A tranquil London base in an exclusive, well located residential area for guests who appreciate a personal welcome in a beautiful private house. Choose a Luxurious sun-filled double room on the first floor with king size bed, leading to a superb marble lined private bathroom with views over the garden. Classic English styling - rather like the Savoy in its former classic glory, but even better! Or, our simpler but spacious double room on the second floor, with use of bathroom, also south facing with a lovely view. We love to give guests all the inside information on London and the local area, usually over a delicious breakfast. Personalised Breakfast and even dinner can be provided on request, simply tell your host your heart's desire. We are also delighted that we are able to offer you a 'Therapy Room' where you can experience our range of relaxing Deep Tissue or Traditional Thai Treatment massage, and even one-to-one Yoga instruction. All with caring professionals. The perfect way to relax and unwind, de-stress... Deal with jet lag and fall into a deep and beautiful slumber.

We had a wonderful stay at H.P.H. in 2017 and knew we'd return for a stay in 2019! Although Swan was not in London at the time of our stay, her team of Mariam, Nelum & Napoleon did a marvelous job taking care of us. H.P.H. has a quiet, comfortable, laid-back feel that appealed to us. We had the Deluxe room with a large bathroom. The breakfasts by Napoleon were so good and plentiful. A generous take away breakfast was packed for on last day as we had a early train to catch. We also enjoyed a takeaway dinner in the relaxing garden, a nice option to dining at the restaurant. Our stay, like before, was memorable and we were so fortunate to have discovered such an extraordinary B&B in Holland Park.

This was our second stay at Holland Park House, and it was just as as wonderful as we remembered. Swan is a lovely host and makes you feel very comfortable. We couldn't be happier, and can't wait to return again.

I have stayed at the gorgeous Holland Park House twice now, and I am already looking forward to the next time I visit. The place is faultless and the host is extremely lovely and accommodating. The house is very spacious, the breakfast is delicious and it is only a couple of minutes walk to the tube station, ideal! Thank you so much Swan!!

We stayed three nights at Holland Park House (a repeat visit) and we can't say enough about the great experience we had. Swan is a kind and wonderful host who goes out of her way to make everything perfect. The rooms are beautiful and immaculate. The breakfast was excellent and we enjoyed getting to chat with Swan despite the fact that she must be very busy! She also helped us organize our travel plans. Many thanks to Swan for providing a home away from home in London!

I have stayed with Swan multiple times and each time she has managed to best herself. The hygiene standards are exceptional and everything about HPH is immaculate with it's own unique personality. Swan herself is, as always the definition of gracious host, running the show with an effortlessness that never fails to put me at ease. With a ready smile and an efficiency that puts NASA to shame HPH is one of gems of London. I will most definitely be returning ASAP.

We stayed at Holland park house for 5 nights and we had an excellent time. Fantastic host, excellent location and very comfortable with excellent breakfast highly recommended. Holland park house is very close to 2 tube stations and it is in a lovely area with many good restaurants. We would be very happy to stay there again.

We stayed at this beautiful Georgian townhouse for 4 nights and could have stayed for ever! Swan, our beautiful hostess went out of her way to make us welcome, even serenading us on our last morning over her delicious breakfast all cooked to order (she is also a fabulous jazz singer). Our luxury en suite room was beautifully appointed with everything we could wish for, and now we cannot imagine staying anywhere else. Holland Park House is an oasis of gentility a simple Tube ride from the bright lights of the city. Thank you so much Swan for an unforgetable stay. See you soon! Gill and Marty

My wife and I were looking for a great location to experience London for a few days and fortunately we have been blessed to go to Holland Park House, nearby the Holland Park underground station. Bed is very nice, breakfast is great but most of all we need to mention our hostess Swan, who made our life very easy, and even drove us at 6:50AM to the Hammersmith station to take the underground to the airport. There are no words to describe our thanks and certainly we will come back to the same place in our next trip to London.

What a wonderful experience! The room was spacious, clean and well equipped. The location - extremely convenient for travel and very picturesque. But the host truly makes this place, I absolutely refuse to stay anywhere else now. We arrived early afternoon only to be invited to a birthday party where we were fed, offered drinks and made to feel extremely welcome. The host and her guests were so witty and interesting that it was a wrench to have to leave and go and see Jools Holland which we were in London for. We slept very well and the next morning had a lovely breakfast. Fantastic. I couldn't recommend it more.
