Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Our week’s stay at Pepys Road B&B was excellent. We stayed in the large Peony Room which had its own entrance and allowed us to come and go without disturbing anyone else. David and Maedhbhina were welcoming hosts and made us feel right at home. The bed was so comfortable and we enjoyed the extensive collection of books that lined the walls of the room. Breakfasts were delicious with a good choice and plenty of fresh hot tea to accompany lively conversations with the hosts and other guests. Thank you to David andMaedhbhina for a wonderful stay and amazing hospitality.

Stayed here Friday & Saturday night with my Dad for my brother's wedding. David was a very welcoming, friendly host as was his wife. The room we were in had everything we needed and the beds were comfortable. I would stay at Pepys Road again if ever I needed accommodation in London.

Absolutely fabulous bed and breakfast. Quirky but comfortable and very clean. Freshly cooked breakfast with amazing selection of preserves, jams and toast toppings. David, the host, is polite and courteous and pays attention to detail. We cannot recommend this Bed and Breakfast enough !! We have already booked to go again next week !!! Tarlock and Diane

I stayed here with my wife and adult son for 5 days while we visited our daughter and did the London tourism stuff. We were effectively invited into the family home of David, his wife and 2 friendly but very well-behaved dogs. The bedrooms and bathrooms were very comfortable and well-furnished with hundreds of books to choose from for the quiet times. There was a wide choice of fresh and cooked foods for breakfast, which you take together with David, Maedhbhina and whoever else happens to be staying. You can chat about what you did yesterday, your plans for the day, topics in the news, etc. Very friendly and relaxing. Telegraph Hill is about 30/40 mins away by train or bus from the tourism hot spots in London, but we knew about that and did not find it an issue. For local dining, just up the road you can buy good pizzas several evenings a week, and a bit further away in Brockley, Nunhead or New Cross (there are local buses or you can walk it in 10 mins) there are pubs, restaurants and fast-food places. We had a lovely time and I would heartily recommend Pepys Road B&B to anyone.

Stayed for one night following our daughter's wedding nearby. Delightful property in a great location. Welcoming and charming host - David Marten - greeted us on our arrival and showed us to our beautiful bedroom. Lovely decor, large comfortable bed, good bathroom and lots of clean fluffy towels. Greeted in the morning and joined other guests in a beautifully decorated dining room where we enjoyed a delicious breakfast. Freshly cooked bacon, eggs, mushrooms after fruit and toast. Looking out over a wonderful garden. It was a real treat!

I stayed here solo whilst visiting family and couldn't fault a single thing. I was welcomed into the house and looked after by the fantastic hosts from start to finish. The accomodation is beyond comfortable. Breakfast is perfect and the added bonus of 2 beautiful dogs to greet me made my stay wonderful. I will definitely be going back again. Perfect position for a quick bus ride in to Central.

We spent four nights at Pepys B&B, staying in the downstairs (‘basement’ would give the wrong impression, as it is really a ground floor location) room, which is ideal for the warmer summer months. We both slept like logs and enjoyed the in-room coffee, which comes via inventive ‘open’ coffee bags. Breakfast is excellent and you can chat with the other guests (which was a pleasure) as well as the hosts, who pop in once they have done their stuff in the kitchen. If you like laksa, be sure to put in an order the night before, as David gets the key soup-base ingredient all the way from Sarawak. Makes a nice change from eggs! Transport-wise, buses are plentiful, especially if you walk five minutes down the hill, and there are plenty of interesting green city walks, especially if you enjoy cemeteries!

I spent a comfortable night at this delightful B and B as I was visiting my daughter and taking a trip to the theatre. The house is elegantly decorated, and the rooms are comfortable and spacious. I slept soundly in a cosy bed in crisp cotton sheets and it is surprisingly quiet for London. The location is super - Telegraph Hill Park just across the road for a morning stroll. I had a delicious, freshly cooked breakfast plus fruit and choice of cereals. Last but not least the hosts are friendly and good company but not at all intrusive. I really hope to return there.

Our family of four enjoyed a wonderful covid-safe welcome at Pepys Road. The house and rooms are beautifully furnished and offered all the home comforts - cosy beds, luxurious bathrooms with plenty of hot water, delicious home cooked breakfasts and great company from our hosts. And there's free parking right outside! It's a great location too - wide, quiet tree-lined streets lead to the main road amenities and easy access by train to central London. Happy to recommend, and hope to return.
