Every detail of our stay was lovely. We were in Room 3, which had beautiful tall windows overlooking the street, easy chairs, and an electric grate which was just magical for us Americans. The mattress and the linens were superb; the room was quiet and plush; the bathroom very generous in its proportions. Simon and Andrea were extraordinarily thoughtful hosts, from the walking directions from the station to our finicky breakfast preferences. Andrea tipped us off to the free walking tours offered by the Voluntary Guides, the real highlight of the trip. The location is PERFECT--8 minute walk from the train station, if that, and 5-6 into the old city. During daylight, you can walk into the old city through the Botanical Gardens, which are full of historic sites and are a pleasure in themselves (after hours, you go along pretty Victorian and Regency streets). We were shocked by how crowded York was, even in low season, so staying on a quiet street was ideal. We plan on visiting York again and won't even consider staying anywhere else. It was perfect.

A fantastic Bed and Breakfast in a great location with wonderful hosts. We stayed for 3 nights. Breakfast a real treat you must try the flavoured porridge a must! Our hosts so kind and considerate. We will return Susan, Terry and Kate.

Have been many times to NO 21 York, either with my husband or daughter. It is the most luxurious home from home. The beds are beyond comfortable and there are luxury products for hair and body in the bathrooms. A constant top up of homemade biscotti and a selection of hot and cold drinks are available in the room with a coffee machine and little fridge. The homemade breakfasts are out of this world. You would need to stay for a week to try everything. Simon and Andrea are so welcoming. It is like staying with good friends where nothing is too much trouble. I cannot imagine staying anywhere else when coming to York and hope to be back next year.

The room was a treat. A real luxurious stay. The beds so comfy, super shower and the best breakfast. Hosts are so lovely and welcoming. Nothing too much trouble. Location is everything and there just isn't anywhere better. It's the only place I'll stay in York.

A gem of a find, at short notice - the first place that I checked out when my husband decided, no insisted, we go away for his 60th birthday.. Located in a quiet cul-de-sac, minutes from the station, and just outside the old city centre, this was the perfect location. The style of property does mean you have to negotiate a few steps, but there is a bedroom on the ground floor, which is next to the breakfast room. The welcome was friendly, our host Simon helped with the luggage and parked the car in the small car park attached to the property (Tip - parking is free if you book direct). We were presented with Prosecco for breakfast on Sunday to celebrate my husband's birthday. The room was cosy and very comfortable. Two small decanters, one for whiskey and one for port, were provided, along with the tea, coffee, milk, water and homemade biscuits. Breakfast was divine, so much choice and catered for all - meat eaters, vegetarians and vegans. You do have to pre-order, but for an establishment with only six rooms, the choice was exceptional, local produce where possible and homemade bread. We weren't there long enough to try everything, but very generous portions. Tea made with tea leaves, not teabags. Simon and Andrea's recommendations for places to eat should definitely be noted. Would we revisit? Definitely.

We have just returned from our 4th visit to No21 and I really can’t emphasise what a superb guest house this is. Hosts Simon and Andrea continually strive to make your stay the best it can be and nothing is too much trouble, they even took delivery of a birthday cake that I had arranged for my hubby and left it in the room ready for him with plates, forks and serviettes at the ready, plus a chilled bottle of champagne. The property is located on a very quiet street 5 minutes walk from the centre with free parking round the back, the rooms are beautifully decorated and comfortable and have everything you need for your stay including fresh milk and homemade cookies. Breakfast is outstanding with all dietary needs catered for, I’ve managed to work my way through the whole menu over the last 4 visits and can highly recommend the porridge or scrambled eggs, there is also homemade bread available each morning and Simon and Andrea promote and use local produce where they can. Never have we been made to feel more welcome when we’ve stayed somewhere “ it’s like coming home”

Both hosts Andrea and Simon were very friendly, helpful and personalble from start to finish, nothing was too much trouble. Breakfast was very good and included homemade bread, muslei and items like jams etc were from local businesses. There were also handmade cookies with the tea and coffee facilities in the bedroom. If visiting York again will definitely go back to No21. Highly recommend.

The guest house is very conveniently located for the train station and city centre. Bedroom was beautifully and luxuriously appointed with very welcomed little touches (like Simon’s delicious, homemade cantuccini). But what set No. 21 York apart from other guest houses we have stayed in was the friendliness, helpfulness and attention to detail of hosts Simon and Andrea. Outstanding.

I wanted to treat a friend to a couple of nights in York where she would feel really blessed by the cosiness of the surroundings, near to the Minster and well looked-after. Simon & Andrea went the extra mile in replying promptly to my emails, reserving a parking space and putting a welcome dish of fruit and chocolates in my friend's room for her arrival. I just need to go for a stay there myself now!

We stayed at No.21 for mine and my husband’s Birthdays. The room was lovely, clean and comfortable with a wonderful en-suite and a lovely view of the Minster. The choice for breakfast was very generous and all home made. The B&B was well situated behind the Museum Gardens and close to the centre of York with free parking round the back. Andrea and Simon were extremely friendly and made our stay very pleasurable. We wouldn’t hesitate to stay there again when visiting beautiful York.
