TL:DR Incredibly Comfortable - AND ZERO CARBON?!? We were impressed enough by Magnolia House on the surface. Check-in was totally painless through their remote system, and when we met Javed and Judith, they were very kind, considerate, and had some very insightful thoughts about how to spend our time in Rye. The room was incredibly comfortable - the choice of firmer and softer pillows gave us a faultless sleep (I'm tempted to buy new pillows for my own bed). But what really blew me away was to find out that this faultless BnB was also COMPLETELY zero carbon. I was amazed to learn that the whole pace was powered by solar and ground-source heat pumps. They were incredibly conscientious about minimising their disposable elements, and offer several EV chargers. Well worth a visit - especially if you're environmentally conscientious! Great job Javed and Judith.

We had a fabulous stay at Magnolia House. Javed could not have been more helpful! We enjoyed his company and sense of humour :) The 'zero carbon' house on Udimore Road is so welcoming and beautifully appointed. It is also ideally located, a short walk into the centre of Rye. Breakfast was delicious, especially the fried bread! We will be returning and telling our friends.

Amazing hosts in this super sustainably created B and B. Generous room and bathroom size with comfy bed, fridge, microwave, iron and when needed proper air conditioning. All you need for a great stay with the added benefit of a good breakfast menu choice and cooked to order. Really recommend this venue.

100% recommend this BnB, our room was beautiful. We received a text before arrival with instructions on how to get our key from the key box. I was staying the night with my mum & we had a huge twin room, pictures shown. It has a fridge, fresh milk, different hot drink options, microwave & kettle. It was spotless, very modern, really good quality furniture and shower was lovely. We ate out at Marcos Mediterranean (I have reviewed separately) but we had breakfast at Magnolia. The lady was really welcoming & chatty & because I couldn’t make up my mind on brekkie was very patient and even did a mix of breakfasts for me!! The BnB is around 7 mins walk in to the centre and has parking. Absolutely recommend!

My husband and I were celebrating our anniversary and Magnolia House was just the perfect place. It was 5 minutes walk into town. It was remote access which was very easy. Our room was modern and very clean. In fact you could tell that the whole building had been well thought out. Javed and Judith were the perfect hosts. They were very welcoming and accommodating and relaxed. Breakfast was delicious with a great choice, you could have whatever you wanted and it was made to order, which was even better. Having a parking space was a huge bonus. We would highly recommend Magnolia House and we we would definitely go back again. Thank you Javed and Judith for making our stay very special.

Very welcoming on our arrival and taken to our room. Room was of a good size and notably, very clean. A few finishing touches made all the difference such a make up magnifying mirror. Our room was road facing, which was a little noisy but didn't stop our sleep. We were aware of hearing our neighbours above us, talking, moving around and their snoring in the small hours but again we drifted off to sleep. Bed was very comfortable, shower was perfect and so nice to have a bathroom cabinet to put our toiletries away instead of the usual left on the side when often staying away from home. Bonus of being able to park on site a definate plus. A walk into town for evening meals etc, took no longer than 10 mins, which was perfect for a walk back to walk off dinner and feel more comfortable on our return. Breakfasts in the morning were spot on and catered for my intolerances. I would definitely recommend staying at Magnolia House.

Excellent! They were so accomodating to me. I required very early breakfast which was no problem, and the electric car charging was super. A great addition to Rye! Excellent bedrooms and breakfast. Will certainly be back!

Lovely B&B - great host, very welcoming, perfect location for walking into town, and parking on site. Lots to do in Rye and it’s close to Camber Sands - Hastings a short drive away. Breakfast is great- would definitely recommend the pancakes!
