What a truly disgusting Landlady there!! I booked through Booking.com, very quickly, as I had on Monday 12th June 2023, an appointment with a Dentist, that after the consultation, managed to get me a booking for x 2 teeth extractions, the next day, at 08.50am. I was told that the procedure would take 90 minutes, approximately. So I booked the room and the appointment together, on the same day. I then called the mobile number on the listing and had a very confused female voice on the other end of the phone. I checked if it was Cheltenham Lawn bandb, and was told, I am hanging pictures in a Church!This was hardly the choice of words I expected to hear. Anyway, I per carried on, told the landlord of my plans and I was told, “You will have to take us as you find us, at that time of the day. I of course said no problem and tried to give the. Lady the details she asked me for, then she said sent it in an email along with my car registration. So I did all of this, left Cheltenham and went home. A sleepless night, due to worry, so I was up at 4am. No cancellation email, or text or missed phone calls. I have my procedure, all goes well. I walk 4 miles in blistering heat, still a bit gtogy from the gas. I eventually get there, just before 12pm. Ring the bell, greeted by the Husband and ushered in the hallway to wait for the landlady. She eventually arrives in the hallway only to tell me that she has cancelled the booking!! As I said, no email, text or missed calls, no regard for my wellbeing, nothing but rudeness. To top it all off, I complain to booking.com and she tries to blame me, lol.

The lady who runs the place has a really bad back and unable to walk without holding onto something, she answered the door with no shoes on and very swollen, cracked feet. She was unable to climb the stairs so made my way to my room by myself. The mirrors were dirty and dusty, somebody had drawn a shape on one of them the shower still had soap marks left , the bed sheets had brown marks on them and not ironed. There was also a very heavy musty smell to the room. I took photos and went back downstairs. The lady's partner Ken arrived and i explained the reasons why i could not stay in the room, Ken said he didn't have a chance to clean the room as he had to rush out. The lady seemed very concerned with Ken, but obviously couldn't check herself and refused to look at the photos, her only comment was that Booking.com will take the money anyway. No apologies at all.

Fresh sheets are provided for each guest for each booking dirty sheets are not lift on the beds this picture is a false image not true. As a family b family we do not wear outdoor shoes in the house and never have. All rooms or cleaned thoroughly for each guest.

Avoid this place unless you like dust with your (vegan) breakfast and don't need a shower. As people have said on here before, utter chancers, don't mention there's no parking , the showeris inadequate and the WIFI doesn't work. Didn't ask us what time we wanted breakfast but when we went down for it within the alotted time of the first day we were told we were too late. Even then it was not mentioned that breakfast was vegan with not even veggie sausages. the next day I actually just wish we hadn't bothered. A tent would be better and a camp in Pittville park !!

Fantastic welcome and stay at this great b&b Beautiful house, very comfortable bedroom, super clean and warm. Delicious breakfast and good coffee! I am definitely looking forward to my next trip to Cheltenham and staying with Anthea and Ken. Thank you both!

Where to start? The only member of staff we met whle we stayed was an older gentleman who seemed confused and uncertain about everything. On arrival he asked when we wanted breakfast the next day - we suggested 0900 but then a woman barked from another room that we could have it at 0830, end of story. The room was fine... I guess. The bathroom was awful, with a cheap electric shower that switched from trickling out freezing cold and scalding hot water. Then in the morning, we turned up for breakfast and were given a choice of eggs, with "sauteed"potatoes, mushrooms or tomatoes. It turns out - though you'll have to look on some sites to see it mentioned anywhere, it often isn't - that this is a vegetarian-only place. The food when it came was simultaneously cold and overcooked. Throughout the time we were waiting, we could hear a microwave pinging constantly. Yet the owner claims she prepares fresh ingredients. My wife is GF and yet no questions were asked, and the brealfast was served on wheat toast. And then we tried to check out. Whereupon they insisted we pay, despite having pre-paid through Booking.com. The old gent became quite threatening, so we felt we had no choice but to pay and sort it out later, and get out of there before things turned ugly. And yet they still turned ugly. My wife has been bombarded with increasingly rude emails by the female proprietor, accusing us of damaging property while there - we didn't, and in fact noticed the damage was already there; sadly we didn't think to take photos, after all we were staying in a hotel not renting a car. Even worse, she was directly insulting, going on about how fragile their furnishings were and "Maybe we were more used to plastic cups." We haven't had a refund and it's quite obvious these chancers don't intend to give us one. If you're thinking of staying here, don't - and if you don't believe me, well, look up other reviews. You'll see a recurring theme - poor-quality food, no consideration for food allergies, rude owners, shambolic management.

We received a car parking ticket for parking outside the guest house as a result of their failure to register a parking permit for our car. I contacted the guesthouse in plenty of time on the booking.com app to enquire about the process for obtaining the permits (see attached images. I have cropped the number plate numbers from the message). We checked out of the room and once we saw the ticket took it to show the people. Rather than offering help or guidance he snapped at me and said it’s not their fault we should have mentioned it on arrival as they are far to busy to pick up messages from guests. As you can see in the booking.com chat I was told that they would buy a parking permit that is valid from 12-00 day of arrival this can all be done on line so i don't see anything. We assumed that was sorted as you can’t check in till anyway and I had sent our car registrations to them. If the gentleman had been helpful and polite we would have just appealed the fine. Instead he was aggressive and defensive and lacking in customer service and manners. I would not stay here again. Also not to mention the cleanliness of the room, there were hairs everywhere and scum in the bottom of the glass in my daughters room.

A one night stay - nice location bang in centre of town. Parking is tricky but owners are very helpful. Ring ahead and they’ll sort it for you. Park anywhere on Pitville Lawn and they will sort the ticket. Sadly a few flaws on the night I stayed. No hot water when I wanted a shower the next day - and no WiFi in my room despite being given a network and code. Owners very pleasant and I made them aware of my minor issues. Stayed in many places in Cheltenham throughout my years - this place just seems to have fallen behind the times. Not one that I would select again personally.

Not very impressed, quite hard to find, phoned just told to leave a message, and no one to answer door when we got there. Room OK but in need of a good dust, toothpaste and splashes by washbasin. We appreciate landlady had a bad back, but no excuse for not answering a mobile phone

Lovely house, nice decor which we noticed to be very dusty. were given the four poster bedroom, up 2 flights of stairs, looked lovely but was in fact very uncomfortable, too much winter weight bedding on a very hard old mattress. the bathroom was awful, had a very noisy pump, which was made worse when the shower was in use, screaming out and producing a sewerage stench.not nice at all, the man of the house was forgetful and scatty, but pleasant, and trying to get a parking permit sorted was a farce.. EVEN AFTER a phonecall and an email, it still was not available on arrival as promised.. Breakfast was shocking!! it was advertised as generous and vegetarian, all you got was a choice of scrambled or poached eggs, (which were hard) like bullets, a mushroom, half a tomato and a slice of potato, on brown bread, NO G/F Available. very meagre and tasteless/ BLAND. poor value for £100 a night. the only thing in its favour was its closeness to town, not impressed at all.

We had a disappointing experience at The Cheltenham Lawn and Pitttvile Gallery during our 1 night stay on Saturday 21st May. I'm unable to leave this review on Booking.com as there are too many words. Rather than not say anything to the owner and just leave an unfavourable review I emailed them direct using the email address on their website on Tuesday 24th May. I received no reply to this. I followed this up with a message on Booking.com where I made the booking and had also messaged previously and had a prompt reply. However, this time I did not receive a response to my message asking if they had received my earlier email. I believe I have given enough time to respond and so below is the email I sent following our stay. Make of it what you will: Dear Anthea, Following our recent stay at your property on Saturday 21st May, I thought I would drop you a private message as we had a few issues that we'd like to bring to your attention, which we feel you need to address. Generally we found the cleanliness very poor. We were told that there wasn't time to vacuum the room and although at the time we didn't consider just not hovering once an issue, however, on a closer examination it was evident that it had not been vacuumed for some time as the floor was very dirty (this lack of vacuuming was also evident on the main stairs). There were cobwebs behind the curtains, however, most concerning was the dust I could write my name in on the side tables. This condition has arisen over a period of time. Cleaning is a big issue with Covid and we assumed that the latest check in time that we've ever encountered was for covid cleaning to happen. The complimentary tea, coffee and biscuits were also of concern as both the biscuits and milk were out of date. Even the additional milk you gave us was out of date. The shelf life of UHT milk is incredibly long and so this really surprised us. We only had the one toilet roll, which in itself was not an issue and we could have asked for more but from our experience there is at least usually an extra one. The toiletries in the bathroom had an expiry date on the bottles of 2017, we assumed / hoped they were refilled but as they were less than half full and considering everything else we didn't want to use them. Unfortunately, there were also some issues at breakfast. The saucer stand thing with the flower was dirty, I moved the salt and pepper (pepper was damp by the way and didn't come out) and there were old tea stains and crumbs from a previous guest on the base . Both myself and another guest had the same issue with the coffee whereby the cafetieres no longer work correctly and our cups were full of coffee grinds. There was no brown sauce (I didn't feel I could ask again) and the red sauce had hardly any left - it was upturned to get the last bit out and had to be shared by everyone. We were aware it was a vegan cooked breakfast and were actually looking forward to what that might entail, however this was a bit disappointing - the 'scrambled' eggs were more like an omelette, the tomatoes were half cooked and the potatoes were just soft (we assumed they were meant to be sautéed). So as you can tell we were unfortunately rather disappointed with our stay, particularly the cleanliness and out of date items. As such, a review from us is likely to be unfavourable which is a shame as you as you were very welcoming and engaging and the location and building impressive. It is not in our nature to be unduly critical and realise it is hard work to maintain a building that size but felt we needed to share this with you and get your comments before we leave any feedback. We hope you can accept these comments and feedback in the constructive way they are intended
