Stewart & Gill wait to welcome you to our lovely Guest House and we were proud to win a coveted Best of the Best Award from Trip Advisor in 2023 and a "HIDDEN GEM OF THE NORTH WEST” award for 2017/18. We are conveniently situated 50 yards from the sea and St chads tram stop, half way between Central and South Piers with quality accommodation and a well-stocked licensed Bar in the basement. We cater mainly for couples and families and small groups in our comfortable 10 en-suite bedrooms, which comprise twins & doubles, 2 family room with bunks in the same room and 2 family rooms with inter-connecting doors. All our rooms have hairdryers, irons & ironing boards, at least a 43” flat screen TV with Freeview, some rooms have Smart TVs. Our direct booking rates include continental breakfast with full cooked breakfast available at a £5 pppn supplement to suit our guests' requirements. Check in times between 3pm and 6pm – please let us know if you will arrive outside of these hours. Sorry, no stag or hen parties. Couples and family groups welcome.

This was my second time staying at the B&B, I stayed earlier in the year with my friends as we enjoyed a night out. I returned again with my children to enjoy the beach etc.
Right from the booking it was an enjoyable experience, very attentive staff who looked after us from the start. The B&B is situated in an excellent spot, literally yards from the beach and a little walk from all 3 piers. The room was comfortable, with pretty much everything there that is needed for a short break. Very clean, tidy and comfortable. The breakfast was great, we are not big on a cooked breakfast, however it was there, we were happy to help ourselves to toast, cereals etc. There really is a great choice. The breakfast room didn't feel too crowded either. There was little tongs included in your own cutlery pouch so you could select your own breakfast rather than sharing, this was a clever addition as there was no risk of using the same utensils as other guests.
I really enjoyed my stay here and so did my boys, they also loved meeting the owners dogs. I also booked the use of the owners parking space, so my car was locked up over night.
Top tip, I would always book direct rather than using any websites as breakfast is included in the price and you can speak with the owners direct. I would recommend this B&B and I would certainly return again.

My partner and I visited Blackpool with two children.

Upon arrival, the host, Stewart, could not have been more welcoming or helpful.

We booked one of the family rooms, and it was ideal. The room was absolutely spotless and included some very nice touches e.g. fresh milk in the fridge, Jammie Dodgers. We had an excellent sleep throughout our stay - the beds were very comfortable.

Breakfast was superb, and there was a wide range of food and drink available.

On our last night, we had a few drinks in the bar. It is very cosy, and the host spent time chatting with us.

We cannot recommend this place highly enough. We will be coming back!

My wife and I had an excellent stay at this hotel. We were greeted by Stewart who was very friendly and helpful with any questions we had for him. (Thanks Stweart). The hotel was ideally located towards the south pier just off the prom, the room was great with everything we needed including tea coffee chocolate etc and a fridge with a complimentary pint of milk, it even had a microwave. There was a fresh water dispenser on the landing for use by all. The room was tastefully decorated and bed was very comfortable with a small but well equipped bathroom with shower. Whilst it may not be the cheapest hotel it also provided an excellent all you could wish for breakfast and definitely worth the small extra cost. We will most certainly use this hotel again. Many thanks to Stewart and Gill for a great stay.

We stayed Sutton park for 3 nights when visiting Blackpool it has a great location between central and south peirs so central to everything really with the beach at the end of the road. The room we had was lovely it had a king size bed tv and en-suite and also it had lots of lovely little touches like toiletries incase you have forgotten anything. The breakfast is buffet style there are hot and cold choices something for everyone with additional hot food on request. The Sutton park is great value and Stewart and Gill are always on hand to make sure you have everything you need or want.

Well what can I say brilliant. Stuart and Gill welcomed us into their home from home. Absolutely everything you can think of has been thought of. We had a sea view room.
From the beginning of arriving to leaving Stuart and Gill were very attentive also we had some fresh milk in a fridge in our room. There was also a water fountain in the corridor. Breakfast was amazing and was cooked to a perfection to order.
Lots of hand gel and sign in sheet and everyone wearing a mask. Stuart and Gill were always interested in our plans and always asked how we had got on. In the room was fresh towels hairdryer treats milk body wash. A beautiful shower comfy bed. Myself I liked the sparkle of the place and Gill has worked very hard to put this stamp on the place. Will definitely visit again

We had the most wonderful stay at Sutton park in October – a Friday and Saturday. There was myself, my husband and our two girls eight and two.

Stuart and Gill were fantastic hosts and I wouldn’t hesitate to recommend staying here. We stayed in room 5 which is a family suite and had a separate room for the children to allow us to still watch tv and keep the lights on even after the children had gone to bed. They had a huge bunk bed which was so comfy! There was also a small fridge freezer in the room which was so handy for the milk for the children.
I have got to say that that our bed and pillows were the comfiest I have ever had in a hotel and a great night’s sleep was had!

It was my birthday when we stayed and Stuart made a special effort to wish me happy birthday and check how we were getting on throughout our stay. He really did make us feel welcome and nothing was too much trouble – made a real effort with the children too especially at breakfast when having a toddler can be hard work! Even let them go see their dogs (which were in the back) each morning.
Breakfast was amazing – during the covid restrictions the buffet was closed but everything was plated fresh to order and as much as you wanted.. There were so many options and a menu in the room of anything you wished to pre-order such as pancakes, kippers etc
Stuart would not let you leave hungry and we really enjoyed the sausages – the best we have had in a hotel!

We did opt to take up the offer of a secure parking spot which cost £10 a night and was ideal as we didn’t have to worry about not being able to park on the street – which I’m sure would be fine but with the children we didn’t want to risk having to walk with them and the luggage.

Whenever we stay in Blackpool again, even without the children this is where we will always stay. Blackpool B&B’s can be a bit of a gamble and I’m so glad we found Sutton Park. Extremely clean, beautiful beds and bedding, a great breakfast and a special mention for the added little touches like toiletries in the rooms.

On arrival we were greeted by Stewart who was very polite and welcoming and gave us all the information we needed during our stay.

Our room was fantastic with a great view of the sea and sunset and was spotlessly clean and tidy, the room had everything needed for a long weekend including a fridge freezer, microwave, hair dryer and even a free standing fan for those hot summer nights. The complimentary items left for our use exceeded expectation going above and beyond, you usually get your tea, coffee, creamer ect. This hotel leaves every necessary item from a shower cap to bandages and hygiene items to a chocolate wagon wheel!

Buffet style breakfast was superb. All Full English items and all breakfast drinks available with fresh fruit and cereals on the side.

We thoroughly enjoyed our stay here at such a reasonable price and would highly recommend to anyone who would think about staying here from a single night to even a week

I've Stayed at Sutton Park many times before. usually for a ladies weekend. I've been promising the Hubby I'd treat him to a weekend at my favourite B&B and introduce him the friendliest hosts he would ever meet. A couple of friends travelled with us too. A quick phone call to Stuart and Gill (booking direct gets you a better deal) and the rooms were booked. Even booked one of their car parking spaces, pleased that our car was safely behind a locked gate throughout our stay.
Lots of Covid precautions in place, Track and trace, hand gel available for use throughout the B&B. Tables at breakfast time were spaced allowing for social distancing, tables numbered so you sit at the same table each breakfast time. The breakfast is usually a hot buffet, this time we ordered what we wanted, Gill did her magic with the breakfast and it came out piping hot and as delicious as usual. My hubby loves a cooked full English breakfast, he and our friends selected what they wanted from a huge variety, even veggie sausages (because Gill and Stuart remembered I don't eat meat). After eating it they were all so full they couldn't eat anything else until teatime.
The room was immaculately clean, fresh milk in room and more available when required, tea, coffee, hot chocolate and chocolate bars also in the room. A water machine in the corridor, giving cold water to drink.
Stuart and Gill go above and beyond for their guests, even arranged tickets for the Funny Girls show for us.
Leaving on Sunday Morning Stuart, Gill and Sutton Park have gained 3 more fans.
Myself i knew we would all have a great time and we did. I can't wait to go again.

On arrival i was met with Stuart who kindly helped me with my suitcase and pram as i was a solo traveller with my little boy.. He explained everything regarding the b&b and gave us the keys and helped me up into our room.
Breakfast was served between 8:30-9:30 .. we sometimes came down at 9:15 and everything was still available and hot, my son approved of Stuart's homemade meringue and fruit! he wouldn eat anything else haha!
We stayed in a basic double room, Rooms were basic but spotless, had everything you needed including a mini fridge which was handy for keeping chocolates and drinks cold! Shower was easy to use and bed was very comfy and warm!

Litterally come out of the hotel and turn left and you have a Tram station there, Stops is called St Chad if you need to get on and off!
Overall a very pleasent stay at a bargain price! Make sure you book direct to get the best price as we did!

Thanks Stuart for your kindness and hospitality, after working through the pandemic in a county hospital in Wales, this holiday and time with my son was exactly what i needed! See you next year!

Fantastic hosts, Gill and Stewart were so welcoming and attentive. The room was perfect.. clean, comfy bed, large flat screen tv, great decor, small fridge for cold drinks and on top of that a complimentary bottle of bubbly !! Breakfast was outstanding, ours was cooked to order but it's a buffet style when the hotel is busier. Location is great for South and central piers with tram and bus stops within 5mins walk, takeaways and convenience stores at the top of the road.
We are already planning our next trip we enjoyed our stay that much... it's such great value for money!!

Hi, You will be fine in the triple room, there is no need to go to the extra expense of a family suite if you don't want it. We have travel cots and bedding here which we provide free of charge if you wish, although obviously you are welcome to bring your own. Some parents bring their own bedding as this is a familiar smell to a baby, but there is no need if you don't want to. Kind regards Gill

Hi, we do have two car parking spaces at £7 per night either bookable in advance, or you can try your luck on our road and the surrounding roads which is free. There is now a new direct train from London Euston into Blackpool North which is ideal if you dont fancy the drive
