This is without doubt the best B&B I have stayed in , the rooms are very spacious and light with plenty of room in the bathroom. Although this is situated next to hope park you hear absolutely nothing and can enjoy a good nights sleep in the most comfortable bed ever.

Currently there is no cooked breakfast available on the premises but there is cereal and toast etc, you can however go down to the bridge cafe for a breakfast which is free and I would definitely recommend as it was beautiful.

The staff in both the guest house and the cafe were lovely , very friendly and attentive and nothing was a problem to them.

I would without hesitation recommend the Lakeside and really looking forward to our return journey, hopefully not too long to wait.

Having stayed here before and thoroughly enjoyed it we decided it was an easy decision to return.
Arrival is always simple and we were shown to our room and had a few things explained as the usual routine in any B and B.
The room was lovely and well equipped with everything you require from quite an upmarket venue. We chose a room with mountain views and we were not let down here, beautiful even on dark damp days. It had a great design about it with beautiful decor. It has to be noted the bathroom was small, but adequate. It had a lovely shower unit and ample storage for toiletries even in such a tight area. ( the heated towel rail was not working which we mentioned to a member of staff who knew about this and offered us dry towels, or just to dry on the radiator which we were already doing. She was very nice about this and has a very polite and courteous manner whenever we talk to her, a credit to the B and B ) It may have been better to have had this explained when we were shown around our room rather than us try for some time to work out how to turn a broken thing on.
Breakfast was great with fresh produce offered in a variety of food stuff. The breakfast room is fantastic, very well set out and beautifully decorated. Great views accompany the food with open aspects across the park to the fells, just lovely.
The cleanliness of the whole building is excellent, again the staff need complimenting on the appearance of the common areas and private rooms, just great.
We will return, no doubt there.
The location could be the best in Keswick, handy for everything, the park, the lake and the town centre.

The location is excellent. In less than 5 minutes you can be at the northern edge of Derwent water, or in the middle of Keswick. There are two decent shops (Booths and Co-op) just north of you, so you can buy what you need really easily. Keswick also has several outdoors stores, for those last minute additions! Keswick also has some great places to eat (Try the Keswickian for fish and chips... )

The staff are lovely. Very kind, patient and organised. From walking in for the first time, to leaving for the last time, everything was as easy as can be

Everything was bright, light and clean. The views from the rooms are great, and outside noise never kept me awake at night. Your room is secure, the shower works fine, and the rooms and the bed are big enough you can just spread out, without feeling squashed

Definitely recommend a stay here, and i will hopefully return one day

We stayed at the lakeside this past weekend and were allocated a great room with a view of the fells, the room was big, clean, well decorated and the views were brilliant, binoculars included in the room were a nice touch as well.

The only issue we had was with the breakfasts, the serving staff were young and inexperienced, these were the only staff we saw during our entire 3 night stay. There was a basic choice of a standard or veg breakfast for all 3 days we were never asked if we wanted any refills, we had to chase up toast a few times. For the price we paid per night I would have expected a slightly better service, instead we left wishing we’d have had breakfast elsewhere.

Lakeside House is ideally placed between the lake and the pedestrian tunnel that leads to the town. Both the public spaces and the rooms are beautifully decorated in a boutique hotel style. We were in Room 9 which was really big, has a separate seating area and views out over Hope Park. We were concerned that it might be a bit noisy at night but it was lovely and quiet.

Breakfast is varied and filling and the locally sourced bacon and sausages are top notch.

Every single member of staff was cheerful, friendly and helpful. Late one evening, a breaker must have tripped because none of the sockets in the room were working. We didn't have high hopes of it being sorted but we were wrong. The night manager contacted the owner and reset the breaker.

There's even free parking on the street outside if you're lucky enough to find it (we were).

We really want to return to Keswick and when we do we'll make a point to stay here again.

My husband and I stayed for 2 nights in July and I wished we had booked for longer. Hotel is located opposite the entrance to Hope park and is a 3 minute walk down to the lake or to the centre of Keswick. We stayed in room 16 on the top floor in the eaves and what a fabulous room with a great view of Cat Bells. Room and bathroom very modern and spacious with a boutique feel, nice fluffy towels and a very comfortable bed. Good variety of tea and coffee which you can replenish from the 1st floor landing if required. Room was ready well in advance of 1pm arrival and as we checked in online prior the keys were waiting in an envelope for us. Breakfast is served in a modern dining room between 8 &9am. Buffet style fruit and cereal with orders taken at the table for cooked option. Everything was top quality and well cooked. Only downside is no parking included which is clearly explained on the website. However free parking is available all along the road, you just have to be lucky to get a spot. We parked at the rugby club which is £4 for 24 hours and only a 5 min walk away. I will certainly recommend to my friends and look forward to staying again in the near future.

We stayed at this exceptional hotel for a two night break as it was our first time in Keswick. What can we say...from start to finish this place is better than a 5 star hotel. The staff were exceptional including Lindsey and Oliver treated you as if they had known you for years and it was genuine. These individuals were very honest. The room was comfortable clean with exceptional mountain views. The location is a 5 minute walk to the lake which was excellent and it feels very safe here. This hotel takes COVID 19 very seriously and therefore everything is adhered to the highest CD19 standards. The only improvement would be the weak WIFI coverage but they are working on it. :) We will return in the very near future and we cannot wait!

This B&B hotel is perfectly situated within walking distance of the town centre and is right next to Crow Park and Derwentwater.
Room was great. Clean throughout and a terrific view overlooking Crow Park and a stunning mountain view.
Shower is large and works well. Bed is large and very comfy.
Breakfast was brilliant. The staff are incredibly friendly and helpful. Food was cooked well and access to continental breakfast as well as hot food.
Parking is limited however I plonked my car on the double yellows for 3 nights and didn’t hear a peep from anyone.
Would return here in the future.

Wow. What a stay, from the warm welcome to the pleasant (and sad) exit. Our host Lindsey was incredible.

Our room (as I'm sure all the others were) was spacious, well lit, clean and impeccably decorated and modern in a lovely classic building. The breakfast in the morning was just second to none, fresh ingredients and something for everybody (even an extra sausage from Kevin the dog!)

Also a note, downstairs there is a drying and boot room, a god send if it rains and your clothes/waterproofs get wet. A massive plus point!

Staying here only made our stay in Keswick even better and I would highly recommend. Many thanks and much love.

Enjoyed a wonderful stay here in mid-July. Easy walking distance into town, amazing views of the hills from the bedrooms, incredibly friendly and helpful staff who are on hand to recommend things to see and do. Rooms and communal areas all spotlessly clean and a very well thoughtout covid-19 planning for check-in etc. Delicious vegetarian breakfast and made to feel very welcome. Highly recommend.

Good morning We are currently pet free. We have an on-going debate about allowing dogs at some point in the future, but no planned changes are in place as yet. We can confirm that no deposit is taken by us at the time of booking. This may vary when it comes to third party websites, but wherever we have influence no deposit is taken. Additionally, through our own website there is 5% book direct discount. Hope this helps Ivan & Holly
