drinks, coffee and breakfast. Our room was lovely - bathroom a bit small but for two nights it was not too much of an issue. I would stay here again. Thank you

We stayed using a special offer and were able to add an extra (child) bed for a nominal fee. As part of the offer, we had breakfast and cream tea included and the nominal fee included the breakfast and an extra scone or two too! So generous.

Helpful staff, comfy beds, warm rooms and the food was great. The lady who served us breakfast had the biggest smile and it was a wonderful way to begin our day.

I spent one night here over Half Term with my two cousins. As we are 3 females, we wanted a room for the three of us. This lovely little hotel ticked all of our boxes and when we arrived it was even better than expected! I booked the Penthouse because it had 2 bedrooms but actually, when we walked in, we were all pleasantly surprised to see that it was like an apartment and it had three bedrooms! It is very good value for money for a family or a group of friends who don't mind sharing the ensuite bathroom. That would be my only negative. The only bathroom is ensuite in the double bedroom.

There are two other small bedrooms, one with a bunk bed only and one with a very comfortable single bed only. The linen is clean and crisp and the cushions are cosy and comfortable. The penthouse also has a spacious kitchen and sitting room with a large screen TV. The area has been recently refurbished and is modern and clean. There is a good size terrace with a view that you could easily eat outside on in the warmer months. A delightful finding at a reasonable price.

However, there is no lift so to access the rooms, there are 2 sets of steep stairs.

It is located at the beginning of a steep hill but is centrally located. The hotel has its own car park at the rear and there is also paying on street parking.

We did not use the small swimming pool nor the spa facilities. Breakfast was delicious and was cooked to order so it tasted fresh. Our waitress, Anna, is Italian (so is our family) and was extremely friendly, professional, efficient and helpful. She is certainly an asset to the hotel.

Just had a lovely 1 night stay at the Rye Lodge Hotel on a Groupon deal Sun - Mon.
included in the package was an upgraded room with cream tea and glass of champagne each.
The hotel is very well situated to discover the small historical town of Rye and as all accessible by foot and we have no mobility issues, travelled by train to Rye station which is an easy 5 min walk to the hotel.
We arrived early and had a very friendly and efficient check in, although our room was not ready we had already booked the cream tea for 2 pm so had a quick walk around the town for a couple of hours after leaving our suitcase.
The cream tea was very nice with the best quality scones and a lovely glass of champagne each.
The service was impeccable and I must say the staff were all very helpful and professional throughout our stay.
Our room (3) was lovely and had the most comfortable hotel bed I have slept in for many years, its even better than the bed I have at home!
Usual treats in room with tea/coffee, plenty of toiletries, bath robes and plenty of hot water. Also a very nice welcome letter form the hotel.
In the afternoon we went for a swim in the small swimming pool and used both the jacuzzi and steam room. A very nice way to spend an hour and a half thats for sure. We had towels in our room upon arrival, so no need to take any. I am sure that this is the only hotel in Rye with a pool so another plus point.
As the hotel was not busy there was space to park outside and in the hotel car park but no concern to us as we travelled by train.
The breakfast the following morning was a mixture of continental/cooked and once again all was superb, as was the service.
Rye itself is a very nice place to visit with plenty of shopping, antique markets, coffee shops and interesting buildings to visit, its a lovely place for a day or overnight stay.
Had a very nice meal in Hoof restaurant which I can recommend!
If I were to come again I would have no hesitation in staying at Rye Lodge and thoroughly recommend the hotel with its fantastic location, amenities and above all staff.
Both myself and my wife were disappointed to leave and could easily have stayed another night if possible!
I received an email from the hotel the following day to thank me for staying and a direct link for any future bookings which I thought was a very nice touch.
I would advise anyone looking for a short break to book the Groupon deal and enjoy Rye Lodge as it will not disappoint.
Thank you Rye Lodge for a lovely stay

Steve

On the upside: Comfortable bed. Good location for town, nature reserve, shops, restaurants. Easy access from railway station. Good views across the marshes. Easy reception and nice welcome. Local stockists used. COVID 19 regulations adhered to during crisis.

Unfortunately our “Deluxe” room was an attic which caused an "actual" headache. Going by the site's own pictures it was easily the worst of the deluxe rooms and certainly not value for money. It was marketed as having a deluxe bathroom, a balcony or a view, by a process of elimination our bonus feature was the view through the small dirty attic windows. Water pressure in sink was very poor with long wait for hot supply. Cracked floor tiles and bath panel in bathroom. No shower curtain or frosted window-glass. Chipped furniture. Due to COVID 19 regulations there was absolutely NO housekeeping, even Room Service trays being left. The breakfast offer was also severely curtailed due to COVID 19 even though the restaurant appeared to be open for dinner but no consideration was made in the cost.

Dear Andybell - Thank you for your review. I'm delighted the room was comfortable and the location of the hotel. I'm sorry you did not feel the room was upto standard, but we will review your feedback and we already in the process of replacing the broken tile and looking to refurbish the room. I can reassure you the room is deep cleaned by the housekeeping team and breakfast has to booked to create space for guests during Covid. The evening service is outside but is only a pop up restaurant for the summer. Thank you and kind regards, Miles S

The Lookout is in an excellent location in Rye and the staff are all very friendly and eager to please. We were on a 2 night Travel Zoo deal which was good value and included an excellent full cream tea on one of the afternoons. However I don't think we would have considered staying there if we were paying their normal rates. We had a very large room on the ground floor (which we paid extra to upgrade to). As the room was so nice we turned a blind eye to the cracked mirror in the bathroom and grouting that needs renewing in places. The water pressure and hot water temperature from the shower also lend themselves to improvement. Although the room had a balcony it was rather dilapidated and overlooked the car park. Looking at the hotel from the back, it needs a lot of TLC, with obvious signs of rotting woodwork everywhere.
Considering it's position and the fact that it has an outside eating area which apparently is at a premium in Rye, with a bit of money spent on it this could be a hotel that people would rush to return to and would gladly pay a reasonable price for. At the moment, in our opinion, it isn't.

We had a lovely 2 night break. Alas, the second lockdown meant that we had to shorten our stay.
That said, the room was bright, airy and quiet. The bed was very comfortable and breakfast in the mornings was very tasty.
The staff were charming and made gave us a very warm welcome.
On the doorstep of the old town, this hotel is convenient for pedestrians, public transport and travel by by car. Situated in a beautiful location it will be a pleasure to return when the current situation eases.

My wife & I just recently stayed at Rye Lodge Hotel only last week. We had really been looking forward to it, but when we were given the keys to our room we were VERY disappointed the room was very dirty with cobwebs on the ceiling stains all over the carpet plus fluff dirt on the floor. There were blown bulbs in lights above the bed & the bedside lamp on my side of the bed didn't work. So I started to look around the room in more detail [ which only took seconds] as this is the smallest room we have have ever slept in. You had trouble getting round the bed & it was so cramped yuo had nowhere to put anything. Anyway I at the bedside table on my wife's side of the bed & there were tea/coffee stains which had been there for sometime, so I went to the reception & complained the girl was very helpful & said that she will report it the lady who is on in the morning. Morning I requested the room to be changed as it was very small & needed a good clean. The women wasnt perticularly helpful & they were full & cant do anything till possibly later. So we came back later & we were shown the same catergory of room appently but it was much bigger, however this room was not really very clean either with cobwebs all over the tiles in the bathroom had all the grout missing & one tile moved up in the air when you stood on it. I would also say breakfast was good but the service was not you had to keep asking for butter salt & pepper a teaspoon basic things. I would say the american young girl was very helpful , professional & polite, sorry I didnt get her name & also Natalie the blonde young on in the evenings was very good the other members of staff weren't. I would not recommend this place to anyone.
PS. The landing leading to the car pack was absolutely filthy looked like it hadnt been cleaned for months

We had an overnight stay at The Rye Lodge, our first since it changed ownership and overall we weren’t disappointed. It’s a shame you have to pay additionally for parking overnight and we were extremely disappointed to learn the pool is permanently closed, it was one of the main reasons we choose to stay here, however that said the breakfast was lovely, the waiting/bar and Canadian receptionist were exceptional (in fact she should be the permanent welcome in our opinion). The room was comfortable and fairly well appointed, furnishings were pristine, although be warned Cosy Double is marketing speak for teeny. It was exceptionally clean and tidy, but the shower room was very small - our top tip, get your hair/self wet and switch the water off to add soap, space is very limited so there’s no alternative and watch out for the shower curtain that is a magnet for wet skin. We would most definitely stay again but might opt for the next room up
