We’ve stayed at Burns last summer for just two nights and really liked how close it was to Keswick, Ullswater and Derwentwater so when our holiday to Spain was cancelled the first thing we did was try to book Burns Farm and we were lucky enough to get an 8 night booking.

We booked an electric tent pitch for £30 per night and the pitch was a good size, the ground was firm with a picket fence on either side and it also had a picnic bench included which was very useful. The toilets were cleaned regularly and everyone was following social distancing, showers were always hot no matter what time of the day you use them.

The A66 road isn’t too far away but it’s very quiet at bedtime. The views from some of the tent pitches are just brilliant. It’s only 4 miles to Keswick on a decent road and only about 10mins drive to Derwentwater. The Castlerigg Stone circle is only a few mins away and I’d highly recommend stopping there on the way back from Keswick in the evening.

We’re already planning our return in mid-August.

We've used this site for several years now and seen it develop into one of the best campsites we've ever used and certainly the best in the Lakes. The views are stunning whatever the weather, the new toilet and shower block is excellent, the site is well laid out and well maintained. We have a caravan and the pitches for caravans and motorhomes are generous, hardstanding, level pitches each with its own picnic table and all fully serviced. There are dog wash areas, areas for tents including a dog free tent area and we see there will soon be camping pods available too. The only downside is that dogs need to be walked off site along the lane so it's worth bringing a torch and possibly a reflective or light up collar if likely to need to walk your dog in the dark but this is a small price to pay for such a stunning location.

Stayed for 4 nights in June. Very quiet, just the way I like it.20 min walk to Threlkeld , 30 min walk to Castlerigg Stone Circle, 10 min dirve into Keswick, great location shower blocks extremely clean even though the weather was rainy/damp. easy to book with no contact . Did not see the owners which obviously meant everything went well. Will definitely book here again.

We were looking forward to our stay at this campsite and it really did have a great location but unfortunately there were some problems. I wrote to the management privately about these complaints but they took no responsibility so I feel the need to issue this complaint publicly.

In the booking policy we were pleased to read about the noise policy as we like to get up early on holiday so we can make the most of the day. Unfortunately the other guests did not stick to this and were talking loudly and making noise until well after midnight, meaning we were unable to get a good night’s rest for the duration of our stay. No one from the campsite management team was enforcing this rule or checking (despite what they say).

Also, the whole reason we stay in a serviced campsite is so we can make use of the shower facilities. After a busy and sweaty day of activities we came back to the campsite ready for a shower. I was undressed in the shower cubicle and on pressing the button no water came out. I tried several showers with no avail and waited 10 minutes in a towel. I even called and left a message on the reception number but no return call. So I had to go without a shower. Not to mention, people were using the toilet facilities and were not able to use the hand washing facilities which is unhygienic at the best of times, never mind during a pandemic. There were a number of guests saying the issue had happened several times during their stay.

Burns Farm is a family run campsite on a working farm and the reception is at the farm house. Due to Covid restrictions we closed our home to the public and ran a contactless reception to enable a smooth and safe arrival for our guests. We have decided to continue with this until our new on site reception is complete. The extra work and effort which goes into a contactless reception isn’t easy and we are aware that the lack of reception on site can make guests think they are not being cared for but, this could not be further from the truth. We work exceptionally hard to give our guests a safe, clean and friendly environment to arrive to. We offer several forms of contact including an emergency mobile number. We have a CCTV system which, allows us to monitor activity on site. Members of the family carry out work and checks during the day and my husband stays up to do the night check. We set the site policies for the campsite. We decide what we think is acceptable or what is not, on our property. We are fair but, firm. This allows everyone to enjoy their holiday. We don’t allow party groups and we understand when it is peak season it can take longer before everyone is settled. Guests are entitled to walk go to the amenities when needed, this cannot be classed as a complaint for noise and most guests wants to get their heads down before midnight for an early start and anyone who forgets the time, get’s a nudge to bed! We can only apologise to any guest who didn’t get a shower on the weekend we had a malfunction with a water pump…this was unexpected and unavoidable, as soon as we could resolved it we did, if we miss anyones call to let us know, we are really sorry, it was all hands to the pump!!

Burns Farm is perfectly located for hill walking/cycling/running/open water/kayaking etc, etc. Many hill walks can start and finish at the campsite so no driving required.

With the recent new shower blocks and a small number of private bathrooms (we had one - FAB!), and a shop/laundry nearly complete, it's the perfect campsite for us.
Hosts are very accommodating and make sure the site is looking beautiful.

The beautiful trail walk/run or cycle (wheelchair flat 3 miles) into Keswick even has an icecream van half way, and the good quality stuff (blackcurrant & cream- mmmm!).

Threlkeld, a short walk to the next village, has two pubs. The Kingfisher serves an excellent choice of food. My favourite was sea bass with salsa Verde - they also do traditional pub grub, and a lovely Sunday lunch.

So, with so much to offer Burns Farm is a firm favourite for us.

I expected more for the cost per night, the views were great though and it was very quiet (but this may have been because you could only stay if you had own onboard facilities).
Close to the road and easy to find.
Good size pot washing room with 4 sinks in it
Laundry not available due to Covid restrictions so didn’t see what that was like.
Toilets and showers (showers not available due to Covid restrictions) didn’t seem enough to cope with a full site (not many guests there in April due to Covid restrictions obviously)
Grass is worn down to being bald so the grass pitches are very sandy/gravelly, makes it hard for the pegs to stay in, they could do with being re-turfed.
Would I stay there again? Probably not, it was a bit too basic for the cost for me.

We stayed at burns farm campsite on August bank holiday 2021. No faults could be found with the facilities that were open due to renovations taking place. The views from the campsite were stunning. The sites a short walk from Keswick via the old rail path or a 5 minute drive.

However, personally I found the campsite a little tightly packed considering that most of the tents had rented a fire pit from the site. Personally i viewed the fire pits as an accident waiting to happen. Everywhere I looked I could see roaring fires or visibly lit fires with no campers present as they’d gone to bed. In my option as the site rents out the fire pits and sells the kindling for them i viewed this as nothing more than a money making accident waiting to happen. I think that the site should consider the safety of campers and their belongings and add no fire pits to their long list of rules and conditions that must be adhered to whilst staying on the site.

Booking system was quite confusing so I ended up calling to book a pitch for a family of four in a campervan and very small one man tent, even though the available pitches were listed as large I was told I would need to book two pitches as the pitches couldn't accommodate 4 people. When I queried this I was told they were very strict with group bookings, I explained we were not a group we were a family but I still had to book two pitches. As the site is apparently award winning I decided to proceed with the booking, which ended up costing £62.50 for one night with no electric! Also when I was booking the extra small pitch, 2 adults were included in the price, but an adult and a child 5-17 was an extra £5, WHY! When we arrived the reception was closed but a very friendly lady came out of a caravan to assist, having said that we still had to find our own way to our pitch. We've camped a lot and somebody always shows you to your pitch and explains where the toilets blocks and facilities are. The pitch was easily big enough for four people in a camper and a tent, we didn't even use the other small pitch we had booked. Grass was very long on all the pitches. Supposedly dog friendly but there was no dog walking area or dog bins.

Toilet block was very new and very clean, but you needed a code to get in which seems very strange as you're in the middle of nowhere. Beautiful location and views, very close to Keswick and Derwentwater.

Because of the ridiculous booking system, the price and the lack of dog facilities I would not recommend this site.

A great campsite in an excellent location.

This is the first time we’ve stayed at Burns Farm and we will definitely be returning for another visit. The camping fields are well maintained as is the rest of the site. The amenity block is by far the best we have ever experienced in over 20 years of camping. Brand new, modern, very clean with 10 excellent showers.

The location is beautiful and opening our tent gave us a panoramic view of Blencathra. We walked a pleasant 3 miles along trails to the White Horse pub in Scales and also a similar distance into Keswick (past the Castlerigg Stone Circle).

We’ll certainly stay at Burns Farm on our next trip to Keswick. Highly recommended.

Burns Farm is a well situated campsite less than 10min drive from Keswick. The campsite is very well presented with brand new toilet/shower facilities, lovely garden areas and potted plants, excellent signage for toilets, site names, water etc and of course the resident friendly hens! 🐓

Although the COViD restrictions eased during our stay, the campsite kept theirs in place which made anyone who may still feel worried feel a lot more at ease.

The views are second to none and are in all directions. Any photos do not do it justice!
The owners are creating a shop/laundry area so the place will be even better once those are up and running.

We absolutely will be back!
