Ideal location for attractions in Stratford-upon-Avon. Large well equipped cottage that was very comfortable. Two large barns on one site could lead to parking issues and communication after booking was not always great but overall a good choice

From the minute we arrived till we left everything was perfect . The house is lovely , bedrooms roomy and plants of bathrooms and toilets for us all . Thank you to Minty for being at the end of the phone and helping us with a few things that cropped up . Hot tub was amazing and watching the sunset from it was great .

Booked for a family gathering to celebrate an 80th birthday and it was perfect. Large communal areas, comfortable bedrooms, plenty of bathrooms and a good location about 10 minutes walk from a local pub and 30 minutes from town. Owners were very understanding when we had to cancel original date with a few days notice due to covid. Would definitely stay again.

I think 5 Star is stretching things a bit. Very nice but a few things fell short particularly communication. Confirmation of booking took days and I wasn't sure if I'd fallen for a scam. £250 deposit withheld for just over 5 weeks. I had to email to get it back and then £29.99 was deducted for no reason. I enquired and have received no reply. Very disappointing. Definitely won't go there again. It was also quite expensive. I have stayed in much better places for less.

Stayed previously in Unicorn Barns. This time stayed Church Farm Barns. Property very clean, well equipped & owners very helpful, A few maintenance issues on arrival (fire alarm battery needed replacing and slight drip from radiator). We visited November so it was end of Summer season when presumably owners would go in and fix the maintenance "niggles". Despite this cannot fault them as they replaced battery within a few hours, went out of their way to help re radiator giving us extra oil & fan heater. Also recommended Burnside hotel, a 3 mins walk. Had excellent Sunday 2 course roast for £18.99 highly recommend. Despite local pub The Bell and town centre a short walk away, the church barn was in peaceful tranquil location and we enjoyed using the hot tub whilst there. Definitely would return, Thank you.

Have just returned from a few days staying at Unicorn Barn with a group of friends. The house is very clean and very well equipped. Lovely bedding and house was warm - the hot tub looked very inviting although we were too busy catching up with each other to use it! Extremely well positioned to walk into Stratford and set in a beautiful village with a great pub nearby. We will definitely be back.

We stayed as a family here for a week and found the communication extremely poor. 6 weeks on and I have still not had a reply to an email sent while I was there complaining about the hot tub not working. Also,still not received deposit back. Stay clear.

We'd booked 2 of the cottages for a hen do for the end of March 2020, which of course needed rescheduling due to the lockdown. To their credit, they did reschedule to July 2021, but there was an incredible amount of hassle to confirm this in writing, and it took 6 weeks of ringing and emailing just to get the written confirmation. Ultimately we had our stay cancelled due to the extended lockdown restrictions - which I wouldn't have been annoyed by given the circumstances, except that they'd told me over the phone the week before that it could still go ahead (I'd managed to get through to them on the morning of Friday 18th June after 11 unanswered phone calls the previous day and an unreplied email on the Tuesday). This confirmation meant I'd paid off my remaining non-refundable deposits for the rest of the hen do before they then backtracked and cancelled on me via email the following Thursday (8 days before our stay was booked and 10 days after the extended restrictions were announced), and then didn't ring me and didn't answer the phone for the rest of the day. I then had to chase them up the next day to confirm that they were cancelling on me. I have to say that the place looks nice and clearly would've made a great hen do stay. They were also really good with communicating with me up until the point where I'd booked the stay and paid; after this time they would take weeks to respond to emails, never answer the phone, and when I did get an email response it wasn't clear, or they clearly hadn't actually read the message as they didn't answer my questions within it. It did actually go through my mind that I may have been scammed out of my money by fraudsters, as I couldn't believe that a real company could behave in this way - I was therefore very relieved to get the refund back (later than agreed upon their cancellation - I'd also had to chase this up). After all of this unnecessary added pressure, I ended up actually feeling glad that they did cancel, despite leaving me in a sticky situation with only 7 days left to arrange the hen do after 2 years of planning. I do understand that it's been a difficult time for this industry with the pandemic, but given the extent of the lack of contact when needed, I do not believe that this can be an excuse in this instance - all of the other vendors booked for the hen do were compassionate and responsive, and that makes the world of difference. I just hope that in future they act on this feedback and man the phones, and have someone reading the emails properly with clear responses. If this happens, I think this could be an amazing place to stay at.

Dear Michelle, Your hen do was rescheduled to 4th July 2021, as requested. This was a confirmed booking as per the timeline of 21st June as given by the Government on the lifting of COVID restrictions. The Govt guidelines relating to the full opening on 21st June 2021 were extended to 19th July 2021 suddenly. We were taken by surprise, as much as you were. We could not have allowed 20 people group from different households meeting inside. It is against the law even today, till the new Govt announcement comes into force on 19th July. We had given you the option to change your dates after 19th July. You insisted to continue with the booking on 4th July. As you did not want to postpone , the only option was to cancel the booking. A full refund was made to you. I am sorry, we do not bend the rules for petty gains. Best Trisha

Info provided not much what you get. - Jacuzzi: First of all we have asked for Jacuzzi on the arrival which was on the advert, we were happy to do so... that was never the case! A women greeted us, sadly was full of empty promises. She did say she will try to get the Jacuzzi ready and will inform either way... never mentioned thereafter... - TV in sitting room: weren’t working, again when mentioned to her, she confidently said will sort it out and never done anything thereafter, not saying we have been told earlier on site that it is non working condition! (Ohh, you also need to take battery with you if you like to use remote control) shocking! - En-suite shower: you have more water leak in the shower hose than coming from its head! Very disappointed and disgusted with the empty promises or in this case the lies we were getting! Can’t even remember the women’s name! There are small steps within the ground floor in the house with no signage provided correctly, as you would expect. Steps are ahead of you but the signs are shown on the side wall. Maybe unless you fall down then would be visible where the signs are! Not worth the money unless you’re happy to pay for sleeping and eating breakfast only! Wouldn’t visit again! Other than that, breakfast cooked and served as expected with quality, thanks to Sharon for the service re Breakfast and room cleaning. Have to say, the look of the property and location are good.

We were invited to a wedding by a long standing friend of the family, to be held at the Barns with reception afterwards. Very well laid out and exceptional service. The staff worked very hard to make everyone satisfied. A very nice place to visit, certainly not on the modest scale, a very top notch place you get that which you pay for.
