My husband and I visited Jeakes House for breakfast on my birthday. A few friends had stayed there and recommended it to us. The decor is unashamedly Victorian and is beautifully done throughout. It is very clean and well kept with a quirky Sherlock Holmes vibe. Breakfast was delicious and the service was excellent. We were warmly greeted by all staff and had a lovely chat with the owner who made a point of going round the restaurant to greet all the guests. We will definitely return.

We liked; friendly welcome, comfortable room, honesty bar, excellent breakfast. We disliked; smelly dogs allowed in the restaurant (also some barking in the evening -great if you are a dog owner, not so good if you are not); excessive noise from room above and from its plumbing. We were also told car parking was free but it turns out there is a small charge, which seems mean given the price of accommodation. The hotel wording on this was unclear -not a major issue but, as parking in Rye is difficult, and there is a dedicated car park for the hotel, which is very welcome. The noise and the dogs mean we would not go again - pity because otherwise it's good.

We stayed in the Elizabeth Fry room and it was fantastic . Very comfy four poster bed and lovely ensuite bathroom. Lovely aspect from window over looking court yard garden. The breakfast menu is amazing so much to choose from and all freshly prepared. The lounge with the honesty bar is such a comforting place i could have stayed forever. It was a joy to stay here

This is a real gem of a place to stay located at the lower end of the iconic, cobbled Mermaid Street. The dining room (breakfast only) is absolutely charming and the breakfast choices overwhelming - my favourite? the eggs Benedict (with bacon not ham but what the heck!). The room, bedding, linen and towels very good indeed as long as you like wonky floors. The only criticism I have is the poor Wi-Fi connection in our room - surprisingly poor considering they have full fibre connection at the Hotel. I know Jeakes is vey old but, in this day and age, these are considerations that should be overcome (by boosters?) or at least flagged up on booking - maybe other rooms had better reception. For some of us connectivity is important. However I cannot mark them down for this. The pricing of the room was very reasonable.

A place with a difference. Booked 3 days to celebrate our 50th but wished we had booked 5. Spotlessly clean. Brilliant staff and to top it all the best hotel breakfast we've ever had. Will definitely return.

Jeake's House has a quirky charm that makes it stand out from other B&Bs we've stayed in. Situated on the famous Mermaid Street in Rye, it has a wonderfully eccentric feel about it. Our room was very comfortable and tastefully decorated with some thoughtful touches added. Breakfast was in a delightful former chapel and there's an extensive menu. The staff were friendly and helpful throughout our stay. Looking forward to our next stay.

I found this little gem of a place online and so my partner and I booked this for our Valentine's treat . We went in February not November . When we woke up in the morning the beautiful dining area was decorated with valentine's flowers and hyliam balloons tied to the chairs , with bone china tea cups and silver ware , it was so nice . We felt special . Thank you to the lovely owner that walked around and introduced herself to each individual guest at the table side . That was a nice touch . The food was fresh , with home made preserves . The bar area was well equipped with plenty of books , maps and history about rue and jeakes house . As with games to play suxh as cards . We had a memorable stay . Location was ideal to walk through the cobbled streets into eye harbour . Lots of cafes etc about. Parking is away from the hotel but a short walk so we dropped out bags at hotel then parked the car in Jeakes house carpark which is charged daily. Bedroom was suitable for a one night stay . Nothing over the top but in character with this type accomodation. Bathroom very small in our room but served a purpose . Plenty teas and coffees kettle in bedroom. Would stay again. We stayed three nights at Jeakes House and really enjoyed our stay. It's a delightful converted historic house in Mermaid Street, the most interesting cobbled street right in the centre of Rye. There is a hotel car park a short distance away which is a big plus as parking can be difficult and expensive in Rye. Our room was very pleasant and comfortable - nicely decorated and spotlessly clean. The bathroom and shower were a little small but this wasn't a problem. The room and bathroom had everything we needed including a range of tea, coffee & biscuits which were replenished daily. There was a well stocked, fairly priced honesty bar and it was very pleasant sitting here with a drink at any time of the day or evening. The breakfast room was really lovely and the breakfasts were excellent - an amazingly good choice all freshly prepared to order. All the staff were very friendly and helpful. We will definitely return.
