we stayed here for 2 nights wonderful place wonderful breakfast and Pam made us so welcome thank you for a wonderful stay . rooms where clean and comfortable and spacious tea and coffee were refiled daily witch is good and it is in right in the center of Ambleside beautiful place.

I stayed here for 4 nights while visiting the University of Cumbria. It is a lovely B&B, close to everything but not on a busy, noisy street. The bed was very comfortable, and the shower/bathroom for the single room was extremely clean. I arrived very late, and Pam was kind enough to wait up for me. Breakfast was lovely. The...

As the name suggests, this B&B was a very reasonably priced accommodation with a warm welcome. Rooms were clean and the family room was very comfortable and spacious. Great location in the heart of Ambleside, although parking can be a challenge, the landlady told us of a spot only 5 minutes walk away.

We stayed here for one night over a busy weekend. When we arrived at the door we were greeted with a not so cheery face which was disappointing after reading the reviews. Was promised good reliable parking on the weekend, when we arrived theyre was no parking. Had to leave our vehicles in another street. Room was clean but windows were rather noisy causing a disturbance. Toilet was very small and tight to sit on. Rather disapointed 😞

We stayed for one night - to Holme Lea's credit they were the only B&B who would let us stay for just one night over Valentine's weekend. The place is spotlessly clean, the rooms are warm and comfy. Breakfast is a bit basic but nice. Value for money.

Location is right in the centre of Ambleside, with Lucy's on a plate a few metres away and the royal oak at the top of the street. Parking wasn't a problem with the suggestions from Pam. We stayed in Room 5, a large family room with a partition that gives an element of privacy for when the little ones go to sleep and the adults don't want to. The shower room was very small but the power of the shower was brilliant. It is quite amazing how much they have put into such a small shower...

We had a very lovely stay on Saturday 14th June for the Great North Swim. Pam was very helpful and her suggestions about parking were fantastic, the room (I think Number 5) was perfect and the shower was AMAZING! Breakfast was scrummy and we liked it so much we've already booked for next year! Thanks Pam :-)
