What seemed to be the owner of the property sits overlooking everyone in the front window giving abuse to tourists when he feels like it. There's plenty of other more welcoming family run B&B's around the town for you to use and avoid this one!

This is a lovely B&B. I only needed a single room but these are not ensuite which means using a shared bathroom and are currently out of use due to the Covid situation but I was offered a very clean double room at a slightly reduced rate. The location is ideal being just a 2min walk to the town centre and, for anyone fell walking Skiddaw and Blencathra (two of the High fells) are accessible with a short walk from the B&B across Fitz Park and over the A66. Kevan & Xueyan are very friendly and welcoming and the Breakfast is cooked to a high standard and is delicious. Kevans tales from his time working on the Rigs are an eye opener and are worthy of a book, I'm at the top of the mailing list should he ever get around to writing it 😆. I'd definitely stay here again.

The views from this guest house are the best I have seen. It is amazingly clean and comfortable, even beyond the COVID standard I would say. More than this the breakfast was lovely and very filling. Most of all, both Kevan and Xueyan are very welcoming and friendly hosts and we would recommend them to anybody. In all seriousness, if you are planning a visit to Keswick then check this place out just for the views and for Xueyan's friendly smile.

We stayed 5 days at Lincoln House in October in a pleasant room with nice views. Kevan and Xueyan were perfect hosts very attentive toward us. We are going to go to Keswick next year and stay again at Lincoln House with great pleasure

Great place to stay for either exploring the area or as we did an excuse for 9 lads spread around the north get together for a couple of days. Kevan and Xueyan are great hosts. Nice welcome available if you need them but never in your face. The rooms are not massive but more than adequate and the beds are exceptionally comfortable ( well mine was). Breakfast is set time 8 to 8.30 but this works well as you get to meet everyone staying and I can appreciate gives the hosts the opportunity to concentrate on the fab breakfast at which nothing was a problem. Everything you could need and plenty of it. I must point out for fairness that access is restrictive as there are two sets of steps one to the garden and one to the front door. If access issues will be a problem you need to be are. But that is the only drawback not an issue for us. Check it out its do handy being one street from the main Street of Keswick and parking available too.
