Brilliant place! Fantastic hosts, wonderful breakfast, what a lovely find, absolute peace and quiet in the lovely Lincolnshire countryside, Superb!! The room was spotless, tea, coffee, hot chocolate etc and biscuits, when we arrived we were served with scrumptious cranberry and white chocolate rock cakes which were delicious!! We had a wonderful stay over late May bank holiday weekend at Red House Farm B & B.
We were travelling with family & reserved both of the B & B rooms which are in a separate block from the main house with parking right outside the door.
The accommodation provided in the rooms is 1st class one with a double bed with modern walk in shower, the other with twin beds again with a shower. The layout makes it ideal for 2 couples to stay together. It is very quiet with the rooms overlooking the Paddock & with outdoor seating for sitting out with a drink if the weather is good. The breakfast is absolutely delicious with a wide choice & cooked to perfection with local ingredients.
Location wise it is close to Lincoln with several restaurants & pubs nearby but far enough away to be in the country.
Karen & John are lovely hosts & I would recommend anyone to book here either for leisure or business.

This is charming and slightly unusual holiday accommodation in that it is the entire loft space of a converted barn, formed into a one bedroomed flat, consisting of a dining/living/kitchen space and a bedroom, with en- suite. The conversion was done to the highest standard and we found it immaculately clean. The need for a minor repair was reported and rectified same day. The delicious home bakes and light breakfast options were perfect for us and a lovely personal touch.
There is a wee dining table and sofa with TV in the living space and the bedroom features, I reckon, a standard double bed and plenty of storage and hanging, should you need it. The shower room has a very generous shower cubicle and a pumped hot water system brings hot water to the taps at all times.
There is a dedicated parking space.
You will need to be able to navigate a flight of external stairs but they are sturdy and feature non slip treads in case of wet weather.
I wish Karen every success with the accommodation.

The Redhouse Farm B&B sets the standard! Karen and John are great welcoming hosts. Their B&B accommodation is clean and comfy and the amazingly generous breakfast being served separately in their Farmhouse dining room on beautiful blue and white chinaware was a very pleasurable and filling start to the day. Karen was more than helpful, friendly and informative when we were there but also helped us out beforehand when we had to rearrange our dates at almost the last minute so that we could still squeeze in our long weekend away without having to research new accommodation. We already knew that we'd picked the best place to stay from all the positive reviews and didn't want to go elsewhere and now we are very happy to add our own glowing report. It's not just convenient for Lincoln and surrounding areas and has spacious parking, it's also run by someone who really wants you to enjoy your stay at their home. Thanks Karen and John, you were brilliant 👏

Over the years we have stayed in dozens of B&Bs and this is the best. Karen and John are perfect hosts. Suite 1 was spotlessly clean with a large shower room, and a generous hospitality tray was topped up daily. There are pleasant views across a paddock and the wider countryside.
There was a good choice of breakfasts with top quality local produce and their own hens eggs.
Redhouse Farm is in a quiet rural location just a few minutes drive from the city centre, and convenient for so many nice attractions such as the International Bomber Command Centre. Woodhall Spa is well worth the drive too. There are plenty of decent places to eat locally and we would particularly recommend The Five Bells at Bassingham ( must book), and Laziza Indian Restaurant at Burton Waters

I have been coming to Lincoln for several years for business. Initially I stayed at various hotels and tired some bed and breakfast places. I then stumbled across Ref House Farm, ever since it has been my first choice. The rooms are comfortable, quiet and spotlessly clean. The breakfast is good with quality ingredients, none of the cheap and nasty stuff used by the nearby hotels. It is rather disappointing if the rooms are all taken and I end up having to stay in any of the nearby hotels, they are such a downgrade in every respect.

Wow, what an amazing place to stay!
In the countryside but only a 13 min drive to central Lincoln.
Great attention to detail from Karen, without being intrusive. The quality of the food at breakfast and great cooking makes for a mouthwatering breakfast.

There is a twin and a separate double in a building behind the main farmhouse (where breakfast is served..) The rooms and their en-suites provide high quality accommodation that is wonderfully quiet.

The Red House was awesome from start to finish!

Having parked, I was met by Karen and she walked me through the room and outlined personably how the arrangements work. That included having ordered breakfast and agreed the time.

The room was spacious, well furnished and equipped thoughtfully. When it was time to sleep, the bed was comfy, the room was quiet and there were no disruptive lights. The heating was easy to control and the ensuite temperature could be easily controlled independently by opening or closing the en suite door.

The room had good local information and had nice touches like decaf coffee.

Red House is located in the countryside and outside the room are fields with horses and ample parking.

Breakfast is amazing. That’s a strong way to describe something straight forward. Karen, has considered everything. The dining room is well appointed, tastefully decorated and is a great backdrop for the delight that is breakfast. Red House has won awards for its breakfast and I can absolutely understand why.

I was visiting for work but I look forward to returning with my fiancée.

Thank you Karen, you have established an amazing B&B that is comfortable, well equipped and your hosting skills are unintrusive and well honed.

I look forward to returning!

We stayed here with family, and the rooms were adjacent to each other, just across from the main house. Our room had single beds, it was a long while since we had slept in single beds but they were really comfortable, so no problem. Our room had a dressing table with hairdryer, USB sockets, and other main sockets. There was a very generous tea/coffee/water tray with kettle, mugs, and wine glasses. A large wardrobe with a sliding door. En- suite shower room with toilet, wash basin with cupboard under, and a corner shower. There are plenty of towels and flannels too. Parking was convenient just outside. Breakfast was served in the main house, in a lovely dining room. The breakfast was absolutely gorgeous. You must have the fruit salad. There is a choice for the full English, or you can have a combination of toast with extras. Juice is available and there is lots of tea. You make your decision for breakfast the night before stating your choice of food and what time you would like it. Leaving the sheet of paper outside the room and it is ready on time and delicious. I would certainly recommend this b and b. Everything was 10 out of 10 and the owners were polite and very welcoming.

I kind of want to keep Redhouse to myself - but that wouldn’t be fair! From the moment of your arrival the welcome and the amenities are so thoughtfully done - the boiled cake (yum!) the food is cooked “just right” (hot fried eggs - a rarity!) and there is plenty of it, the room has had everything thought about that you might want, it is spotless and beautifully presented, and nothing is too much trouble. A gem of a place. You really do feel welcome! I’ll be back again…and again.
