Great hospitality, fab breakfast, comfy bed, what more could you need. Only negative is the late check in, having limited mobility was difficult waiting round all afternoon before we could check in at 4pm.

Excellent facilities, excellent food, excellent hosts. Originally planned to stay in Keswick for two nights but stayed for five. Had a great stay and would definitely recommend it to anyone wanting a great break.

Stayed here for the first time during a four day walking holiday in the Keswick area. Paul and Anne are excellent hosts and always willing to stop for a chat. We were allocated room 3 at the rear of the property. Although possibly on the small side it was comfortable, nicely furnished and the shower was truly powerful. The breakfasts are superb, no issues with portion control here. Such a big choice, fruit, cereal, juice, porridge, yogurt and a large range of items to choose from for a cooked option. I particularly recommend the sausages and black pudding. All in all a lovely Guest House run by lovely people. Hope to return one day soon. Thanks again both.

You will not go far wrong with this b&b. I stayed in the single room. Spacious, clean and comfortable with ensuite. Good breakfast. I even enjoyed the unusual scotttish black pudding. Top job. added because they insist on 200 characters in the review

Fabulous B&B within walking distance of Keswick Market Square. We were greeted and shown to our room on our first evening and given recommendations of where to eat that night. Our room was light and airy with plenty of room. The bed was very comfortable with big fluffy pillows. Each morning for breakfast we had plenty to choose from and most definitely did not go hungry!, With lovely fresh fruit bowls as standard with yoghurt to add if you chose, cereals and lovely alternatives to a standard 'full English' there is choice for everyone and Paul is a great chef who is happy to accommodate requests wherever possible. Paul and Anne's knowledge of good fell walks in the area without having to drive out is great - we were able to do a good 10km fell walk with stunning views literally from the front door! We spent three nights at The Rowan Tree and have had such a lovely break we have already booked our next stay there!
