The hosts Andrea and Simon go out of their way to treat you like family, making their home yours. The location is perfect for a short stroll through the pleasant museum gardens to the minster takes 8 minutes, but longer if you stop to watch the squirrels! Simon’s breakfast are delicious with lots of choice of how they are cooked and huge portions. Andrea’s attention to detail with keeping everything clean and tidy means that rooms are cleaned everyday of your stay and clean towels and linen provided. Highly recommended and can’t be beaten. Thank you again both we will be back in December to our York home from home.

If you're looking for a clean, comfortable, convenient and welcoming B&B in York, this is your place! We stayed in Simon and Andrea's guesthouse for 3 nights this summer. Our room was spotless and very comfortable, with a small refrigerator and a nice view out the window. The neighborhood is quiet, but very central--just a nice short walk to both the city center and the train station. The included breakfast, prepared to order by Simon, is wonderful with lots to choose from, including homemade bread, fresh fruit, local jams along with excellent cooked selections. And they were extremely accommodating of dietary restrictions, asking about it in advance and actually baking gluten free bread and cookies for my husband. They even provide a reasonably-priced laundry service where you can leave a basket of clothes in your room in the morning and you will return later in the day to find them clean and nicely folded. We highly recommend No. 21 York and hopefully will return on a future trip.

Excellent stay as always at number 21. Simon and Andrea are the perfect hosts and nothing is too much trouble for them. Rooms are spotless and well maintained and number 21 is in an ideal location to quickly visit all York has to offer.
On our latest stay my wife was slightly under the weather , tickly cough , runny nose etc , and when we returned to our room there was a decanter of whiskey , honey and lemon and ginger tea waiting to help ease her condition...NOWHERE else would provide this type of attentive service to guests without asking for it.

What can I say about No.21 for people to understand why I’ve stayed there 7 times? First and foremost it’s Simon and Andrea as the amazing hosts and it’s almost like visiting friends but parting with some money! We were lucky enough to be given room 3 this time which was just beautiful and so relaxing with that extra bit of space and armchairs that yes you do fall asleep in! Our twin daughters loved having their own room for the first time and we appreciate the trust from our wonderful hosts. You basically get what you pay for at No.21, warm welcome, car parking, beautifully comfortable rooms, delicious breakfast options with plenty of flexibility with English pancakes for the twins. It is in a prime location for easy walking into the centre and you know after a day of sight seeing and shopping that you can just relax back at the property. Simon is always interested in what you’ve done over breakfast and has plenty of suggestions if you’re looking for inspiration. Meanwhile Andrea is efficiently cleaning your room. It’s a business run by a couple who put their heart and soul into hospitality and wanting their guests to have the best possible stay in a beautiful city.

We have nothing but wonderful thoughts and memories of our stay at No 21 York.
Highlights were:
Quality and size of rooms.
Fantastic homemade breakfast.
Suggestions of places to go, to see, and where to eat. Simon will even make all the arrangements if you like.
We arrived unexpectedly early and Simon joyfully showed us to our room.
We needed to leave early and Simon packed a breakfast for us to take along.
They truly have a sincere interest in making theirs guests stay as close to perfect as possible. Thank you!

Quite simply the best guest house I have ever stayed in! Andrea and Simon run this beautiful guest house more like a five star boutique hotel than your standard B&B. We hadn't told them it was my birthday, but they gave me a beautiful card and a bottle of prosecco and champagne glasses for us to enjoy in the room, which had a fridge to keep it chilled!

They provided wonderful extras in the room including a coffee machine, fridge, lovely toiletries and replenished the drinks and refreshed the room twice a day, which I have only experienced in hotels before.

Their attention to detail is excellent, along with their care for their guests which included a warm welcome and excellent recommendations for dinner.

The choice of breakfast was extensive and wonderfully presented and tasted excellent.

Without out, we will be returning. Thank you so much for a wonderful birthday weekend.

My husband and I booked a winter “stay-cay” in England between Christmas and New Year. This year we picked York as I hadn’t been there before. We made the booking in August 2024.
The city is about the same size as ours (Oxford) with cultural similarities – a university city with grade listed buildings, cobbled streets and river side walks.
I was so grateful to come across this gem of a guesthouse online and book two nights via phone. Simon was attentive to our needs and contacted us to get everything in place ready for us for when we arrived. We wanted to bring our dog was happy to find a dog friendly guesthouse that provided breakfast.
York is very dog friendly – most coffee shops and pubs are fine with them. Only supermarkets and the York city walls and inside Yorkminster were out of bounds. There are plenty of dog walks, particularly the Museum gardens next door (which closed at 6pm).
The other guests cancelled due to COVID, so this meant we had the guesthouse to ourselves and lucky us! I have to say we were truly spoiled with the excellent standard of hospitality, food and the service of our host. We had the ground floor which was a perfect to proximity to breakfast, and to the front door (such a help for taking our dog out wee breaks at the end of the road).
This guesthouse is a 5-minute walk to the City Walls, 5-minute walk to the Train Station, and 10-minute walk to the Shambles. You will find plenty of excellent pubs or restaurants on almost every street corner. We left the car at the Guesthouse free of charge for the time we were there and went everywhere by foot.
The room was perfect – high ceilings, super comfortable bed and linens – plenty of dog bowls and bedding provided plus a nice compact shower room with complimentary his and hers dressing gowns (fab touch!). The room had full tea and coffee facilities and homemade biscotti to die for. The heating was easy to manage and meant we knew we had a cosy room to get back to after a chilly, foggy day in the city centre.
We didn’t know before we arrived, but Simon is an incredible cook, providing a sumptuous and varied breakfast menu to choose from each day whilst catering to all our dietary needs (vegetarian). Everything is made from scratch from the sourdough toast, to the hashbrowns. Anything Simon didn’t make came from local suppliers and independent businesses and his knowledge of the area meant he could provide a recommendation at the drop of a hat.
We thoroughly enjoyed our stay at No.21 York Guesthouse and recommend it highly. We were so glad to have Simon’s incredible skills and knowledge all to ourselves and our dog just loved him! Thank you so much for having us.

The location of No21 is fantastic, the train station is approximately 5 minutes walk away.

The owners were friendly and accommodating and we were shown to our room.

The room was described as superior, which it isn't.
The positives were there was a fridge with fresh milk and water , and some lovely homemade cookies. The bedding was clean and fresh .

The room is quite small is a sliding door into the bathroom which is stiff and makes a noise, the shower is not the best , some of the grout is black in the shower and the wallpaper on the ceiling is coming off.

I appreciate its an old building and does need some work.

The breakfast was plentiful and you wouldn't leave hungry, lots of choice and home made items .

We loved 21 York! Its central location is very convenient and Simon is a most attentive and kind host. The rooms are beautifully appointed with every comfort available: the highest quality bedding, big windows, plenty of storage and shelf space in the bathroom, and a delicious selection of teas, coffees, and homemade biscotti that is replenished daily. Breakfast was delicious, with many options and served with care and consideration to our timeline and preferences. Simon gave helpful advice about activities, restaurants, and jogging routes. Highly recommend!

No 21 and the hospitality of Simon and Andrea never disappoints and being my sixth visit it’s more like staying with friends. The rooms are of a high standard and cater for all your needs. Perfect to relax in after a day exploring York. The property is in an ideal location to the city centre, railway, river and a multitude of shops and eateries. Ideal for running and for anyone wanting a base for the Yorkshire Marathon. Our hosts have an extensive knowledge of the York attractions and places to eat and have gone out of their way in the past to make a booking for me. Lovely touch this visit was Andrea spotting my wife’s bottle of fizz in the room fridge and supplying suitable flutes to use rather than cups. I wouldn’t want to stay anywhere else in York.

We have off-road parking to the rear of the property which needs to be reserved as there is space for 6 cars. Our parking is located to the rear of the property please pull up out front & we will help unload your bags before showing you round to the car park - or we can park your car for you. Please note that cars are parked nose to tail, you will most probably be blocking somebody in - or will be blocked in yourselves. For this reason we ask to keep hold of your car keys so that we are able to juggle cars about as & when necessary without having to disturb you.

"The reason for one 4* is being an old house the stairs up to the front door are steep and internal staircases. There is a room downstairs."
