I feel rather passionately that it is only fair to readers and to the proprietors of such establishments that reviews should be kept in perspective.
Fist of all, this is a Guest House and not a Hotel. My room was perfectly clean and comfortable. The building felt safe, secure and warm. The owners are Croation and do struggle with speaking English, however it is important not to confuse this with rudeness (I found them to be rather charming, especially if you show an interest in their country).
It was rather like staying in the spare room of someone's house, which in effect I guess I was.
I think that an overnight stay for £39 with breakfast was more than reasonable.

This is the sort of hotel used in depressing TV dramas where something bad happens! Having said that, there are a few good points - there are some, which is why I didn't mark it 'terrible'. It is convenient for Leicester train station. You get a parking permit so you can park in the road outside. It is warm and you get breakfast. Would perhaps be ok for a student passing through for one night only. Staff were ok.
Now the bad. It is quite dirty and tired in décor with marks on the wall and dirt on the carpet. The bed is uncomfortable and seems old. The old fashioned TV is run from adaptors hanging down the wall. The sink has no plug. No towels, soap, drinks or kettle provided. There was one strip light and a wardrobe with a door that kept swinging open. No table to work at. No sockets. No Wi-Fi even though it is advertised. The shared bathroom has a notice saying 'please do not use the bath'. The shower trickles boiling water for 5 seconds then freezing cold for 15 seconds.
The hotel closes at 11.30pm.
Breakfast is a choice of 2 cereals and a mug of tea/coffee. Then bacon, eggs and beans which was ok. Toast too, no choice given. 2 choices of fruit juice. TV blaring on the High Street Channel selling bras.

I dislike leaving negative reviews but I feel that I have to be completely honest where Grafton House is concerned. On first impression, the manager was friendly and the entry hall clean and fairly welcoming. I paid upon arrival as requested and towels were offered. I declined as I brought my own. Our room was spacious with a double bed and two singles and an en suite bathroom. There was central heating so it was nice and warm. There was a (dusty) TV in the room and WiFi available. So far, so good. No coffee and tea making facilities but the manager did say we could pop down if we wanted a drink. Then, on to the inspection. The beds looked clean, but when I pulled back the quilt there were two crumbs? Not quite sure exactly what they were, but what really disturbed me was that there were no mattress protectors! A must have in my opinion. We decided to sleep on top of the quilts just in case. Now, the bathroom. The toilet seat (which was loose) and rim looked clean but underneath was another story. There was a shower (see images) and a tiny corner sink which was only good for cleaning teeth. We had to use a water bottle for rinsing as no beaker was provided. Now look, I now the place was cheap but cleanliness costs very little. Overall, not too bad for a budget stay but I really feel that the lack of cleanliness needs to be addressed urgently. As it stands, I would not return or recommend, but if improvements were made, I wouldn't hesitate.

Stayed here this week for a few nights with my daughter we shared a double took it was clean and basic with a working tv and sink in the room the lady on reception was welcoming and friendly we were provided with clean towels and shampoo which we used in the shared shower room the door locked and the shower was clean and warm . There was also a toilet near our room this B&B is perfect for a budget stay for anyone wanting a base in the area . The parking was on street and we were provided with the relevant parking permit
The room is basic but clean I’d stay here again if I was to visit the area

Yea it’s cheap.. but damn, you would have to pay me to stay there!

I had to leave within the hour of arrival and find somewhere else. Parking is atrocious, rooms are below basic and you get handed a towel and a bar of soap at reception like you’re a criminal.

Speaking of which, I have later found out from a local that drug dealers use that premises to deal.

An aboslutely vile place to stay. Absolute bare basics are provided, rooms are like a jail cell. Rooms are bare, a bed, a television and a sink. That is it. They are old and dirty.
When I arrived I was told I could not have access to my room until I paid again. The room was £29 and I had already paid this online but the agressive and threatening staff put me under pressure to pay again or I could not have access. I have since tried to argue this charge but I have just been met with aggressive phone calls and emails. I have also heard that drug dealers use the premesis.
Absolutely avoid at all costs.

When we checked in my business partner said, “What’s for breakfast?” The lady that was helping us said, “free coffee and tea, no food”! So, I asked, “why do you call it a bed and breakfast?”! I would recommend that you spend a little more money and stay elsewhere! The rooms are bare, you had better have all of your essentials soap, shampoo, conditioner and anything else you need because NOTHING is provided! The parking situation is awful, The place looks exactly as it did in the 40’s, and it is still sporting the same carpet. I wish that I could write something positive but the only positive thing that I can think of is the fact that it taught me what I have been missing my entire career which is there is a place that is actually worse then the worst place that I ever stayed before, after 30 years of traveling for a living, that is saying something!

I was spending the weekend with my friend and travelling by motorbike. I was worried about leaving my bike on the street so I rang in the morning and they assured me there would be somewhere secure for me to leave my bike. Sure enough, upon arrival the guy was waiting for me with the gate open to park my bike behind the hostel. He took me through to the reception and although I did not eat or drink, the hostel was very cosy, quiet and everything in the city was easily accessible on foot. For the price the room was spacious, well equipped with a tv and sink, clean and comfy. When I checked out they let me leave my luggage, leathers and bike gear for hours while I had lunch. Outstanding service, excellent value for money. Would recommend and would stay again.

I was concerned after reading some of the reviews, especially as I was travelling alone - but there's absolutely nothing wrong with this place. I agree with Mike C, the people are welcoming, the place is clean, yes the rooms are basic but they are clean and comfortable - what do you expect for £35? It's maybe not the place for a luxury stay but it's very close to the city centre and train station. I stayed one night and it was the perfect place for a good night's sleep after an event. I'd stay again.

This place was disgusting in every way. I ended up walking out at 5am on my 1st night after being savaged by bed bugs. The charming people also refused to refund me for the other nights I was booked in for. I really didn't think places like this existed. Please please please do not set foot in the door of this absolute hell hole
