Church Hill Farm offers quality accommodation within the heart of the delightful village of Lighthorne. The historic Cruck farmhouse is grade II listed, dating back to the 15th century. It has been a family home for hundreds of years and contains fine antique furniture. Your stay includes a farmhouse breakfast using locally produced ingredients - the farm's free range chickens providing fresh eggs of course and home-made jam's and marmalade. Church Hill Farm prides itself on giving guests personal attention and/or privacy as required. The farmhouse has 3 ensuite guest bedrooms plus 2 courtyard suites with some self catering facilities . We are 3.5 miles from Junction12 on the M40 but in a quiet rural location plus walking distance to our local pub the Antelope. We have the British Motor Museum , Compton Verney Art Gallery, Warwick Castle , Stratford upon Avon and many National Trust Properties all with in 10 to 25 minutes away.

Stayed with friends in the adjoining Courtyard suites, which comprised two bedrooms each with en suite (one with wet room) either side of a large sitting room with good kitchen facilities. Our friendly host Sue provided an excellent breakfast each morning, which we chose to take in the farmhouse. The accommodation was ideal for meeting up with friends. However, it would benefit from some refurbishment, new mattresses and a deep clean.

Dear Suzi I have only just seen this review and find this very negative and upsetting . If you felt the rooms were dirty I would have appreciated some feedback personally when you arrived . You stayed for 3 nights . The rooms were decorated in January 2022 , one of the courtyard suites has a brand new mattress, I can provide a receipt of that. I appreciate everyone’s expectations are different to everyone else’s but the comments left are extremely negative. I am trying to run a successful business and if things are that bad I would appreciate a personal email rather than a review to try and ruin my business .

We stayed for 2 nights in the middle of November when it was gloomy and overcast outside. Our host, Sue, welcomed us at the front door and promptly supplied a tray of tea and freshly baked cake! Great start. We were shown to our room which was in the original 16th century part of the house – one of the cruck beams went across the room. Room was comfortable and well-appointed with a good ensuite. Suitably refreshed we took a short walk to The Antelope for dinner. Breakfast was extremely tasty and well cooked; we could live on these and nothing else. There are extensive grounds which we only got a glimpse of. If you want a good traditional B&B with a great host then look no further!

Comfy beds and wonderful breakfast! Sue is a lovely, friendly lady and I would thoroughly recommend this B&B. It wasn't far to get to Warwick Castle and Stratford upon Avon and there are two great pubs in the area too so this B&B is in a great location. Just remember to go past the church to the end of the road!

Terrible place. cancelled family booking in August because Weddings are more lucrative... Actually said that to my brother... For me they lied on Expedia saying invalid card number meant had to cancel. To me they privately said they couldn't handle my booking. If That is the kind of place you want to deal with whom put money over customer then fine. for me I feel I have had a lucky escape.

I was deeply saddened to read this review. I tried to contact the person directly . They had booked through Expedia ,(which does not allow you to contact the person directly ). I needed to explain that my neighbour had planned a wedding in 2020 but due to COVID restrictions had to postpone to 2021 . This booking had unfortunately not been updated to the online booking platform. With constant speculation I’m sure you can understand that the uncertainty around precise dates. For that I sincerely apologise , although I have tried to contact the guest to offer an alternative date and discount and not received a reply. After all this the potential customer has made attempts to damage my small business in what we all know are unprecedented times. I hope anyone who reads this review knows that this is not how I treat my customers . In fact I am rather the opposite and take pride in accommodating my guests to the highest standards. I am looking forward to meeting guests again as I have missed the interaction with them.

What were we hoping for in a few days away at a farmhouse B&B? A clean and comfortable room (we were in Katrina's room), a power shower that knocks you off your feet (!), peace and quiet, a beautiful view from the room, excellent breakfast served with no fuss, easy parking and a delightful village with a good pub. All of this was delivered in spades by Sue, our host who was efficient, charming and good company. It was a pleasure to visit.

Lovely Warm welcome from Sue and her Dog. We stayed in one of the outside self catering builds. Which was lovely, very homely, all the kitchen utensils you would need. Hand Sanitizer in the rooms. Very clean, Felt safe. We had fresh homemade browines snd fresh milk waiting for us in the room. The Browines were to die for(We should of asked for the recipe) Wonderful garden with chickens and fruits and berries. Breakfast was brought over to us and you could tell it was all fresh! Raspberries, Plums Blackberries and poached eggs...Yummy Yummy!

Lovely b&b in a quiet village with great pub 5 minutes walk away. Directions were clear and parking was plentiful. We had a warm welcome from Sue who showed us to our studio room beside the main farmhouse. Everything was spotlessly clean and the superking bed was really comfortable. Despite having a kitchenette we were able to have breakfast in the farmhouse. The cereals/fruit/yoghurt and full English set us up for the day. Thanks to Sue for making us so comfortable. We wouldn’t hesitate to stay again if in the area.

Just returned for a lovely couple of day away stay in the Kitzbuhel at church hill farm. The accommodation was spotless, with a lovely large comfortable bed and underfloor heating throughout. Everything provided for self-catering. The village is lovely with a great pub within easy walking distance. Sue is a great host, will definitely be returning.

Great to be back! This was the second time we have stayed with Sue - and the accommodation and service was as excellent as we remembered from first time. Great to be back doing more normal things again as places are opening up after lockdown (difference this time is that Sue greeted us at the front door wearing a mask and ready with the hand sanitiser!) The farmhouse is beautiful - full of character. Breakfast was perfect. Thanks very much - look forward to our next stay.

What a gorgeous house. It has buckets of character and my room (Katrina's Room) was massive, as was the bathroom with roll top bath and spacious shower. Bed was so comfy and the views stunning, even in the pouring, February rain. Sue was a fab host and her brekkie was divine. Will be back next time I'm in the area. The pub down the road is also rather lovely. Great food and atmosphere. A refreshing change from the bland, chain hotels I usually have to stay in!

Hi Henry
Yes we have a lovely pub called the Antelope Inn which does evening meals from 6 to 9 pm , it is a 5 minute walk from the farmhouse. Depending which night you are thinking of you might need to book for a Friday night.
There are more places to choose from in the Warwick area.
