We took garden apartment as we had a dog, what an asset!
The apartment was small but perfectly formed. This was the most well equipped apartment we have ever stayed in, and if it wasn't there, Ben provided it if we asked.
We had our car, and by communicating with Ben ahead of time, paid street parking was arranged at £7 per day.

We've stayed in Griffin House's basement apartment twice now, and both times it was exactly what we were looking for. The garden space is impressive (although we didn't use it much due to our visits being in the middle of winter), and the apartment itself is very cosy while also providing enough space for the three of us.
The kitchen facilities were adequate for our purposes, enabling us to self-cater a lot during our stay in London.
The hosts are friendly but not invasive, leaving us completely alone for our entire stay. If we needed anything it was good to know they were on-hand, but we didn't have any cause to bother them as the flat just had everything we needed already.
Would definitely stay with these guys again.
The location is absolutely brilliant if you need to get around by Tube.
We also very much enjoy the hosts' dog, he's lovely.

Griffin House Holiday Apartments are new and market themselves at a gay clientele. The apartments are located in a Georgian town house in Stockwell South London. Not perhaps the most obvious tourist area, but for this reason it means that the accommodation is excellent value for money. Stockwell is only 3 stops from London Victoria and so is well located. Nearby Vauxhall is fast gaining a reputation as the new gay area of London and at the weekend has loads of gay pubs and clubs open. We stayed in the garden apartment which had two bedrooms, was decorated well, had broadband access, colour TV and DVD as well as a dishwasher in the kitchen. The owners of the apartments were very helpful and booked us theater tickets before our arrival as well as sorting out temporary gym membership for us during our stay. If you want a good standard of accommodation at a reasonable price and are prepared to stay in one of the less obvious tourist areas in London this is the place for you.

I was disappointed with a recent stay at the Griffin House Holiday Apartments. Based on the #1 ranking on tripadvisor I had higher expectations. That said, I can see the pros and cons of the apartment and how those might play out differently for different types of travelers, so I'll try to lay them out here so that you can weight the importance of each component within your own mind.
PROS: I did a lot of research into lodging for families, understanding that London is an expensive city and doesn't always accommodate families well. I do believe that Griffin House is a reasonable price in comparison to other options in London. As others have noted in previous reviews, the hosts were kind and left us with fresh eggs and milk in the refrigerator, which was gracious and inviting. The garden is nice and hard to find in a big city.
CONS: Several items interplayed to make this (in hindsight) not the best choice for us. The biggest con for our family was that the apartment had a bad odor. I know that the hosts have a cat that lives upstairs and I think that was the culprit. Our family has allergies and if I had known that there was any chance of cat in the apartment we would have chosen a different accommodation. This impacted how we felt during the trip, which hampered our ability to enjoy the city to the maximum degree. We knew based on other reviews that the neighborhood was a bit sketchy, and we found this to be the case. We also knew the apartment was a bit out of the city center but didn't fully understand how much this would impact travel with children. There is currently some major road construction going on right outside the apartment and this made for a noisy environment. In terms of cleanliness, the apartment could benefit from a deep cleaning.
For us, the cons in conjunction with each other outweighed the pros. I would not recommend the apartment for somebody with animal allergies.

Many thanks for your review and we appreciate the positive things you said about Griffin House, namely that we offer excellent value for money and you enjoyed our garden. However we take issue with the rest of your review, which we find inaccurate and unjustified. Firstly, with regard to our pets and your family’s cat allergy. We do have a cat and a dog and indeed chickens at the bottom of the garden. None of the animals are allowed in the apartments – Barney, our dog, and Filou, our cat, live in our space only, though of course guests might encounter them in our garden. Your children played frequently in the garden, and stroked both Barney and Filou – perhaps this is why they showed signs of an allergy? You state you did careful research about our place before you came, yet you did not pick up on the fact that we have animals, which is clearly on our website and in many of the tripadvisor reviews. You also never mentioned your problem to us during your stay. To others reading this response, we would say that if you do have issues with exposure to animals, perhaps Griffin House is not the place for you. You mention there was an ‘odor’ in the apartment during your stay – again we would have appreciated it if you had said something to us while you were here as perhaps we could have done something about it. We think that if there were indeed a smell, it might have come from the road works for drainage that were going on during the days you were here. For this we can only apologise. With regard to your comment about the apartment needing a deep clean, we find this just plain wrong. We have the highest standards of cleanliness and over 140 reviews on tripadvisor bear this out. Next, addressing your complaints about our location – it is clearly stated on our website how far Griffin House is from the Underground station and the centre of London. For the record, it is a five to ten minute walk to the station and then takes around 10 minutes to get to places such as Trafalgar Square and Buckingham Palace on the train. You state that the neighbourhood is ‘sketchy’, I am sorry but we find this comment ignorant and ill informed. We note you come from Anchorage in Alaska, so have probably had little exposure to a multicultural melting pot like London. We are proud of our neighbourhood’s diversity – it is home to people a huge variety of people – gay and straight, black and white, Christian, Muslim and Jewish. This is a real London neighbourhood with shops, schools, churches and mosques. Anchorage it certainly is not. If this sort of neighbourhood makes you feel uneasy, and you find this ‘sketchy’, Griffin House is not the place for you. Finally we are saddened that your stay at Griffin House did not live up to your expectations. We offer a different kind of environment to the usual small hotel rooms you would get in other parts of London for the same price. We provide gay-friendly and family friendly apartments – a place where you’ll have a great space with plenty of room and access to a garden with resident pets that is situated in a real London neighbourhood – in short, a home from home. We’re sorry this isn’t what you wanted and hope you have better luck in finding something that meets your needs next time.

Stayed there with 4 of my mates for my birthday last weekend. We had a great time from when I was greeted at the front door by Ben until I left on Monday morning.
The place is spotless, and very homely and warm. All the little things are laid on which make such a difference, and Ben and Nic are always happy to help with advice and directions etc. Great value for money aswell ! We all agreed - We will definitely be back!

We spent a week in the cozy, beautifully remodeled Garden Apartment during the chilly end of March. Were not sure what to expect of the Stockwell area before arriving from home in San Francisco, but found it very convenient to central London via the underground. (Two different major lines depart from the local station). Also enjoyed dinner in Clapham nearby.
The two bedroom apartment was perfect for our needs and Ben and Nic were gracious hosts to the Nth degree. The sparkling kitchen is complete even to a dishwasher and we were particularly pleased to have a modern shower. All rooms are comfrotably and stylishly appointed and feature warm halogen lighting.
We've already begun recommending Griffin House to our friends.

We had the garden apartment and found it to be clean, tastefully decorated, cozy and private. Our hosts Ben and Nic were charming and gave our family a warm welcome, even bringing fresh eggs from their hens. Barney was a big hit with our daughters, Ben gave us some great restaurant recommendations and the location allowed convenient access to the underground and a quick ride to all we wanted to see and do while in London. Having children, we particularly appreciated the full kitchen and well stocked Market directly across the street for cooking staples. We will definitely stay here again if we have the opportunity. Thanks Ben and Nic!

Ben and Nic (and Barney....) are great! :) If you're going to London, it's the only place to stay! You will love the apartments, the location, the hospitatlity, and the city. This was the third year of staying in the garden flat and as always it did not disappoint.
It was great to see the guys again as well as Barney- nice to see things do not change!
To review- the location is near the Stockwell tube station.
From Heathrow, it is about a 45-50 minute ride on the Piccadilly line, switch at Green Park to the Victoria line to Stockwell station. It is a 10 minute walk to the apartment from the tube station.
A tip- if you are going to be in London for more than a few days, it is advisable to get an Oyster Card at the London Underground booth located right before the exit to go down to the Heathrow underground tube station.
For those of you with big suitcases, there is a lift (elevator) at the Green Park station, but not at the Stockwell station(that I saw), so you may have to lift your bag down and up a few stairs. Not a bad thing.
As far the tube goes, you can get anywhere in London on the tube in 10 minutes and a lot of tube stations have wifi installed.
I rented the garden apartment again - I love this apartment because it has its own entrance, and it leads to an awesome garden in the back yard. As always, the apartment was clean, well equipped and very comfortable- like home :-) . The apartment had wifi and I like that I can also cook in the kitchen (there is a market directly across the street which is very convenient) and there is also a branch of the market that is next to the tube station which is open 24 hours a day.
All amenities, appliance instructions, history, etc of the building is located in a very neat little book (it's is a real book) that is located on the coffee table-very cool!!!!
I will mention that we had milk, fruit, and eggs laid from the hens in the garden in the refrigerator ( loved that!)
As mentioned in a few other posts, I can highly recommend the organic bakery down the street- exceptional breads and pastry made daily.
I have gotten a chance to know Ben and Nic over the past three years, and consider them as friends which makes this an always great stay. They are also very informative of the ongoings in London.
For the value and the proximity to the tube, I can highly recommend staying at Griffin House.
Will definitely be back again next year, same time , same channel.

I thoroughly recommend Griffin House Holiday Apartments for a number of reasons, which made our stay in London very special. The acommodation is amazing it is very clean, fresh and comfortable with access to a beautiful garden. We really felt that we were staying in a comfortable home from home and not some stuffy hotel. The guys who own the place are so friendly and it feels like they open up their home to you. As a gay couple who had never been to London before the information Ben and Nic gave us about the clubs, restaurants, bars, shopping areas and other places to see was invaluable. I think we got to see a side of London the guide books don't know about. If you are into clubbing Griffin House is on the doorstep of all the great clubs in Vauxhall. The hosts helped us make the most of the big clubs plus they pointed us in the direction of some quirky alternative stuff to do too (Duckie on a Saturday night - what a hoot!0. The area is in south London and very close to the tube and the West End and Soho are very easy to get to. As far as the cost of the stay it is total value for money. Thoroughly recommend the accommodation and I would not hesitate staying in Griffin House again.
