We have stayed at Bay Tree Guest House 3 times in the last 3 years. The accommodation is of a high standard and the property is within 5 minutes walk of Arnos Grove tube station and a good range of local shops. The continental breakfast is very good.
However, the cooked breakfast is not the traditional “full English cooked breakfast” you would expect from most B & Bs as a matter of course, and whether you get it or not appears to be at the whim of the owner Jasmine.
The first time we stayed we were served a somewhat smaller than normal and limited cooked breakfast.
The second time we stayed the girl who normally does the cooking had not turned up and Jasmine told us she wasn’t doing a cooked breakfast as we were the only guests staying, but presumably as she didn’t want to be bothered cooking herself, and tried to fob us off with a continental breakfast.
She finally grudgingly agreed to do a cooked breakfast like she was doing us a favour rather than giving us with what we had paid for and quite rightly expected to be provided. This clearly soured the atmosphere over breakfast and spoiled our stay.
We confirmed over the phone that a full cooked breakfast was included when booking our 3rd and latest stay to avoid any similar shenanigans this time.
Consequently, having asked if we could have scrambled rather than fried eggs we were extremely disappointed, surprised and put out to find that the “cooked breakfast” when it came simply consisted of a small bowl of scrambled eggs between 3 of us and nothing else which prompted the obvious question from us “is that it?”
Jasmine yet again grudgingly agreed to provide the rest of the normal missing elements of the breakfast which she miraculously somehow had in her fridge.
Again our stay was marred on leaving by the feeling that we had been short-changed and taken advantage of.
We will not be returning a 4th time.
If you book here make quite sure you know what you are getting and confirm it in writing.

We stayed here due to its proximity to Alexandra Palace - it's located on a suburban street very close to Arnos Grove tube station and a main bus route up to Ally Pally. Our hostess was charming, friendly and helpful, there was a good breakfast spread (no greasy fry up but that's not necessarily a bad thing) with fruit salad, scrambled egg, lots of toast and muffins, fresh coffee and a selection of ham, cheese and yoghurt. We didn't manage to bag the limited off street parking (some other guests got there before us) but there was on street parking in what felt like a safe area. We found it very clean and comfortable and we'd very happily stay there again.

Jasmine was a warm and friendly hostess. She loves to talk, as do we. Her granddaughter was fascinated by our Scottish accents :-). The room was tidy and comfortable. The large shower was great; smaller showers can be a pain. Breakfast was very relaxed and enjoyable. Jasmine recommended The Arnos Arms and as we walked past it looked very nice. However, we decided to walk on for some exercise and to see what the area was like. We found "Volare" at 167 Bowes Road N11 2JA; about 20 minutes gentle walk. It is run by two Spanish sisters and was excellent.

We were given a lovely en-suite double room (Daffodil), immaculately clean and spacious for the two of us. Jasmin was a perfect host and contacted us prior to our arrival to check our needs. Lovely shower in the bathroom, a very comfortable bed, good linen, and everything that we needed for our stay. Great breakfast too! Plenty of choice. Thank you !

The room was excellent value for money. The breakfast was included which was a bonus and it was a good standard. The staff were very attenative in the morning and we were able to have a laugh with them. Would recommend and definately come back if I was out and about in Southport again. It was not far from Lord Street - walking distance.

My son and I stayed with Jasmin today in her lovely B and B. The room was large and comfortable. Ensuite was large with good shower. Breakfast was very good. Easy a. Was to subway station about 5 minutes walk away and decent bar / restaurant 8 minutes walk away. I would stay again.

This is a beautiful home in the suburbs of London. Jim and Janet (hosts) are so friendly and gracious, they make you feel as if you are related to them! The food is delicious, the rooms are charming and newly renovated, and it's a great value (especially for London). All the rooms have their own full bath with them. The tube is a four-minute walk from their house. There is also a large park nearby and a fabulous Indian restaurant. If we ever get back to London, we hope to stay here again.

The tube gets to the city in 20 to 25 minutes.

I emailed the owner to request they please reverse the charge and did not get a response. I was wondering if the policy changed and why I did not get a response? Apologies for the delay in responding. Our policy here at the Bay Tree House B&B is that we do take a deposit for the first nights stay, this is also mentioned on our website. We cannot accept a booking without a deposit. We will be happy to refund your deposit and cancel your booking immediately.

The airport express train from Stanstead comes into Liverpool St. Station. You take the underground circle line to King's Cross and switch to the Piccadilly line to Arnos Grove. Due to the fantastic undergroundTube train system nothing is too difficult to get to in and around London. Get yourself an Oyster Pass on-line before going. Will be posted to you and you will have it immediately you get off the Airport Express to get onto the Underground Tube. Look it up on-line. Whatever money you don't use on this card you can redeem when you leave London. Gives huge discount on fares.
Of course only the owner would know what she has available at any particular time. The room we had did have a queen sized bed and a twin sized bed with an adjoining bathroom. Jode Perth is correct in their statement also. It might be a bit of a shlep to Central London and w the children in tow especially after a long day in City. Also I know u r not asking but let me suggest the children might enjoy the Natural History Museum.
