Andy and Mandy provide a warm and friendly welcome to you at Linnett Hill. With its central location (just a minute from the centre of Keswick with its numerous shops, bars, pubs and restaurants) it is a beautifully appointed property dating back to 1812 with STUNNING views over Skiddaw, Latrigg and Fitz Park. It has a very large gated, private car park sufficient for all guests - a HUGE BONUS in Keswick. Linnett Hill has been comprehensively refurbished and now boasts modern facilities with a contemporary finish whilst retaining much of its original charm and character. There are eight (all en-suite) guest rooms plus a guest lounge with a wood burning stove, a rear reception room for storing boots and coats (including seating). FREE WIFI throughout. External and internal cycle storage. Excellent drying facilities. Walking books and maps of the local area are available for guests to use. We look forward to welcoming you to Linnett Hill, Keswick.

We booked here after a personal recommendation, after looking at the website the only downside we could see was the proximity to the main road, however the traffic noise turned out to be minimal and as it turned out the location gave gorgeous views over Fitz Park to Skiddaw and Latrigg. I hadn’t realised how convenient it was for access to all Keswick’s bars and restaurants.
The useful private car park and rear entrance courtyard felt almost Southern European with some lovely highly fragrant shrubs lining the pathway to the door. Mind you the weather was superb while we were there so I might be getting a bit carried away!!
The interior is spotlessly clean with some great touches, lots of walking info,maps and suggestions, some really interesting history of Linnett Hill’s past as a hotel and it’s previous owners going back to the 19th century. There is a free standing fridge in the hallway where you can help yourself to jugs of all types of fresh milk and also a tray of freebie crisps and biscuits. Our room, number 3, was delightful, a very large, very comfortable double bed and a great en-suite. Breakfast was superb, they use a big blackboard instead of menus and the choice was excellent, as was the food itself. The owners have clearly put a lot of thought and effort into their business and we thoroughly enjoyed our stay here and would highly recommend it. We will definitely stay here again. We are regular visitors to Keswick but most of the time we stay in cottages. We first visited Linnett Hill in March as part of a group celebrating a family birthday and we all said that Linnett Hill felt like a real gem. The location is very central and it has the benefit of off street parking which is always useful as Keswick gets busy most weekends. The breakfast was fantastic with more options than a lot of highly rated hotels. The cooked breakfast particularly was first rate and you are always offered top ups of toast and drinks. The rooms are well presented and clean.
What makes this place special is the personal service by Andy and Mandy ( they remembered our previous visit and asked after our relatives) and the little extras such as the selection of savoury snacks for when you return back in the late evening after a few snifters in the pub.
This was our second visit to Linnett Hill and we loved it just as much second time around. I’m sure we will be back again soon.

Stayed with Mandy & Andy for 2 nights after visiting Bowness. Communication throughout was seamless and upon arrival we were greeted warmly. A huge bonus is the large private car park, a rare thing in the heart of Keswick! It’s fair to say that M&A go the extra mile for their guests - in addition to a gorgeous room, in pristine condition, you also get lovely extras - the bottled water, chocolate treats & sweets, along with a wonderful lounge filled with more treats for guests to help themselves to. I must also mention that the breakfast was the best we’ve ever had - a huge selection of delicious cereals, fruit, pastries etc & then followed by a full English! Mandy & Andy are the perfect hosts & aim to give all their guests a wonderful stay, with many coming back year after year. This was our first visit and we are already booking to return in November. Thank you for a lovely stay, we had a wonderful time.

Exceptional b&b, spotless, good choice at breakfast, hospitality tray in the room with lots of little extras, guests comfortable lounge, with coffee and tea making facilities, outside sitting area area for guests to enjoy in the good weather, private on site car park.
Great hosts Mandy and Andy have made this a great place to stay, attention to detail seldom seen at other establishments, really nice friendly couple.

We stayed two nights in Room 9, a spacious bedroom-lounge on the second floor with en suite shower and toilet. Everything immaculate, with friendly and efficient service from the proprietors, Andy and Mandy. An ample refreshments tray in the bedroom is most welcome! Fesh milk available from the small fridge downstairs in the hallway. Delicious cooked breakfast with tasty toast, choice of cereals and baked goods. An attractive lounge offers comfy armchairs and plenty of local reading material. The Linnett Hill is perfectly placed for access to Keswick on foot, and has the invaluable advantage of having its own car park. Looking forward to the next stay.

I have absolutely no hesitation in giving Linnett Hill a 5 Star review its was brilliant from the get go.
We arrived by car which could be kept in the private gated car park accessed to the rear of the property. There was ample parking and I felt my car was safe.
We checked in at 4:30pm and were greeted by Mandy who gave us all the info we needed for the duration of our stay and also provided some great local recommendations.
We stayed on the very top floor of the hotel. If you’re over 6ft you will have to duck as you make your way up the final set of stairs due to the period beams but this is to be expected from such an old building and only adds character in my opinion.
The rooms were very clean and well presented. Fresh bottles of water, tea, coffee and alternating treats were provided in the room daily, as well as being available in the sitting room which is open to all hotel guests with a range of magazines and in the colder months a log burner. There is also a communal fridge for storage or to get milk.
Given the pandemic we find ourselves in I also think it’s important to say how safe it felt with masks, sanitiser and physical distancing implemented.
The hotel is centrally located with a variety of bars and restaurants within a 1-2 minute walk.
The breakfast menu is varied and again the service which is carried out by the owners was brilliant. Range of fresh juices, cereals, fruits and fruit salad and a choice of hot and cold breakfasts.
We couldn’t recommend Linnett Hill highly enough and would definitely go back.

Although we are frequent visitors to Keswick,this was our first stay at Linnett Hill,but it will certainly not be our last!
Everything about Mandy and Andy's establishment ticks all the boxes for those looking for a B&B.
They are a friendly and welcoming couple,and nothing was too much trouble for them.
Our room (number1) was spotlessly clean and very well presented.The choice at breakfast was comprehensive and the cooked options were excellently prepared clearly using good quality ingredients and provisions.There was a nice touch also with an array of sweets and biscuit treats which were replenished almost on a daily basis,with even more available in the lounge!
Linnet Hill is ideally situated in Keswick Town centre being only a few minutes walk from all the amenities,and it has a large car park at the rear which is a rare thing in Keswick.
All in all,we couldn't fault it in any way.Highly recommended.

I have stayed in many B&Bs in Keswick and this was the best yet. Comfortable room and excellent food with very obliging hosts who looked after me well. It is also a bonus to have a car park rather than have to leave your car miles away down a side street. I will book again if I can get in - they are very popular.

Andy and Mandy provided the most warm welcome as always. They are kind and professional hosts who go the extra mile to make your stay memorable. Breakfast is tasty with a wide variety of options and cooked to perfection. The extra touches make your feel very special. A real gem of a place to stay. A beautiful guest house in all respects. So clean, homely and stylish and the.hosts, Mandy and Andy go above and beyond adding their personal touches which are so appreciated and make you feel like old friends.
