My wife & I stayed at HPH for 3 nights The location in Holland Park/Notting Hill was ideal for us. The energetic, bustling area features many restaurants, bakeries, food shops as well as appealing architecture, close proximity to the Holland Park/Kyoto Garden & the tube station. We stayed in the Luxury Double room. The room was spacious, comfortable & easily met our needs. My wife made use of the large tub on 2 occasions.
What sets HPH apart from other guesthouses is the host, Swan. She creates a welcoming, relaxed space for guests & makes every effort to see that guests have what they need. Her kindness was shown when she volunteered to provide distilled water for a CPAP & in transporting us to Paddington for a return home. Swan provided helpful information & suggestions about activities in the area.
Swan showed a personal interest in us as her guests. She sat with us at breakfast and made an effort to get to know us. We made a wonderful connection and I feel like we are friends now. We felt comfortable and thoroughly enjoyed our time with her.
The croissants were awesome and she offered us the leftovers which we eagerly accepted. She also provided yummy fruit salad, eggs, coffee, tea and other options.
Our stay was memorable. For those considering lodging options in London, a stay at HPH is a far superior choice & we wholeheartedly recommend it.

Holland Park House is a wonderful place to stay in a lovely part of London. It is very convenient to public transportation, shopping, and, of course, Holland Park. Several good places to eat are within a block or two. Our room was spacious and very comfortable. What is most exceptional, though is the host. She went out of her way to give us the best possible b&b experience, from organizing transportation to serving delicious breakfasts and even emailing photos she had taken during our stay.

Stayed at Holland Park House with my sister. Very friendly and kind hostess. Spacious room and bathroom, airy and clean. A good range of food for breakfast, fresh. There's also an amazing garden where we were relaxing after the long journey. I would advise to stay at Holland Park House.

We had a wonderful stay at H.P.H. in 2017 and knew we'd return for a stay in 2019! Although Swan was not in London at the time of our stay, her team of Mariam, Nelum & Napoleon did a marvelous job taking care of us. H.P.H. has a quiet, comfortable, laid-back feel that appealed to us. We had the Deluxe room with a large bathroom. The breakfasts by Napoleon were so good and plentiful. A generous take away breakfast was packed for on last day as we had a early train to catch. We also enjoyed a takeaway dinner in the relaxing garden, a nice option to dining at the restaurant. Our stay, like before, was memorable and we were so fortunate to have discovered such an extraordinary B&B in Holland Park.

We stayed at Holland park house for 5 nights and we had an excellent time. Fantastic host, excellent location and very comfortable with excellent breakfast highly recommended. Holland park house is very close to 2 tube stations and it is in a lovely area with many good restaurants. We would be very happy to stay there again.

My husband and I spent four nights at the Holland Park House. We loved EVERY minute of our stay. Swan met us at the door and was kind and helpful. We had the deluxe room with ensuite bathroom. It was larger than anything I had seen reviewed in area hotels and her price was very reasonable. Our room was very spacious and included a tray with coffee, tea, water, and snacks. Swan had a candy dish on a dresser in our room that she kept filled with chocolate the entire time we were there. The bathroom was huge, complete with a shower, tub, and two sinks! We had plenty of room to get ready for our London adventures.

The Holland Park tube station is about a seven-ten minute walk. The neighborhood is beautiful and very safe. We returned back to the house late each night, and we felt perfectly safe walking back from the tube station. One thing we didn't know from reading the reviews on TripAdvisor is that breakfast is an additional charge; it was not included with our room. This was not a big deal for us because there are several restaurants/cafes on the walk to the tube station. We loved Paul's cafe because they had delicious pastries and coffee. For four pounds a piece, we had a perfect on-the-go breakfast that we ate as we rode the tube into London each morning.

Overall we LOVED our stay, and we would definitely stay here again. We couldn't have asked for a more welcoming and comfortable home away from home.

We stayed at Holland Park House for windy and rainy weekend in January. Swan, the host, very kindly met us as we arrived in London on the tube from Heathrow and drove us to her beautiful place. We opted for the bedroom suite with a large bathroom and were very pleased indeed. Breakfast was lovely and so fresh. Holland Park is a green and quiet area, one of the finest in London, and it was truly relaxing to come back to our big room after a day out on town visiting museums, shops and pubs. We really needed this mini break and thoroughly enjoyed our stay. I can highly recommend Holland Park House to anyone looking for something more personal than a conventional hotel or a larger B&B. Here you feel you actually live in London, albeit only for a few days, but still!

We had a quick two day stint right before New Years eve and loved the central location of Holland Park House. Just a quick walk to the tube makes it very accessible to get around London's main attractions. After a long day of gallavanting, we appreciated coming back to what really felt like home comforts. This special retreat is bright, spacious, quiet and tastefully done. I would encourage a longer stay to have time to really soak up what this accomodation has to offer!

We received a warm welcome by Swan, who was a pleasure to deal with and made our short stay as comfortable as possible. She truly goes above and beyond for all her guests. We would definitely come back again and highly recommend staying at the Holland Park house to anyone wishing to experience this bustling city.

My husband and I were met by the most friendly and enthusiastic host, Swan. She gave us a first class service. We were given the luxury double ensuite. The room was spacious and very clean. The bathroom was massive! The house itself is beautiful and very elegant.

Holland Park House is located near the Holland Park tube station and it's just a stone throw away from the popular Portobello market, Nottinghill and the impressive Westfield mall.

Swan is a very good cook. She made us the most delicious roast chicken when we arrived from our long journey and she made me a fresh peppermint tea (she grows her own herb in her lovely back garden) which makes me feel better after being ill during my journey.

Our host, Swan, has extensive knowledge on the theater, dining and transport option. She was extremely kind and helpful getting us to our onward connection during the London tube strike. We would never have made it without her.
Thank you, Swan!!

Overall it was a very comfortable stay for us and Swan made us feel very welcome. Highly recommended if you are looking for a home away from home experience.

Hello there, it is a good 7 to 10 minute stroll to and from Holland Park tube station. I do happen to have available the Luxury King-size Ensuite bedroom available on the 1st floor for 3 nights only commencing 1st October. Please feel free to make a reservation through TripAdvisor. Hi Don, there are pay & display parking bays nearby for about £2.80 an hour from 8.30 am till 6.30 pm during weekdays, and till 1.30 pm on Saturdays. Outside of those restrictions it's free. You also have Westfield Shopping Centre very nearby that do a deal for about 6 to 8 pounds for a 24 hour period.

I know you can use the refrigerator in the kitchen, no problem. There is no refrigerator in the room, however. I paid using PayPal: I don't know about credit cards.
