We have just returned home after another weekend break at this great little hotel.
The rooms were spotless & comfortable.
The staff are taking every precaution to make sure it’s a co-vid safe environment.
On arrival we were given our toiletries, bottles of water and coffee,tea,sugar to take up to our room. There are markings on the floor showing a one way system so that social distancing can be achieved. Hand sanitisers are in the reception area.
You have to pre -order your Breakfast the day before & it is staggering times so that again not to many people are in the breakfast area at the same time.
The staff are friendly, helpful and very professional. We really do enjoy this gem of a hotel and can’t wait to visit again.
Great location.It is only about a ten minute walk into the centre of York.

Stayed in one of the larger rooms for a few days exploring York and the Christmas market. The room was light and airy and spotlessly clean. Tea and coffee making facilities were available in the room but I much preferred the coffee machine in the breakfast room which made a lovely hot chocolate. The breakfast had a good selection of fruit, yoghurts, bakery items and cereals with excellent cooked items to order. Bottled water was also available free to guests which was a very nice touch. Well located with only an easy 15-20 minute walk to the start of the shops and the minster.
The staff were very welcoming especially Maggie at breakfast and Joseph in the evening. Would highly recommend to anyone visiting York for a few days.

What a lovely boutique hotel. We’ve stopped in York many times and stayed at different guesthouses but this one is the best ,free safe parking, very spacious rooms, we booked a deluxe double (room 8) . Check in and out hassle free, breakfast was fantastic great choice and well cooked! We stayed over New year, and they even extended the breakfast time till 11am on News year’s day, which was appreciated, and a late check out. Will definitely be back to this hotel. 10 minutes walk to minster 👍

My wife, our dog & I had a one night stay at this nice b&b. Very well placed for easy, short distance access to York city centre. We also had a nice afternoon tea with prosecco which we booked alongside our stay as part of a Groupon deal. After booking in we were given directions to our room & was asked to follow the ‘one way system’ that had been set up. &
We were provided with a carrier bag containing: loo roll, a bottle of water, disposable cups, sachets of coffee & tea bags, a packet of 3 biscuits, apparently this was in line with the current Covid issues that are still currently affecting the world. The room was very clean although slightly smaller than we anticipated but it was what it was & catered for our needs, towels were also provided, though there was no soap or shower gel provided, though the guy on reception did say if we required ‘toiletries’ these would be provided. With regard to breakfast we were given a ‘tick list’ to specify what we wanted to eat the following morning. With regards to this our breakfasts were cooked fresh, & arrived piping hot. All in all we had a nice stay, great value for money, great location. Pity about the rain but that’s beyond anyone’s control isn’it.

This is quite a big B&B. It has two stair cases which has helped the staff immensely with the new covid restrictions. They have distancing markers and arrows in place to avoid congestion. The staff were friendly and handed us a carrier bag on arrival with things that would normally be found in the room...toilet roll, small plastic shampoos, water etc. The room itself(no7) was pretty clean and comfortable and once everyone had settled down for the night, was very quiet. Breakfast was lovely, it was no trouble for the staff to organise a gf vegan breakfast. The breakfast waitresses were lovely and very organised. The only downside for us was the amount of plastic waste. Tea / coffee was provided in throw away cups, juice in plastic cups. And again the shampoo etc were all small plastic bottles. I think they could still provide a good (and clean) service by being environmentally conscious. It would be a shame for this covid business to ruin the planet at a faster rate.

We booked a room at the B+B via Groupon which included the afternoon tea and breakfast. Having made the booking a meeting which had to attend came up, this resulted in us not arriving till early evening. On arrival we were warmly welcomed and enquired around the afternoon tea to be told we could have it now if we wanted. We planned to go straight out to into York for the evening so asked if it could be put in the room later which was agreed. The gentleman on reception was a credit to the establishment with the service he provided.

The room was superb value for money, we stayed in room 9. It was clean and bright, with a comfortable homely feel to it.

Car parking was available despite our late arrival and is valid during your stay but can be extended for a cost at reception.

We walked into the centre in 10 minute at a reasonable pace. York has plenty to offer for everyone and is a great place to visit.

On returning to the room our afternoon tea was in place and was wrapped for freshness, amazing.

The next morning we went for breakfast and the lady serving was another star, it costs nothing to be nice. Breakfast was hearty, lots of ham, cheese, cereal etc. The hot option was cooked to order with three choices of eggs for the big breakfast or an omelette or egg benedict to mention a few. Me and my wife had the breakfast option and this was great.

Overall this place is superb and made even better by the people working here. We will be back to sample the experience again.

This B+B is in a quiet residential street but only 10 mins walk from York centre. The free parking for the length of your stay is invaluable and a big attraction.
Breakfast was superb with a large choice including Eggs Benedict, although you need to book a time slot to eat.
Rooms are comfortable, but the family room was noisy in the rain as nothing prevented rain pouring into the window sill. The rooms were also ‘surface clean’, with dust under tables and on window ledges. The lack of any toiletries was also odd and inconvenient.
Overall a super location and good value - would definitely stay again.

Stayed here for 2 nights and it has to be the best B&B I've ever stayed in. Organised, quiet, relaxing and spotlessly clean. The breakfast system was brill, we pre ordered the night before, once we sat down, our full English breakfasts were ready, piping hot and fresh. The free complimentary water was a great touch. We stayed in York House which is just behind the original house, we had a beautiful huge room with a bath and shower, so clean and the bed was so comfortable. Couldn't thank the staff enough for their help (the gentleman and two ladies on reception, blonde and red haired so sorry I never caught your names!) Free parking was a bonus and the location of the b&b was brilliant. Away from the hustle and bustle but just a short walk away from the main centre. We loved the b&b and York that much that we decided to book another night! Will definitely be back and cannot recommend this accomodation enough!

Very clean B&B nice food lovely breakfast also nice touch with unlimited free coffee tea water.

Close to town in a nice area.

Went on Groupon had afternoon tea with prosecco

Would recommend highly.

We stayed here for one night last week. We really liked the hotel, the room was large for the four of us, and very clean. It was on a quiet street which gave it a peaceful, low key feeling. The staff was so helpful and kind. They had a washer/dryer available for a fee, and even offered to put my laundry in the dryer while we went out for supper. The breakfast was very tasty and filling, and the breakfast room was large enough for the morning rush. The meal price was affordable also. The hotel was a short walk into the town of York and all the sites. We were sad we were only staying for one night, we wished we had booked a longer stay in York and at the b & b. We would stay here again, and would definitely recommend staying here.
