I stayed at The Fairways as I had to be at St Pancras really early for my Eurostar to Paris.
Having booked my stay a few months ago, I got an exceptionally good rate of £57.15, which given the location of the property, was exceptional.
I had read the reviews, which I appreciate are mixed, but then I make my own decisions, and was open minded as to what to expect.
Having arrived around 4.30pm, I was checked in swiftly and efficiently and went to my room. It was a budget room, in the basement (I knew this when I booked it, so I had no surprises), and was easy to reach via stairs (if you are elderly, mobility impaired or with children, this may not be the most appropriate place to stay as there is no lift).
My room was compact and bijou, but absolutely spotless and ticked all the boxes. Anyway, I was there for just a few hours, so perfect for me.
The en-suite bathroom was tiny, and was totally acceptable as a wet room with toilet.
In winter, this room is warm, even without the heating on, but in summer, with no windows or fan, it could get a bit overpowering.
I sadly didn’t get to eat breakfast, due to my early start, but would have done had I been there.
Overall, 10/10. Basement rooms are noisier due the underground trains, so hardly the fault of the hotel.
If you want somewhere for an overnight stay, that’s clean and you don’t mind the room size, then this is perfect. Should you want space and luxury, then sadly you’ll not be a fan. We all have our own requirements, I appreciate.
Good broadband works fine, although the tv in room 32 is a bit temperamental with certain channels.
I have nothing to complain about, as my comments are observational so others can take note.

I found a booking for the Fairway Hotel on Trivago with a discount price. First off I probably wouldn't have paid the full price for it, but the location is useful due to just being down the road from King's Cross Station.
Myself and the wife were going to a show so just needed a room for the night. The hotel is located along a series of terraced style housing and we were greeted on arrival with a key for our room and a key for the front door. The hotel is essentially just made up of lots of rooms with no obvious reception facilities etc. The hotel is quite cramped inside but appears in good condition however our room was down 2 flights of stairs and through a basement style corridor and under the street level. There was a bit of damp/old food smell at our room. The budget room I booked was a twin room so had 2 beds in it, a mirror, wardrobe, small TV, kettle and a sink. The bathroom and shower facilities were in the corridor outside our door and had to be shared with the other room on the same level. The room appeared clean with tidy and clean sheets etc however had some evidence of damp/wear and tear and the decor is a bit dated.
If you just need a room for the night and are not worried about anything fancy then it is fine. This served a purpose for us and we spent little time there except to sleep as we were moving around London for 2 days. In that sense, it was fine just nothing fancy.
Due to the location of the hotel/room there is some noise during the night, in particular you can hear the rumbling of the nearby underground through most of the night and general traffic sounds, however this did die down for a while before restarting in the morning. The room was warm and we did have the window open just to balance it out as the room was small.

Our room was down a set of stairs in the basement. The steps were narrow. Staff carried one of our cases down for us. Lights in our corridor automatically came on as we approached.
Our room was a twin with a small bedside 2 drawer bedside cabinet with a light, usb socket and electric socket by beds. Hard beds. Has a radiator, small wardrobe, 6 hangers, a small tv and a fan. Small desk has a fold up chair, long mirror, kettle, tea, coffee and milk.
The ensuite bathroom had a good hot shower with curtain., which has racks to hold your own toiletries, however some supplied. Automatic light for bathroom was annoying during the night. as well as the squeaking door. The paper bath mat would be better if it was a towel. Suggest needs a hand towel too, as 2 bath towels not enough, also a 'do not disturb sign' and a second pillow. Website said hairdryer on request, which I did, then found a second one in a drawer! Staff good, helpful and friendly. Many leaflets and maps of London available.

I have never actually left a review for a hotel before, but felt I had to this time.
The staff were all really lovely and helpful, but unfortunately the room was really quite disgusting. When I arrived, there were yellow stains all over the bedding, some of which were crusty and (hopefully) were from food. I called down to reception and they did replace the duvet. However, I then discovered that there were lots of hairs all in the bed (mostly male looking hairs) which was a bit disturbing. At this point I was quite worried that the room had not been cleaned between us and the previous guest, or at least the bedding did not seem to have been. While there, we slept above the bed sheets and put T-shirt’s over the pillows so that we didn’t have to sleep on the unclean pillows. I was not sure what it was but on and in the bed side draws there was also a strange yellow / orange liquid all on them. I had to clean all of the surfaces with hand sanitizer as, during covid, the uncleanliness of this is a little bit disturbing, and not what you would expect from even the most basic of hotels.
As I mentioned, everyone who worked there seemed lovely, and the room itself was good for a budget room in such a good location (1/2 mins from kings cross station). However, the room had evidently not been cleaned. From the crusty yellow bits of the bed sheets, the weird yellow liquids in & on the draws and the very unclean stained toilet brush, it was quite an unpleasant experience andi tried to stay out of the room as much as possible. Had I been able to afford it, I definitely would have changed hotel.

We booked a double and a single room through Airbnb, but upon arrival, discovered a double booking issue. The counter staff proposed relocating another guest's belongings without their consent to accommodate us in three single rooms instead. We found this approach unacceptable and requested a refund, which was initially refused. The staff member also informed us that the Airbnb listing might not always match the actual accommodations. Ultimately, we resolved the situation through Airbnb, receiving a refund after the listing details were altered on-site to reflect the establishment's argument. The proposed handling of another guest's belongings without their consent was particularly concerning for us.

I don't understand why it is classified as a hotel/b&b, given that they don't provide breakfast. The room was small, difficult to put suitcases down without having to crash into them. Our bathroom door was broken and remained mostly open. Positive notes include cleanliness, the absence of carpet and a small wardrobe at least for coats. I recommend staying for a few days (2/3 nights) given the excellent location even if a little noisy (very close to King's Cross)

My single room was compact, but perfect and included private toilet and shower, tea/coffee making facilities, and comfortable mattress and pillows.
Unfortunately I could not get the small TV to operate.

Knowing the area, I had booked a room on the first floor at a more expensive price. We were housed for 3 days in the cellar, in a room that no one would normally dare to use: noise of the metro passing with a frequency of less than 1 minute, so impossible to sleep from 5 a.m. to midnight, view of a wall. On site the hotelier admitted that there had been an "error" on his reservation system and told me to go through the site for a refund. But back in France, when I followed the procedure, he denied that he put us up in the basement. It is therefore a scam: sale of a quality room at a more expensive price, and accommodation in a room that I would be ashamed to offer to clients.

We had a small triple room for 2 nights. It was a bit hot (even with the radiator off) but was more than adequate for our needs. The reception staff were very helpful, we were able to check in early and left our luggage there on the last day after check out. Great location for restaurants and transport. A few corner shops. All at a great price, recommended!

You couldn't beat this location - literally across the road from Kings Cross and St Pancras. Many restaurants, cafes, bars around and the owner gave us a great recommendation for a Greek restaurant. There is a neighbouring doss house but it didn't worry us. The twin room was tiny (intimate for 2 unrelated people) but enough room to put 2 suitcases on the floor. Kettle with tea and coffee. Good shower. A window that actually opens. Clean and very friendly and a much better option than anonymous cheapie chains. I've bookmarked this hotel for next time I'm in London.
