Brackenrigg Holiday Cottages makes a wonderful base for your Lake District Holiday 3 cottages in our beautifully converted barn: The Sett has 2 bedrooms: 1 double, and 1 twin (with an additional z-bed for a child), open plan living, dining and kitchen, bathroom with shower over the bath. The well equipped kitchen has ceramic hob, oven, microwave, dishwasher, fridge and freezer, SKY TV, ipod doc, dvd, free wi-fi BBQ and patio area, laundry room Bleaberry: sleep sup to 2 (double bed), open plan studio with well equipped kitchen, living dining and lounge area, lovely bathroom, pation and bbq. Sky Tv, dvd, ipod doc, free wi-fi laundry room Brocklebeck: similar to Bleaberry with twin beds 50m away on the same estate: Brackenrigg House: a substantial Victorian Country House: sleeps 10 in 5 generous sized all ensuite bedrooms: 3 double, 2 twin bedrooms. Large living room opening through stained glass window panels to dining room and hand made oak kitchen with range cooker, large fridge freezer, microwave, dishwasher etc. Games room, laundry room with large washing machine and drier. Impressive verandah overlooking fells to Hellvelyn, summer house and BBQ area, CD player, ipod dock, tv, wifi central heating and 2x wood burning stoves. Located in 7 acres of private gardens, meadows, and woodland, in the very heart of the Lake District National Park just 2 miles South of Keswick, and a 10min drive from Grasmere.

Although the house and location were lovely and it was a restful place to be, the holiday was spoilt due to a building maintenance issue. The owner deducted money from the returnable deposit to pay for a plumber due to a burst water pipe which was not caused by our party’s actions but maintenance to the building. The leak was hardly noticeable when we left the property but was deemed catastrophic by the owner which was out of all proportion by the owner. I arrived home to be greeted by a very rude text message from the owner. I certainly and none of my friends would ever consider going back. The experience was very upsetting.

Obviously guests will have their own version of events, but this one is breathtakingly disingenuous, and I must respond. I entered the house 15minutes after the guests left on Monday morning, and immediately could hear running water from the laundry room. I entered to find pooling of water on the floor. I turned off the water supply at the stop cock, and started to investigate the source of the leak. I also politely texted the lead guest to ask if they knew what had happened (as this might help me to isolate the issue) She responded immediately. Amazingly, she replied that they had noticed a leak on the Sunday evening, but hadn't mentioned it to me (I live on the site, and during their stay they had contacted me to ask for things like taxi services), as they "thought I must know about it" - so they just left it and went out. They excused themselves by saying that if the House was empty, then I wouldn't know of a leak, so why should they bother telling me when they were there. (in fact, as I live on site, I generally check the property over regularly if its empty). They were incredibly rude and quite abusive in their language. I made a very minor deduction from their Housekeeping bond because there was a considerable amount of laundry that had to be relaundered, repainting, replacing of ceiling plus the plumber had to be called out and a repair made. Whilst the leak was not their fault, I explained carefully in a letter that had they alerted me earlier (ie the evening before), much of the later damage would not have occurred, and therefore all costs would have been mine, but their failure to alert me had caused greater damage, and some of this they should cover. (just for information, the leak was caused by a weld in a copper pipe failing. The copper pipe was in the void between ceiling and upper floor (so not really a regular maintenance matter and water had poured through the ceiling onto the floor below.) Due to their offensive language, rudeness and irresponsible attitude, I explained that I will not accept any future booking requests from any one of the group in any of my cottages. (which is I guess why they suggest above they wouldn't consider coming back!) I hope customers reading this response will understand that as an owner, I am well aware that issues arise from time to time with cottages, however well maintained they are. It is not unreasonable to expect a guest to point out a water leak when this occurs during their stay rather than simply leave it to cause further damage. A degree of trust is to be expected on both sides. I am thankful that 99% of guests would not act in the manner these people did, surely we can all expect a degree of basic decency and respect for one another? Best wishes Judy Owner

We have just returned from a long weekend break at Brackenrigg, staying in ‘The Sett’ cottage. The cottage is certainly lovely, very comfy, cosy, well furnished and with large windows overlooking the woodland garden. My partner Peter is a wildlife photographer who at the moment is waiting for a hip-replacement op and can’t walk very far. However he was kept well entertained with his camera aimed outside at the lovely collection of birds and red squirrels that visited the feeders. The autumn colours are perfect at this time of year and there was some break in the weather to get some brighter shots. Thank you to Judy for her lovely welcome. We hope to be back.

About our 6th stay at The Sett. So peaceful with so much to see, you can just sit inside with a cuppa and watch out, while you plan your day ahead. If you are up just after dawn, the woodpecker will visit the feeders outside, then its usually the Blue tit, Great Tit, Coal tits, followed by Nuthatch, Red Squirrels and Goldcrest on the trees outside the bedroom window. During the night, this time of year (October) you may hear deer rutting in the meadow and although I didnt see it, I did see video of the Barn owl flying in the meadow. From here you can walk many places and one of our favourites is to walk to Low Bridge End Farm where William and his parents give a warm welcome and a cup of tea and home made cake - but check first, as when its very quiet they dont offer the tea room service. In Keswick by the Derwent water there are also lots of walks with so many other places, too many to name. You could still have a wonderful day and see many things without even leaving The Sett. Spotlessly clean, covid friendly, Judy always gives a warm welcome and Melanie is also great for local knowledge. Highly recommend The Sett for peace and quiet. We will be back again soon.

We stayed in Sett Cottage for a week at the beginning of this month, and it was perfect. The accommodation was clean, fresh and very homely and the owner, lovely. We had a bit of an incident while on holiday, on our last full day, and she couldn’t have been more helpful, absolutely fantastic. Join all this to the beautiful views, and the amazing wildlife just outside and you couldn’t ask for a better base to see the Lake District. We will be back! xxx

Just returned from a brilliant stay here. We stayed in The Sett cottage with our two children and it was just what we needed after a difficult year! Clean, spacious, spectacular views and Judy was so helpful and friendly. Birds, red squirrels and the occasional deer literally outside the door. My son keeps asking when we are going back! Thank you Judy. We hope to return one day.
