Ruth and James welcome you to Cumbria House, a beautiful period property with modern conveniences, available on a room-only or self-catering basis. Cumbria House is located on a quiet street in the heart of Keswick, a couple of minutes walk from the town centre, its bars, cafés, restaurants and shops, and has great access to the surrounding lakes and fells. We offer nightly stays on a room-only basis, which are perfect for solo travellers or couples. And at other times we offer self-catering stays, perfect for large families and groups. There are 8 individually designed bedrooms with their own bathrooms as well as a large dining room and lounge. Self-caterers have exclusive use of the whole house including a large kitchen, second lounge, a utility room, drying room and south facing patio. There is also free super-fast wifi throughout and a large private off-street car park for seven cars.

Having access to the whole house was just perfect for our daughters wedding preparations ( pre and post). Ruth and James could not do enough to make our stay safe and pleasant, they even baked us a fresh leaf of bread....which was divine.

You will find this period house is beautifully decorated and spotlessly clean. Ruth and James also arranged the rooms for our specific needs which was really appreciated. In particular we loved the white bed linen ( exceptional quality) , the kitchen is well equipped to cope with the simplest menu right through to making complex dishes. The dumb waiter was so useful for getting things from the vasement to the finning room ( easily accommodate 15 at the table)

The open fire places are very welcoming. The house is well suited to star gazing and eash room has a lovely view. Great off street parking( we had 6 vehicle's).

If you are a large group, Cumbria House will not disappoint.

We booked the whole house, for a big family get together and it was fantastic, The hosts were very friendly and helpful and gave us clear and helpful guidance before arrival (how to access property, recommended restaurants etc) We had 15 people stay (13 adults and 2 children). There was a lovely large dining table and a big and fully equipped kitchen. We particularly enjoyed the dumb waiter! The house was very clean and decorated beautifully. All rooms are en-suite apart from one, which is perfect when you have so many people staying in one place! It is in a fantastic location, just a couple minutes walk and you are in the centre of town - which is fantastic. The only thing to mention (and it isn't a negative) but just to consider there is a lot of stairs to the top bedrooms because of the layout. It wasn't an issue for us as we made sure that the older member of the party (who would struggle with all of the stairs) were on the lower down bedrooms. So just one thing to think about if your booking the whole place, but all in all, it was a fantastic stay and we will definitely be going back!

I don't know where to start with this ... it was the perfect place to stay. The location is great. A few minutes walk into town and to the lake. Private parking so no driving around looking for spaces. There were 10 of us and we had the whole house. What made this place better than anywhere we have stayed before was 1) the very large well-equipped kitchen - cooking for 10 was a doddle with the two dishwashers and catering size equipment. 2) the fresh scones, clotted cream and jam awaiting us on arrival after a long journey 3) Ruth and James are extremely generous with what they provide. At some places, you get a couple of teabags or three dishwasher tablets etc. Not so here, there was a huge basket of teas, coffee, hot chocolate etc, luxury soap at every sink, washing liquid to use in the spacious and well-equipped laundry room, a whole roll of bin bags, etc. We didn't need to buy anything like that all week so could concentrate on enjoying the holiday. 4) Every room is comfortable and beautifully appointed. No one felt like they had got a rough deal with their room. And finally, Ruth and James are lovely people who were on hand if we had needed them, but never intrusive. Highly recommend this place and we will definitely stay again if we come to Keswick.

Spent a week here with the family while visiting Keswick and the surrounding area. The Cumbria house has the perfect location that is minutes from the downtown and also includes private parking (a huge plus). It is on a fairly busy street for foot traffic so it can be loud with the windows open in the evening. The hosts are amazing and checked in with us frequently to ensure we had everything we needed. The house is very spacious with multiple living room and a huge kitchen. My only minor complaint (which we also mentioned to the hosts) would be to have a fan in each room during the summer as it can get a bit stuffy even with the windows open and also to include a regular sheet on the beds (the beds only include a comforter which made it hot to sleep some evenings). The views from the backside of the house as stunning of the surrounding town and hills in the distance. I spent many a morning enjoying my coffee and looking at it. We will definitely be coming back and visiting again and would highly recommend to anyone who’s looking for a great place to stay in Keswick.

We booked the whole house out in April for a bridal shower and then a weeks holiday and it was perfect. Ruth and James were great hosts and gave us all the information we needed before our arrival. The house itself was beautiful, particularly the bedrooms and the large dining room, and there was plenty of space for 13 people. The location is very central and a good base to explore Keswick and the surrounding area. The perfect location for a special weekend! I would definitely recommend a stay at Cumbria House!!

My sister and I had a wonderful stay at Cumbria House, Keswick. The location is perfect; just a short stroll into the market square to all the shops, restaurants and pubs, or a lovely 5 min walk down to the lake, theatre and parklands. James & Ruth are wonderful caring hosts and went over and above to ensure we had a great stay, the rooms are spacious, clean, light & bright and the beds were comfortable. The included on site car parking is fantastic, particularly in Keswick where street parking is almost impossible to find. We would definitely stay here again, highly recommended. Thanks.

Cumbria House is a fantastic place to stay in Keswick. We booked the whole house, self catering, for a group of twelve. The house has 5 floors, massive kitchen and sitting room in the basement, large dining room and another sitting room at ground level. The upstairs floors are the bedrooms, all but one en-suite, there is a seperate bathroom for the one without. They are a good size, very comfortable and very clean. The rooms can be configured to suit ie. single/double /twin. There is also a utilty room and drying room for those out walking in the rain. The whole house is stunning and ideally located, the town square is a 2 minute walk. The owners, James and Ruth, could not have been more helpful. The hand written welcome card and fresh homemade scones were very much appreciated and a nice wee personal touch you don't often see.
All in all, we had a fantastic weekend in Cumbria House. It was everything we hoped for and then some, a real credit to the owners and their attention to detail. I would highly recommend staying there.

As other reviews have stated, this is an excellent place to stay, just blocks away from the city centre. Clean and comfortable, though perhaps a little small by US standards. Super-friendly hosts who are full of sightseeing ideas. And, of course, great breakfasts.

Fabulous top notch experience staying at Cumbria House! Perfectly located in central Keswick within walking distance but also quiet & away from traffic. The bedrooms were extremely comfortable and all rooms were decorated to a high standard for that cosy feel.
The kitchen & dining room was fully equipped to feast all of our guests as we rented the whole house out.
Couldn’t fault this place at all and would highly recommend. What a fabulous weekend had here in Keswick!

Had a fantastic stay at Cumbria House. The rooms and facilities are spotlessly clean and very comfortable and cosy. The location is perfect for a stroll into the town or exploring the surrounding area. Ruth was very welcoming and friendly and even posted my coat and hat back to me after I left them behind. Would definitely recommend and use again.
