Arrived early but were allowed to check-in anyway. Lovely spot, centrally located and with fantastic staff pleased to assist. Provided us with an overview of York's sights & helpful advice to tour around.
Located within a 10-15 minute walk of centreville, shopping, and the Railway Museum as well.
Parking on-site is a definite bonus! Rooms with ensuite shower are tastefully appointed with treats, coffee/tea. Mind the stairs; a bit of a climb but well worth the effort! Optional breakfast at extra cost is well worth the price.

Overall, a super site, highly recommended!

The location was great, quite central, the breakfast was absolutely fabulous, piping hot and lots of choice and cooked to perfection. The idea of an honesty tuck shop is fab and the interior of the communal areas was lovely, warm and welcoming. If you book direct with the B&B parking is free.

I can't comment on any of the other rooms, just the one we stayed in, Room 1 which is why I didn't give the review top marks, this room let the B&B down in a big way.

The extractor fan in the bathroom looks like it had never been cleaned, the hot tap felt like it had been plumbed straight from the sun and the whole of the cold tap turned nearly 90o, my husband tried to tighten it to no avail, we reported it to a staff member moreover to prevent any leaks in the bathroom but wasn't fixed.

The towel holder in the bathroom was hanging off the wall and the pressure from the shower meant you had to try and dance around in it to get wet enough, the handle to the wardrobe/closet was hanging off and couldn't be tightened because there wasn't anything on the back to tighten it with, there was no glasses in the bedroom for the water which was provided, however there were glasses in the bathroom right above the toilet which isn't very hygienic so I was reluctant to use them.

Obviously these minor issues don't occur after one guest leaves and another arrives, either they have been reported and ignored, or if they haven't been reported, the staff maintaining the room must be aware of them.

The room described as luxury was really tiny, more like a box room, ok for an overnight stay but no more than that.

The bed was really comfortable and plenty of squishy pillows, the room was spotlessly clean apart from the extractor fan covered with fluff.

The staff were all very friendly, helpful and polite.

I would recommend this B&B for the location, breakfast, hospitality and free parking, just request a room other than Room 1.

Thank you jenefc for taking the time to review us, please accept our utmost apologies that your stay was not perfect. I have been off site for the last couple of days but the points that you have mentioned have now been addressed. I also checked the extractor, and i do agree it looked "dusty" but when taking the cover off it was actually the filter that is inside.. i can assure you another one is on order, as it does look as though it is dust and this is certainly not the appearance we want to give our guests. Now with us coming to the quieter season, our bathrooms are getting re furbished, 3 was done last year and another 3 are this year! Which is very exciting, and i have taken on board the glasses being in the bathroom they are now on the tea tray along with the mugs! If you do give us another chance, please give us a call and we will make sure you get the best room at the best price. All the best, from everyone at 23

Booked a last minute overnight stay at 23 st Mary’s with my hubby. Spoke to Simon who helped us find our perfect room with a view of the minster tops. The booking was very simple and if you book direct with the hotel you get free parking . The car park was a minute from the property.
It was a safe and efficient entry to the hotel using a key code and there were ample hand sanitizers throughout the building.
Our room was on the top floor so lots of stairs but there were rooms on the ground floor if you didn’t want stairs. The room was beautifully decorated and very clean. We had a bath and shower and good views towards the museum gardens and the tops of the minster.
Everywhere was spotlessly clean and we felt very covid safe.
The bed was so comfy and the pillows were really plump . The room was lovely and warm with the central heating coming on in the night. There was also a kettle and tea/coffee/hot chocolate and biscuits in the room and a good sized TV.
The delicious breakfast was in 2 sittings to ensure minimal contact with others. Good choice of cereals, fruit, juices, full English with quality ingredients and toast and jam/marmalade. Good choice of normal or fruit teas as well. The staff were friendly and keen to ensure that everything was perfect for us.
It was a very pleasant 10 minute stroll into the city centre by the minster either through the museum gardens or along the river.
Overall a very enjoyable stay and we will definitely be back.

Tucked away down a lovely little street, 20 seconds from a main car park and just a 5 minute walk from the centre of York. The guest house had already e-mailed me to say we could book in a 11am which I thought was really good as it’s usually later afternoon.

Arrived there about 2pm and was met by very friendly staff, all very relaxed and informal, which was nice. Staff seemed genuinely interested in our journey to the guest house and how we were doing.

I had pre-paid for a 4 poster bed room and upon entering could see that rose petals had been placed into the bed. The option of champagne and roses is an extra £25. Room was immaculate - lovely and cosy with a nice big 4 poster. Bathroom was also fantastic, nice and big with a great shower.

Tea and coffee making facilities in the room along with bottles of water (free). You can get snacks in the guest house for the small price of 50p!! Breakfast was amazing, couldn’t fault it at all. Again, all staff were very attentive and were happy to chat away and gave the place a lovely, homely feel.

If I’m being picky, I would say the decor in our room was a bit out dated and could have done with bringing upto date but that’s not to say it was bad.

Overall, an excellent place to stay central to York. We will definitely be going back.

Just arrived home after a night at 23 St Mary’s. What a lovely place!! Location was fab - around 5/10 mins walk into town and also if you book direct with the hotel you get a parking permit 🙌🏻
Bedroom itself was perfect - everything you needed. Bed was so comfy!
Breakfast was lush!! All very good quality produce and a good range of choice.
Will defiantly return! ❤️

After being let down at the last minute by a well known Hotel in York (which I booked in Jan) I frantically had to look for another place to stay. I normally dont stay at Guest Houses, I prefer Hotels but I remembered this place from my research in January as coming up as one of the best places to stay in York and as a lot of Hotels were now booked I decided to give it a try.

This was a mini break with my daughter and we really enjoyed our stay. Simon was really efficient in replying quickly to my enquiries. We booked the Superior Kingsize Room and we were not disappointed. The room as is the whole of the property "spotless". The bed was so comfortable and we both slept so well. It is in a quiet location, only a short walk to the centre and not far from the train station.

Our breakfast was gorgeous, served by friendly staff, Fiona and Carole, nothing was too much trouble and its worth asking them advice on places to eat out.

Due to covid restrictions, rooms are not serviced but tea/coffee, biscuits are replemished by leaving them outside your room. As with towels, just ask and these are left outside your room. Nothing is too much trouble, so just ask if you want anything.

We enjoyed our stay so much that we decided to stay an extra night and luckily for us they could accomodate.

Are there any negatives? Not in our eyes, it was such a delightful stay. We would most certainly return.

This B&B advertises themselves as 'luxury' which was not our experience. I can't be too hard on them because the location was perfect (which was our priority) and the room and linen was very clean. We stayed for one night and would not have wanted to stay any more than that. Our standard double en-suite room could not have been any smaller - you could hardly turn around! There wasn't even enough floor space to put our overnight bags on the floor and still be able to walk around the bed! The shower door would not remain closed and kept folding in making an already very small shower even more claustrophobic and very annoying! There was some very nice shower gel, shampoo and hand wash provided though.
Having thought at the time of booking that breakfast was included at this B&B, we were told on arrival it would be further £15 per head! We decided this seemed too expensive and found breakfast nearby for pretty much the same price, so you need to make a decision whether you want to go to some of the lovely little cafes nearby, or the convenience of having it on-site.
No water in the rooms either so the only drinking water is the cold tap in the bathroom which runs hot because it's so close to the hot pipe! There was tea and coffee facilities which was appreciated.
The location is definitely the highlight of this B&B as it was an easy walk into town along the river. The road outside was quiet and they provide a parking permit for the time you're staying with them.

Stayed here last weekend with my family and did’nt expect the experience with B&B to be honest. This place is so pretty inside and came with lovely receptionists. The family room is so spacious with very nice bath room. All of course very clean, and surprisingly the beddings are better than our own ! Not only hand sanitizer is everywhere, all beds in our room has their own TV - so my children were too happy.

It’s located in a quite area but very close to York attractions. Floor and walls were quite, so yes we had a restful sleep. To us, no need other option to stay in York - will be back to this B&B, forget about hotel !

We stayed for 3 nights at this delightful property. We were warmly welcomed by Carol a very friendly and hard working lady; she cooked a delicious breakfast for us each morning and nothing was too much trouble for her. We were in Room 5 on the second floor and did find the stairs a bit of a struggle given we are both in our seventies so would probably choose a room on the lower floor if we go again, which is highly likely. The room itself though not spacious was big enough and the ensuite shower room was actually bigger than most in a property of this size. Our beds were very comfortable and all the linen and towels were clean, fresh and of a good quality.
The location of the property is excellent. It is situated at the end of a very quiet street and there is a short cut which takes you through the Museum Gardens onto Museum Street and the centre in 5 minutes. There is also another pathway which takes you directly to the Railway Station in less than 10 minutes. The starting point for the Hop On, Hop Off buses is at Exhibition Square, Bootham Bar, which again is only a 5 minute walk.
The cost of breakfast is not included in the room rate, it is an extra £15 per person. Initially I thought this was a little expensive so opted to have breakfast on the first morning and then maybe look for a cafe close by for the rest of our stay. But we found that there wasn't much to be saved in doing this, and chose to eat at the property in a comfortable dining room with excellent service.
Eating out does seem quite expensive in York; having said that we found two places we would highly recommend: Cafe No8 Bistro on Gillygate (not far from the property) and Cote Brasserie on Low Petergate. We had excellent meals and service at both.

This is the perfect place to stay for location - a few minutes walk from the railway station, a few yards from a car-park if road parking unavailable and a short walk to the Minster and surrounding places of interest. It's very close to the Museum Gardens which has some amazing ruins.
Fiona gave us a lovely welcome and her warmth continued throughout our stay. She gave us a map and pointed out places of interest and we felt relaxed and comfortable.
Everywhere was tastefully decorated and clean and the supplies in the hallway to top up drinks etc in our bedroom was a thoughtful touch.
There was a good choice for breakfast which set us up nicely for the rest of the day.
Nothing was too much trouble so we would definitely stay here again when we visited York.
