The Coach House – which is in a quiet, safe, fashionable part of town – is a London bed and breakfast with a difference. You have your own separate building with all its own self-contained facilities and a private entrance, standing in the garden of the main house. It is ideal London bed and breakfast accommodation for a family/group of up to 5 people. Whether you are just a couple or a group/family of 5, you have exclusive use of the facilities, we only take one bed and breakfast booking at a time. You are part of a friendly London family home and can choose to have a great breakfast cooked for you in the main house or have the flexibility to get your own breakfast in the Coach House kitchen. It’s also great value for money from £44 (approx. US$57) per person per night (with 5 people staying). Perfect for the first time visitor to London – we can arrange a car to collect you from the airport – or the experienced traveller wanting to try something a little different Travel to central London is quick and easy – the tube (subway) station is 5/7 mins walk, trains are every 3/4 mins and it’s a 25 min ride to the centre.

After a very long journey, we were delighted to arrive at this very special place to stay in Balham. We felt instantly comfortable and secure. Decor is delightful. We slept incredibly well and it was all so peaceful. The garden is stunning and we very much enjoyed eating breakfast outdoors. Thank you so much Harley and Meena - we look forward to meeting you next time. Can’t wait to return!

Very quaint cottage with a dolls house style charm. Quiet location, yet short walk to train and tube stations. We stayed in the upstairs room and slept in the very comfy 5ft double bed, also a single/twin in the room. Well equipped kitchen on ground floor, although you don’t need to cook as there are many places to eat in and around Balham, but I suggest you book as places get very busy at weekend. Lovely cooked breakfast made for us on Sat morn, although we had to force ourselves out of the very comfy bed to have it at 8.30am, normally I am up at 6am! If you don’t manage stairs very well you may need to have the downstairs bedroom as the wooden staircase could be difficult for some, but worth climbing up and down to the charming spacious bedroom with lounge area and modern bathroom with over bath shower, I found the flush button a little difficult with my long finger nails. I would have liked a change of towels during the 3 nights stay, I’m sure this wouldn’t have been a problem if we would have asked for some. Best selection of hairstyling appliances I have ever had when away see photo. Free weekend parking from 5.30pm Friday to 9.30am Monday is great if you travel by car, but could be quite expensive the rest of the time. Harley and Meena are lovely hosts. We would love to visit again hopefully in summer to make use of the outdoor area.

We stayed here in 2004 for three weeks and really enjoyed it. We returned in October 2019 for a three day stay and The Coach House is still outstanding! We particulariy like the quiet setting, great breakfasts cooked by Meena, pleasant conversations with Harley and Meena, and easy access (7 minute walk for us 76 year-old travelers) to the tube.

We had a great 3 days at The Coach House in September. Easy access to central London and our hosts could not have been nicer! Having that little bit of independene with the coach house being away from the main house meant we could come and go as we pleased without impacting our hosts. We will certainly base ourselves here again on our next visit to the capital

We stayed at the Coach House for a sunny week in September. We thoroughly enjoyed our morning chats with Harley and Meena over breakfast, so much so that we often lost track of time and almost missed our morning appointments. The privacy that the Coach House offers (including your own private entrance) gives it more a feeling of a country cottage than a B&B in the middle of London. Balham is an awesome place to stay with excellent restaurants and pubs, and both Tube and British Rail links, all a short walk away from the Coach House. We are frequent travellers to London and we found this stay to be a more authentic London experience than any of our prior trips. We will definitely be coming back to the Coach House - the next time we will bring our kids with us!
