The owners are fantastic and extremely accommodating, polite and welcoming. The hotel itself is very dated and basic however its all we needed for 1 night we literally slept and showered there and that was it, very quiet at night time and in a perfect location for links in to London, approx 5 minute walk depending how fast you walk. Hotel was clean but quite small but again this wasn't a massive issue as we just slept and showered. The rooms where very warm but had a fan inside as rooms are of course not air conditioned. Overall stay was nice

If you don’t expect much from this place, you will be happy. If you want to pay 100 pounds and stay in a place of London you might be disappointed.
We needed a room to sleep one night, booked it, checked in, went out, came back at 02.00am, slept, woke up, showered and checked out. Did the job for us.
If you are looking for a place to sleep and go, yes its fairly priced for London. If you like to have a bath in your luxury room, then book the Shangri La at the Shard 👍🏻

We had a lovely afternoon tea here. Morgan and Bijan looked after us so well and made sure we had everything we needed. Lovely relaxed atmosphere and delicious food - variety of freshly made sandwiches on artisan bread, a selection of sweet treats and an amazing choice of teas! Perfect way to celebrate a birthday.

We had only booked this room for one night but couldn’t even do that. We ate the cost of the reservation and went and stayed at the Hotel next door. The room was dirty and bathroom the size of an airline bathroom. The room smelled bad and felt damp. There was no soap provided to even wash your hands. Everything was very dated. It was unacceptable.

We are a two star budget tourist hotel in central London and our tariff is very reasonable. our rooms are clean and simple. Everyone enjoys their stay. If you could not find soap you could ask for it or find it where extra coffee, sugar, milk and biscuits are provided.

Small but very well located, really very friendly neighborhood (go have breakfast at mummy's around the corner).
Room and staircase very clean. Owner and his wife are charming and very welcoming people. Wi-Fi not very effective.

We spent 3 nights at the MANDALAY PICTON HOUSE in London.
It is close to Paddington station and Hyde Park.
The room was small but big enough to have 1 DOUBLE BED and 1 SINGLE BED. We even had the TV !
It was very clean and very good price: 59 £ per night (English breakfast inclusive).
The bathroom was small but functional and most important we had hot water.
Gary (the owner) and his brother were very nice people and very helpful.
We really enjoyed our stay there and we will go back again.

Location Location excellent. The bed linen was clean.... This is the only good thing I could say about the b&b. The place stank of curry and spices and was very off putting. The room was tiny and very run down as was the whole of the b&b. I could sit on the loo, brush my teeth and take a shower all at the same time. That is how small the bathroom was. Having said all that. It was only £75 for a night... Next time I will pay an extra few pounds and stay in a place that is not quite so run down and dated.

As in previous reviews, i agree the location is excellent. With easy access to the train station and several great restaurants. The owners are kind folks and were very helpful. However, with several chains now coming into the Sussex Gardens area, it would benefit them to improve the conditions of their rooms. I can handle a small room; what i cant handle are horrible sheets, pillows that are almost competely flat, bedspread that had to be at least 10 years old, mattresses that were clearly 10 years old. Paint the room, put in some new lighting, and replace warn carpet. It would only cost you about 1000 a room to update your place. Your a success in your own right; why not reinvest in your property, or, folks will just go to the Best Western and Days Inn next door.

It is the privilege of a customer to write a review and give their opinion . If a customer is not happy with anything the customer should inform the management to let them explain and fix the matter like changing a towel, set of linen , pillow or even a room if available. The customer can even check out and ask for refund . But telling the management how to run their business and comparing with highly priced branded hotels is not a review or an opinion . It is a personal challenge to the ability of the management. It is also wrong to tell how old is the carpet, mattress or bed cover as it is not true. We change and maintain our rooms on a regular interval. The customer does not have the right to tell how much it will cost as the customer is not an expert in running a hotel. Trip advisor should put guidelines for writing reviews as the management have to follow the guidelines in replying.

the owner is very friendly and chatty and gives you a warm welcome, although the other woman at reception was extremely cold and did not reply to questions, which made me a bit uncomfortable.

the room is just awful: really small, smelly and outdated, no duvet, just a blanket which had clearly not been washed in a while, with suspicious stains on it. bed was too uncomfortable to sleep. noise is quite bad as the walls are very thin and there's no lift, so people were pacing up and down the stairs all night.

bathroom: impossible to use. tiny, cracked toilet seat and dirty shower mat with black stains.

breakfast: cold toast, undrinkable coffee, and a hot buffet which looks greasy and unappealing to say the least.

I was with 2 friends so we got it very cheap and enjoyed the great location and helpfulness of the owner. however I would not go back as there are plenty of other B&Bs on that street and I'm happy to pay an extra £20 for a decent room.

only go if you're desperate for a room!

based on the price really was not expecting anything much.

however if you are staying there you have to note the following:
1) keys. you are expected to return your keys to the reception. why? because losing the key would cost you 5 pounds. However, this is hardly a good reason for mandating that guests leave their keys behind. In fact, this is the 1st time i've been to a place where I am require to drop the key at the reception before I leave and retrieve it from there when I'm back. where is the security? anyone who spots the key at the reception would know that I'm not in and i have no control over who can access the room.
2) door label. there is no door label to indicate I do not require cleaning or do not wish to be disturbed. after a day out, i noticed my items moved from its original location and also found an item missing. i did not pursue the matter as it is a low cost item. There were also signs that indicate that my unlocked stuff was tampered with. It is indeed very disturbing to find the articles in my room being moved and handled without my permission. This created alot of distress as i had no idea who might have entered my room and fiddled with my stuff.
3) breakfast. so-so. baked beans, egg with bacon, a mish-mash of mushrooms, carrots and beans, and toast (sometimes cold).
4) central heating system. it is a centralised system with no individual control. Hence there is no way to control the environment in your room without affecting everybody in the hotel.
5) noise - it is quite noisy and sometimes you can hear noise from the next room as well as people trudging past by.
6) TV - it doesnt work.
7) bathroom - i expected it to be small but not as small as this. there is really no room to turn around. the toilet seat was severely cracked and it gives me the creeps whenever i used it, which is as sparingly as I could afford to. only soap bar provided. so bring more if required.
8) payment - not only you are required to pay when you first do the booking. you are also required to pay the full amount once you check in. so please do note.
9) no lift - if you are allocated a room not on the 1st floor, you'd better bring someone strong to carry your luggage.
10) wifi. wifi is 2 pounds a day and it is practically non-existent in the room. the only place that has best the reception is in the lobby area.

if you going to stay, you must be careful of your belongings and take note of the small room. if you need wifi, there is no reception unless you do not mind staying in the lobby instead of the comfort of your room.

I for one would definitely not go back after this terrible experience.

I would like to respond to the review written by guyguyx2 on 06/0713. 1) The room key is requested to leave at the reception for fire safety as the management will know which room is in or out in case of fire emergency. In fact it does cost five Pounds to replace the key.2) We never clean any room if the guest does not wish to be cleaned expect we check the toilets to ensure the water tabs are not kept running and if fresh towels are required. If any item of the guest is missing , the guest should report to the management in order to deal with the matter. we have not had any guest missing any belongings. 3) A warm and proper breakfast is served every morning. Again if it is not suitable the guest should let the management know. 4) The hot water is available 24 hours and every radiator has a control knob to make the room warmer or less . We even provide extra portable heaters if requested. 5) In a hotel some noise will always be there. We have not had any major noise problem. 6) We check the TV in every room every day. If it still does not work the management should be notified. 7) This is a a small bed and breakfast hotel and the toilets are not very large. If anything is not functioning or broken we always repair it or change it. 8) Once check in it is the hotel policy to be paid in full as we do not want to have any problem with the payment later. 9) We have never advertise that we have a lift. We always help the guest to take their luggage to their rooms if they require.10) A small fee of 2 Pounds is only charged for wifi connection if the guest can get the reception in their own room. It is very difficult for the management to solve or take care of any difficulty of the guest if they do not communicate and let us know.
