Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Cant fault Lyn she cant do enough for you, it friendly, very cosy, breakfast is 100%, choose from a cook breakfast, cearel and toast, you get tea or coffee along with orange juice. The bed are very comfortable and the rooms are very clean. The best b&b we have been to.

Stayed at the Park Villa Hotel on Palatine Road [--] for the weekend 18/19 Feb 06. Relieved to find this was a delightful establishment, very clean, friendly, family run hotel.

En-suite rooms were relatively compact, VERY comfortable, well decorated. Cleanliness is top of my list of priorities and this definitely fitted the bill. Small licenced bar, evening meals (didn't sample those). Breakfast was well cooked 'English' plus toast and cereal - excellent, not the greasy stuff you get in some places. Hotel located an easy short walk from the centre of the Promenade.

We were a 'hen' party of 13 but had given assurances that we were not immature, rowdy, drunken types (true). There were also a couple of other single females there and 3 lads, all of which behaved impeccably, we probably all rolled home at various times in the small hours but there wasn't any late night doors banging or unacceptable behaviour. The hotel did not make us feel discouraged from having a good time, just to show polite consideration for other guests - nothing whatsoever wrong with that - if you can't manage it then stay somewhere else.

Checkout was 11am but the hotel was happy to look after our luggage for the handful of us who wanted to spend a few more hours at the pleasure beach.

I wouldn't hesitate to take a young family to this hotel or mixed group or enquire about single group bookings.

All round - 10 out of 10. A great choice.

Thank you lynn for such a pleasant stay in your B & B.
2 nights in Blackpool for the Strictly Live Show. went to queue 8am for validated tickets and my friend asked Lynn to make bacon Butty for me. The best sausage and bacon butty Ever. it lasted me all day !
The B&B was not full ,so Lynn gave us a larger room with very Comfy double bed and large single. we both slept well. Room very warm and adequate shower with lovely hot water, although water pressure could be better.
No parking out front (one hour only) again we were lucky enough to get secure parking next door, kindly arranged by Lynn.
only a short 7 - 8mins walk to blackpool Tower.
The full English was brilliant, cooked by Lynn and she kept us supplied with Tea/coffee and as much toest as we wanted.
we both agreed , we would defo stay again in this B&B, great value for money. and a delightful Blackpool Landlady.

We stayed at the Park Villa this Bank Holiday weekend and were made to feel extremely welcome by Lyn. On arrival Lyn had already arranged parking for us at a much reduced overnight rate and we were able to keep the car parked there for three nights with no worries. Our room was on the top floor very clean and well presented we are a family of three and there was a double bed and single. All towels provided and even extra water as there was a problem with Lancashire water supplies this weekend but we didn't need to worry about it at all! Tea and coffee making facilities were in the room and the en suite had a walk in shower and plenty of loo roll (which was replenished daily!!). Lyn asked us each evening what we wanted for breakfast the following day and it was always ready for us and plenty more if we wanted it, lovely pots of 'proper' tea rather than a t bag shoved in a cup! Our little girl is five and is the fussiest eater but Lyn made a fuss of her and gave her the breakfasts she wanted and she ate most of it each day! This was my first b&b experience and I thoroughly enjoyed my stay and would highly recommend it and will definitely go back next year! My little girl already misses Lyn and wants to know when we are going back and we only left this morning!!!

Upon out arrival we were made very welcome , our host Lyn was fantastic, the room warm and comfortable. After a very good nights sleep we felt refreshed and ready for our breakfast, which was very well enjoyed. Very friendly service, can't wait for our next visit in July...

Having been to this b&b twice a year since 2005 with my family and with the "girls" i can not find a fault, VERY friendly, feels like home, nothing is a bother or too much trouble for Lyn and her staff I would never stay else where in Blackpool, very good value extremely close to all ammunities, just visited for the start of illuminations and must say the bed and quilts are to die for, wish mine were like that at home! looking forward to my next visit
